2 Description The property comprises two principal elements being a scrap yard / metal recycling facility accessed off Dixon Street and adjoining cleared industrial site accessed off D Urberville Road. The industrial unit and yard accessed off Dixon Street extend to approximately 1.9 acres (0.77 ha) and metal recycling takes place under an active waste license which has been granted to our client (licence no / EPP no. SL0515). The cleared industrial site to the south, accessed off D Urberville Road, extends to approximately 2.14 acres (0.85 ha) and was previously occupied by a zinc furnace and used for galvanizing. The total site area is therefore 4.04 acres (1.62 ha). A site plan is attached to these sales details. Location The property lies south of Dixon Street and east of D Urberville Road which is to the south-east of Wolverhampton city centre, approximately 1.5 miles away. To the west and south of the property, the primary land use is residential although there are some existing employment uses immediately to the north-west of the property. The eastern boundary of the property is formed by over 200m of canal frontage. A location plan is attached to these sales details. Accommodation There are a variety of brick buildings on the northern half of the property. The southern half of the property has been demolished down to hard standing. Tenure The property will be sold freehold with vacant possession. Services We understand that all mains services are available on or adjacent to the property although interested parties should satisfy themselves in that regard.

3 Planning The northern half of the property is in use for metal recycling under an active waste license (licence no / EPP no. SL0515). In terms of the planning use classes, this is a sui generis use. The southern half of the property was previously used for heavy industrial use which we believe would fall into planning use class B2 although no enquiries have been made of the local authority. It is possible that, subject to the necessary consent if required, this part of the property could be used for an extension of the scrap yard to the north. The whole of the property is located within the jurisdiction of Wolverhampton City Council and was allocated for residential development as part of housing allocation H4 within the adopted Unitary Development Plan where it is described as Dixon St Wharf / Rough Hills Works, D Urberville Road.
