2 Marketing Your Listing SERVICE TO YOU DURING THE LISTING Yvette Kaplan My Commitment to Sell Your Home Keep all aspects of the transaction confidential. Treat clients and their representatives with respect and cooperation. Respond to every client call or promptly. Solicit management assistance immediately if a problem develops MARKETING SERVICES INCLUDE A written marketing plan listing all websites where the listing will be posted. A written comparable market analysis that includes current listings, recent sales, plus expired or withdrawn listings. PROCESSING THE LISTING Complete the full listing packet and turn it in for processing within 24 hours. Coordinate sign and keysafe placement. Post listing to Long Realty website, Multiple Listing Service website, and Realtor.com website. Take digital pictures. Place listing on personal web site including color pictures, slide show, video tour and a detailed description. SERVICING THE LISTING Call or sellers each week with a complete update regarding that week s showings and marketing activities. Call or sellers after all open houses to share feedback. Send open house invitations to target area. Every 30 days meet with the seller to review and update the Home Selling Plan, update the comparable sales data, and to discuss positioning with respect to price.

3 Once You Get an Offer SERVICE TO CLIENTS DURING OFFER NEGOTIATIONS Yvette Kaplan My Commitment to Sell Your Home Advise in the negotiating process. When possible, present all offers and counteroffers in person. While an offer is being negotiated, call or sellers daily to keep them informed, even if there is no resolution of the negotiation. SERVICE TO CLIENTS WHILE THE PROPERTY IS UNDER CONTRACT Call or the sellers as needed but not less than once a week to keep them informed. Call the other agent, the lender, the escrow officer as needed but not less than once a week to keep all parties informed. In compliance with the purchase contract, instruct the closing agent/escrow. to open and draw documents. Ask closing agent to keep brokers informed directly of all transaction activity. Monitor transaction for timely completion of all contingences including, but not limited to, deposits, inspections, and loan contingencies. Coordinate for the buyers inspection appointments. If necessary, assist sellers in obtaining estimates of any work needed. Monitor status of buyers loan and report to sellers. Assist sellers in complying with local ordinances. Follow progress of title transfer. Anticipate and assist in solving any special problems associated with the sale of the property. Coordinate any other transactions relating to the sale of this property. Coordinate closing logistics including final closing, appointment and moving arrangements. Monitor buyers deposit of funds and signing of all final documents. Personally inform sellers when the property has closed/recorded. On moving day, transfer keys and garage door openers from sellers to buyers. Follow up with sellers to make sure they have received all final documentation. Follow up and advise on delivery of proceeds.
