1 I. Purpose and Intent of the Lancelot Shores Improvement Association (LSIA). A. The Lancelot Shores Improvement Association is a voluntary run homeowners association. B. The purpose and intent of this association is to give owners of property in the subdivision known as Lancelot Shores equal ownership in the common recreational areas and roads. C. Cost of maintaining the common recreational areas, access roads and any other expense shall be shared equally by all property owners. D. Capital Stock and Certificate of Shares 1. Each property owner is automatically a member of the Association and shall be entitled to one (1) share of the stock of the Association. 2. This share gives the owner the right to use common areas. 3. The right to vote at any annual or special meeting is dependent upon being a member in good standing. 4. To transfer a share (sell property) the President or Treasurer of the association shall be notified in writing of the name and address of the prospective purchaser. E. Each holder of a share shall be obligated to pay the association an assessment in the form of dues. 1. The assessment is determined by a vote of the Board of Directors or by a two thirds (2/3) vote of members attending an annual or special meeting. 2. Assessment is due by the Spring Annual meeting, which is held in May. 3. The current assessment is $ per year. 4. The Association shall have a lien on the share of any shareowner for any assessments due and will collect such debt through the use of a collection agency or Small Claims at the District Court. II. Building or Structures A. Written notification is required to the LSIA for any construction. B. No building or structure can be erected 1. Within twenty-five (25) feet of the shoreline 2. Within ten (10) feet from any sideline 3. Within twenty-five (25) feet of frontline 4. Within ten (10) feet from rear line C. Any building constructed or erected must be a one (1) family dwelling and may include a boathouse and/or garage. 1. Minimum floor area of a house is four hundred and eighty (480) square feet. 2. Building may be constructed out of wood or metal and must be shingled, stained or painted. 3. Building must be constructed on a proper foundation. 4. Building must be substantially completed one (1) year after commencement of building. Substantially completed will mean having all outside components of the building erected with windows, doors installed, roof and siding completed along with a septic system, well, driveway, and appropriate culverts. 1 Page

House trailers are permitted with written consent of the LSIA Board of Directors, and only during construction of a residence. F. Property shall be used for residential purposes only. G. The owner of any building shall display, a number at least four (4) inches in height adjacent to the driveway at a location that can be plainly seen from the street. H. All structures will be in accordance with the Town of Farmington Building Codes. Roads A. Roads are maintained by the LSIA. B. Most roads at Lancelot Shores are thirty (30) feet wide, except Camelot Shore Drive from Meaderboro Road to Cornwall Place, which is fifty (50) feet wide. C. All setbacks shall be at least forty (40) feet from center of roadway. D. The Town of Farmington requires a fifty (50) foot setback, sixty-five (65) feet from the center of the road or a variance. E. Damage to any fence, hedge or wall located less than forty (40) feet from center of the roadway is the responsibility of the owners. F. No driveway shall be constructed without written permission from the LSIA Board of Directors and shall be in accordance with grades and consideration of culverts for water drainage established by the Town of Farmington. G. There is no parking on the roads during snow season to allow for plowing and safe passage of cars and emergency vehicles. H. Damaged areas of roads should be reported to the LSIA Board of Directors and Road Committee so actions can be taken to make repairs. Operating Motor Vehicle on Roadways A. Speed on the roads in Lancelot Shores is posted at twenty (20) miles per hour and each operator of a motor vehicle shall not exceed that speed for the safety of the residents of Lancelot Shores. B. Every operator of a motor vehicle shall exercise due care to avoid colliding with any pedestrian upon the roadway and exercise proper precautions that may become necessary for safe operation. V. Signage A. A number of official signs are erected and maintained by the LSIA. B. Designated Streets with Stop signs, 1. Intersections of Camelot Shore Drive 2. Any persons, who willfully deface, damage, move or obstruct any official traffic sign shall be reported to the Farmington Police Department and prosecuted to the full extent of the law. F. Advertising 1. Ad signs and For Sale signs are prohibited from the common areas, which includes roads, the common area on Camelot Shore Drive at Meaderboro Road, the mail house, public beaches and parking lots. 2. Any prohibited signs will be removed by members of the LSIA Board of Directors and returned to the property owner. 3. Signs may be placed on one s own private property or the private property of another with written permission of the owner. Residential and Visitor Beach Parking Permits. A. Two resident parking permits for beach areas will be assigned to members in good standing of the LSIA free of cost. 1. Additional permits will cost $5.00 each. 2. Resident parking permits shall be affixed to the most rear window on the driver side of the motor vehicle and completely readable from the exterior of the vehicle. 3. Residents with vehicles that have tinted windows may place the parking permit above landfill permit on windshield. B. Two visitor-parking permits for beach areas will be assigned to members in good standing of the LSIA free of cost. 1. Additional permits will cost $ Visitor parking permits shall be hung from the rearview mirror in full view and completely readable from the exterior of the vehicle. 3. Visitor permits will not be replaced if lost. C. If a vehicle is parked in the beach parking lot without a valid permit the Farmington Police Department will be notified and the vehicle towed at the owner s expense. VII. Common Beach Areas A. Beach areas are maintained by the LSIA. B. All dogs whether leashed or unleashed are prohibited from Beach 1 and/or Beach 2. Dogs are allowed on Beach 3 at their respective owners risk and sole liability. C. Boats are to be launched at the boat ramp at Beach 2. D. Fishing 1. There is no fishing allowed at the common beaches when bathers are present. 2. Lead sinkers are prohibited. 3. Fishing line and hooks are not to be left on beaches. 4. A New Hampshire Fishing License is required. 3 Page
