20 Park Dedication: Proportional Park Dedication Calculations: Park dedication requirements shall be based upon the parkland demand created by the use contained within each subdivision as it relates to the generation of person-residents. The amount of parkland required for each person-resident is based on the need for parkland to achieve the park services standard which the City has set through its historic parkland development. The City standard is acre of parkland area needed for each person-resident. Where cash-in-lieu of land is taken, the value of the land shall be based on the benchmark values of raw land that are set by the City Council based on periodic review of market conditions. The park dedication clause in the subdivision agreement should make it clear that the actual amount of park dedication to be charged will be based on the size of the building(s) to be erected. If land is taken rather than cash, the calculation would presume a single story building on each lot with the maximum % building coverage of the applicable zoning district in which the subdivision is located.
