Website New and Improved Website Check out We are changing the way we send out the e-newsletter, so please sign up to receive the e-newsletter as soon as possible. We hope to be using the new format beginning with the December/January newsletter. Pool Thank you to all who enjoyed the pool and made it another great season (even though the weather was a somewhat uncooperative). Thank you much to Ken and the staff of pool attendants for all you did! Appropriately, Mike P. was the last person in the pool before it closed. And thank you to Jon (and Leslie!) for hosting the adult only event on August 25 a great time was had by all! Garage Sale Thank you to all who participated in the garage sale this past weekend. The very hot weather seemed to have kept people indoors. FYI, we advertise in the Daily Herald and also Warrenville.info had our garage sale info. A resident suggested tying balloons to the signs, which sounds like a good idea for the spring garage sale. Clubhouse Holiday Decorating On Sunday, November 26 at 3:00 p.m., we will decorate for the holidays. If anyone wants to donate spare items that are in good shape, we could use some more decorations. 2 Emerald Green Newsletter Condo News October / November 2017 Page 2 Annual Meeting Join us for the Annual Homeowners Meeting November 8, 2017, at 7 PM in the Clubhouse. This is your opportunity to ask questions, meet your neighbors, and learn more about Emerald Green Condo Association. November Election The election of board members will take place at The Annual Homeowners Meeting on Wednesday, November 8, 2016 at 7 PM in the Clubhouse. In October, Northwest Property will send the Annual Meeting notice along with the 2018 budget to all owners. Major Projects for 2017 The Board is undertaking the following projects during the year: 1. Repair and paint interior hallways in all 31 buildings. The touch up of the paint on the doors, woodwork, and walls will begin after the correction of the hallway carpet. 2. Replaced hallway carpet in all 31 buildings. The Association is addressing issues with the carpet company. 3. Replacing timber retaining wall with masonry on the west side of the property. Replacement of the wall begins in October - weather permitting. 4. Completed replacement of exterior siding, and trim on 4 buildings (29W460, 29W431, 29W384, and 2S409). 5. Phased replacement of balconies. Two balconies are scheduled for replacement in early October (29W390 G and 29W460 H). 6. Partial asphalt repairs/replacement Dryer Vents As stated in the By-Laws of Emerald Green Condominium Owners Association, Inc., maintenance and repair of all items associated with a unit shall be at the owner's expense. This includes the dryer vent beginning at the homeowner's dryer and ending at the exterior of the building Audit The 2016 Emerald Green condo financial audit may be found on the Association's website at: emeraldgreen If you would like a copy, please contact Pam at PamD@nwprop.com or call extension 216. Emergency Information Form It's essential that all homeowners update their emergency infomation, please return the attached emergency form to Northwest Property 780 Tek Dr., Crystal Lake, IL If you have access to a computer, the form may be scanned and ed to Pam at: PamD@nwprop.com. New Paint Colors A number of people requested the name of the new paint colors in the hallway. The paint is Sherwin Williams SW6169. The color is Sedate Gray. This color was used on the ceiling and walls (satin finish). All the wood trim (except for areas around the firewall) used the same SW6169 but in a semi-gloss. The unit door color is Sherwin Williams Bronzetone. Requests to Property Management If you a request to Northwest Property, please carbon copy (cc): emeraldgreencondowarrenville@gmail.com Villa Guest Parking The guest parking across the street from the condos on Enrico Fermi Ct. is for the Villa homeowners only. Please do not park in these spots. Landscaping Final cleanup of the grounds by Alan Landscaping is November 15. Condo Sales As of August , three condos were sold: 29W471 Emerald Green Dr. Unit H 2S409 Emerald Green Dr. Unit B 2S415 Emerald Green Dr. Unit B Planning to sell your condo? Please check out our web site at emeraldgreen and advertise your condo for free. Snow Plowing Stonehill Landscaping is contracted to plow after 2 inches of snow has fallen beginning November 1 and ending on April 1. Emerald Green Condo Association has provided ice melt for your use on the sidewalks and driveways. The ice melt is located under the stairs in a bucket or in a bag. 3 Emerald Green Newsletter October / November 2017 Page 3 Villa News The next Board meeting is the Annual Meeting on Tuesday, October 3, 2017 at 7:30 p.m. at the Clubhouse. There will be 2 positions up for election at that time. Linda Christman and Michael Teti will not be seeking re-election. The Association would like to thank Linda Christman for her time and commitment during her many tenures on the Board. Linda s service to her community has been greatly appreciated. The Association would like to thank Michael Teti for serving on the Board. Best wishes to Michael and his family in their new endeavors. Owners should have received a Notice of Annual