4 E. Nude swimming is prohibited on the common beaches. F. The leaving of personal items, such as boats, toys, etc. is prohibited without written permission of the LSIA Board of Directors and may be revoked anytime by a decision of the Board. G. Glass beverage bottles are prohibited in beach areas. H. Any trash that is generated shall be removed when leaving area. I. Fires by permit only issued by the Farmington Fire Department may be permitted with written approval of the LSIA Board of Directors. J. Do not feed the ducks; they bring parasites to the beach area. K. All beaches are closed at 11:00 PM. Violations will be reported to the Farmington Police Department. VIII. Boat Launch A. Boat launch on Beach 2 is provided by the LSIA to members in good standing. B. The launch is gated and locked and the combination is changed each season. C. Combination to lock is provided to all members who have paid the yearly dues and are in good standing. D. No parking of boat trailers on the beach. E. All boaters are required to follow New Hampshire Boating Laws. IX. Boat Laws A. Boaters must maintain at least one hundred and fifty (150) feet clearance from another boat, dock, float and shore, unless moving at headway speed. B. Headway speed is mandatory going in and out of the coves into open water. C. Our lake is relatively shallow and it is very important to operate boats at slow speeds in shallow areas to minimize disturbance to sediment and vegetation. You are responsible for your wake. D. Remove all materials (plant or animal) from any equipment that has been in contact with infested bodies of water before launching boat. E. Noise levels must meet standards. F. All New Hampshire laws governing boating by the New Hampshire Fish and Game shall be followed. X. Recreational Vehicles A. All recreational vehicles such as all-terrain vehicles, mopeds, scooters, etc., shall be operated at a speed of no more than twenty (20) miles per hour in Lancelot Shores. B. All laws governing recreational vehicles, by the State of New Hampshire Public Safety Division and the N.H. Fish and Game, shall be followed. XI. Lake A. Drainage of any type of sewage water into the lake is prohibited. 4 Page
5 XII. Outdoor Fires A. No outdoor fires shall be permitted on common areas without written permission of the LSIA Board of Directors and without the proper permit from the Farmington Fire Department. B. No outdoor fires shall be permitted on private property without the proper permit from the Farmington Fire Department. XIII. Animals. A. No livestock, animals or poultry shall be maintained on premises. B. Dogs 1. Restraint a. No person owning or having the care of a dog shall allow it to run at large on any street or public area. b. No person owning or having the care of a dog shall allow it upon the property of anyone other than the owner or keeper of such dog without the permission of the owner or occupant of the property. c. All dogs shall be effectively restrained by a chain or leash. d. The Town of Farmington requires all dogs to be on a leash. 2. Disturbing the peace by barking, etc. a. No person owning or having the care of a dog shall allow it to bark, bite, howl or disturb the quiet in any other manner of any person. 3. Beaches a. No person owning or having care of a dog shall allow it, leashed or unleashed to enter the public beach areas of Beach 1 or Beach Removal and disposal of dog waste a. It is encouraged that each person owning or having care of a dog remove and dispose of any feces left by the dog on any gutter, berm, street or other public area and dispose of it in a proper manner. C. Pet Registry 1. LSIA keeps a Pet Registry. Send a description of your pet and a picture to the Board of Directors by or mail to info@lancelotshores.com or 300 Lancelot Shores, Farmington, NH The registry is used to help reunite lost or loose animals with their owners. XIV. Noise Control A. No construction or building shall begin before 7:00 AM on weekdays and 8:00 AM on weekends. B. All electric motors and internal combustion engines employed in yard and garden maintenance and construction, demolition, or earth moving is prohibited from use every event from 8:00 PM to 7:00 AM the following morning, except Friday evening from 8:00 PM to 8:00 AM on Saturday morning and Saturday evening from 8:00 PM to 8:00 AM on Sunday mornings. 5 Page
6 XV. Garbage A. All garbage shall be kept and disposed of in a proper manner. B. The name and telephone number of the private trash collection companies may be posted at the mail house. XVI. Disabled Vehicles on Private Property A. No person in charge or control of any property at Lancelot Shores shall have any partially dismantled, wrecked, junked, non-operative or discarded vehicle or more than one (1) unregistered vehicle to remain upon their property for longer than thirty (30) days. XVII. Hunting A. Hunting is prohibited at Lancelot Shores. B. No person shall discharge a firearm, bow and arrow, or crossbow and bolt within 300 feet of an occupied dwelling. XVIII. Amending of Regulations A. Regulations may be added or amended at any regular or special meeting of the association by majority vote. B.
