6 Client Recommendations January 20, 2011 To whom it may concern, Nathan Waldorf was chosen to be my real estate agent in February Right away it was apparent that he was committed to helping my family and find the home we were looking for. Nathan promptly searched and updated us on the latest listings specific to our needs. 9 About Nathan Nathan Walldorf grew up the son of a realtor and the grandson of the founder of Herman Walldorf & Co. He has been around real estate his whole life. Nathan graduated from Baylor High School in Chattanooga, TN, and went on the get his Bachelor's degree at Denison University in Granville, OH. Since graduating from college, Nathan has worked at serving others in youth ministry and in mission work in Guatemala with Young Life. Nathan takes the same honesty, integrity, and service from being in ministry into his real estate career. When working with Nathan, the customer is first and their best interests come before his own. To provide services to each party of the transaction with honesty & good faith. 5. To disclose to you accurate information n regarding market conditions that might affect your purchase. 6. To account for earnest money. 7. To not engage in self-dealings or refer a party s services that I have a person interest in. Client Level Duties to You (after you have given me permission in writing to give you the best service that I can give you): 1. I ll obey all of your lawful instructions. 2. I ll be loyal to your interests above all others. (The agent with the sign in the yard is already contractually bound to the best interests of the seller and is not going to look after your best interests). 3. I ll schedule all property showings for you. 4. I ll receive all offers and counteroffers for you and present them too you quickly. 5. I ll answer all of your questions that you have in negotiating a successful purchase. 6. I ll advise you as to whatever forms, procedures, & steps are needed after execution of the purchase agreement for a successful closing of the transaction. Your Duties to Me as Your Agent (after giving me written permission to give you the best service that I can give you): 1. To let me contact the agents who are listing the properties that you are interested in on your behalf and to let me schedule appointment to show you those properties. 2. If you come in contact with the selling agent (for example, at an open house) let them know that your agent is Nathan Walldorf. 3. To purchase a property exclusively through me. 4. To furnish me with any necessary personal and/or financial information (like a pre-approval letter from a bank) to ensure your ability to purchase a home. 5. Tell me if you are already under contract with another agent to purchase a home. 6. To compensate me if you buy a home with someone else. I don t want that to happen, so look at all homes that you are interested in through me and with my professional guidance to ensure that you are well taken care of. Even if you see a For Sale By Owner sign in the yard of a home that is appealing to you, let me call them 1st. They will typically agree to pay me a commission for selling you their home, and you ll be guided from start to finish through the whole buying process in a way that looks after your best interests.