Meeting together with a Candidates Come Forward Form and Revocable Proxy from Baum Property Management. Ballots will be distributed at the Annual Meeting. If you are interested in running for the Board, kindly complete the Candidates Come Forward Form and return same to Baum Property Management prior to October 3, 2107 to be listed on the Ballot. Nominations will also be accepted from the floor during the Annual Meeting. If you have ever considered or are interested in being on the Board, now is your time. The Board urges all Owners to attend the Annual Meeting as a quorum is required to conduct the annual election and other official business. If an Owner is not able to attend the Annual Meeting, kindly mark, date, sign and promptly deliver your Proxy to Baum Property Management, any Board Member or Villa Owner who will attend the Annual Meeting to vote on your behalf. The Proxy is revocable and will not affect your right to vote in person in the event you attend the Annual Meeting. Please be reminded that the common area is not to be used as storage. Therefore, all garbage cans must be stored inside of the unit or garage and not outside of the garage or unit. Owners who continue to store their garbage cans outside of their garage or unit will be sent a violation notice. Thank you in advance for your cooperation. Landscaping: Progressive Landscaping will be cleaning the gutters sometime in November after the leaves have fallen and performing their final fall clean up around November 15, REMINDER: Several years ago, Groot stopped picking up Emerald Green s yard waste. Arrangements were made with Progressive Landscaping to pick up our yard waste bags. Please be reminded that these services are not contained in the Progressive Landscaping Contract and such services are being performed as a courtesy. Progressive Landscaping did not increase their Contract rate to cover such services. Please also be reminded that Progressive Landscaping has limitations as to the amount of excess yard waste due to their truck s capacity and landfill restrictions. Therefore, Owners yard waste bags may not be picked up. Owners are required to notify the management company and obtain prior approval before undertaking a large landscape removal project (this includes any landscaping work in the common area including, but not limited to cutting of branches from trees and bushes). Without prior management company approval, the picking up of excessive yard waste cannot be guaranteed. Remember: All yard waste must be contained in proper brown paper yard waste bags. An Owner who would like to make an architectural change to any unit or common area, including, but not limited to, landscaping changes, satellite dishes, installation of new windows or doors, etc., is required to obtain prior Board approval. Please be advised that contractors or any person is not permitted on the roofs of the Villa buildings without prior Board approval. Any contractor or person needing access to a roof is required to provide a Certificate of Insurance to David, property manager, prior to accessing a roof. For example, contractors or employees of satellite dish companies or cable companies are not permitted on a roof without providing a Certificate of Insurance to David and obtaining prior authorization from David. The Board s regular meetings in 2017 are: Wednesday, March 1, 2017, Tuesday, May 9, 2017, Wednesday, June 28, 2017, Wednesday, August 23, 2017 and Wednesday, November 29, The regular meetings will be held at 7:00 p.m. at the clubhouse. The Annual Meeting will be held Tuesday, October 3, 2017 at 7:30 p.m. at the clubhouse. Reminder: Villa owners should contact David Worley, property manager, at Baum Property Management to report maintenance issues, obtain architectural change request forms and with general questions or concerns. 5 Space Heaters and Water The space heaters in the common hallways will be turned on early November. At the same time the outside water will be turned off and the hoses disconnected from the water spigots. Garbage and Recycling Garbage/recycling must be placed curb-side for collection after 6:00 am on the day of pickup. Window Replacement 78% of our homeowners have replaced their windows. Thank You. As a friendly reminder to the rest of the homeowners, all original windows must be replaced by December 31, Unsure if your windows are original, contact Joe at D-S Exteriors. Seasonal Decorations Just a reminder as the holiday season is approaching soon Seasonal decorations are not be installed any earlier than one (1) month before and must be removed no later than one (1) month after the date of the holiday. Condo Web Site The condos have their own web site: The site is used to post items such as the Board of Directors meeting dates, agendas, minutes, financials, your work orders, etc. The web site has public and private areas. To access the private area you are required to enter a login name and a password. To receive your login name and password please make a request online through the web site. After you receive your login name and password you will have access to the private area. The Condo Association no longer uses emeraldgreeninfo.org to post information.
