1 Certificates Certificate of Achievement to interpret and analyze real estate listing and purchase MiraCosta College will grant this certificate to persons who complete the following courses: Practice - Legal Aspects Finance One of the following: The program provides not only training for students planning to enter the real estate profession but also opportunities for those already working in real estate and related fields to increase their knowledge. Career options include real estate sales, property management, appraising, and real estate brokerage and mortgage services. Department: Business Office: Building OC4800, Associate Degrees ACCT 201 Economics Select 6 to elective units from the following: or H Contact Information Chair: Christina Sharp Dean: Al Taccone (Honors) Principles If both an accounting course listed above and the Real Economics course have been completed, only 6 elective units are required. Certificate of Achievement Entrepreneurship This certificate is designed specifically for students who want to start careers in the real estate brokerage or mortgage business. It exceeds the minimum California requirements for the broker's license and adds the necessary business courses for successfully starting and running a small business. Candidates for a brokerage practice must meet the California Department of requirements regarding course work, experience, and state examinations. Associate in Arts Degrees to interpret and analyze real estate listing and purchase Entrepreneurship 4 Students may earn one of the above-named associate degrees by completing a certificate of achievement and the general education courses required for MiraCosta College's Associate in Arts degree (see Associate Degrees). Students should meet with a MiraCosta counselor to identify required courses and to develop a written educational plan for the specific degree or certificate they wish to earn. For current information, go the CalBRE's website: Salesperson To obtain a California real estate salesperson license, candidates must first qualify for and pass a written examination.

3 Qualification for the real estate salesperson exam requires successful completion of three college-level courses, many of which are offered at MiraCosta. Some of these courses are also offered online. or ECON 101 Principles of Economics: MACRO or ECON 102 Principles of Economics: MICRO Select three courses from the following: Principles Practice or H or H (Honors) Principles - Legal Aspects Office Administration Finance Mortgage Loan Brokering and Lending REAL 10 Appraisal Advanced Legal Aspects of Economics Advanced Finance or ECON 100 Survey of Economics Advanced Appraisal or ECON 101 Principles of Economics: MACRO Common Interest Developments or ECON 102 Principles of Economics: MICRO A general accounting course: -4 ACCT 148 Computer Accounting ACCT 201 ACCT 202 Managerial Accounting Office Administration Escrows These courses are not available through MiraCosta College. In addition to specific experience requirements, qualification for real estate broker exam requires successful completion of eight college-level courses, many of which are offered at MiraCosta. Topics include basic concepts, nature of real estate, agency, law, contracts, finance, appraisal, taxation, property management, and public control. The course meets one of three courses required to qualify for the California Sales examination. Courses Mortgage Loan Brokering and Lending Escrow (Honors) Select one course from the following: -4 : Practice Units: Lecture hours. ( ) This course enhances the knowledge and skill level of beginning and practicing real estate agents by focusing on the essentials of being a successful agent. Topics range from getting started, setting goals, traditional selling and marketing techniques, contract writing, developing a marketing niche, creating a business plan, and creating seller/buyer files.

4 : - Legal Aspects Units: Lecture hours. ( ) : Computer Applications in Units: Lecture hours. ( ) This introduction to real estate law emphasizes the advanced application of real estate contracts and disclosures. Topics include the judicial system, agency, landlord/tenant relationships, ownership methods, escrow and title insurance, mediation, and arbitration. This course focuses on how basic computer hardware and software can be applied to the real estate profession. Activities include utilizing technology and the Internet to enhance and increase productivity. The course emphasizes the Internet and digital marketing. : Finance Units: Lecture hours. ( ) Course Typically Offered: Fall : Units: Lecture hours. ( ) This course introduces real estate finance, the Federal Reserve System, lenders, secondary mortgage market, various types of conventional financing, government programs, qualifying buyers, credit reports, loan applications, and creative alternatives to financing. This basic course designed for professional real estate brokers, salespersons, and investors covers accepted principles of professional property management. Topics include property management laws, tenant screening, rental contracts, fair housing, and landlord-tenant relationships. REAL 10: Appraisal Units: Lecture hours. ( ) REAL 22: Internship Studies Units: 0.5- Corequisite: Complete 75 hrs paid or 60 hrs non-paid work per unit. Enrollment Limitation: Instructor, dept chair, and Career Center approval. May not enroll in any combination of cooperative work experience and/or internship studies concurrently. This basic real estate appraisal course covers the fundamentals of appraisal, elements, principles, and forces that affect value. It focuses on the three major approaches of appraisal and includes how to fill out a basic real estate appraisal report. The course is designed to meet a core requirement for the broker's license and is not part of the requirement to obtain an appraisal license. : Economics Units: Lecture hours. ( ) Course Typically Offered: Fall This introductory course covers economic issues and concepts that directly affect the real estate market. Topics include money, the Federal Reserve System, economic indicators, housing and community issues, real estate development, and economic trends. The course focuses on sustainability/the green movement. This course provides students the opportunity to apply the theories and techniques of their discipline in an internship position in a professional setting under the instruction of a faculty-mentor and site supervisor. It introduces students to aspects of the roles and responsibilities of professionals employed in the field of study. Topics include goal-setting, employability skills development, and examination of the world of work as it relates to the student's career plans. Students must develop new learning objectives and/or intern at a new site upon each repetition. Students may not earn more than 16 units in any combination of cooperative work experience (general or occupational) and/or internship studies during community college attendance. REAL 26: Topics in Units: 1- Lecture 1 hour. Lecture 2 hours. Lecture hours. ( ) This course gives students an opportunity to study topics in Real that are not included in regular course offerings. Each Topics course is announced, described, and given its own title and 26 number designation in the class schedule. 4

5 REAL 2: Occupational Cooperative Work Experience Units: 1-4 Corequisite: Complete 75 hrs paid or 60 hrs non-paid work per unit. Enrollment Limitation: Career Center approval. May not enroll in any combination of cooperative work experience and/or internship studies concurrently. Cooperative Work Experience is intended for students who are employed in a job directly related to their major. It allows such students the opportunity to apply the theories and skills of their discipline to their position and to undertake new responsibilities and learn new skills at work. Topics include goal-setting, employability skills development, and examination of the world of work as it relates to the student's career plans. Students may not earn more than 16 units in any combination of cooperative work experience (general or occupational) and/or internship studies during community college attendance. 5
