4 4 What we do We develop potentials Before After Identifying and realizing opportunities Aurelis is active throughout all of Germany as a real estate asset manager and project developer. For our commercial tenants, we rebuild, refurbish and modernize our portfolio properties. When demand is secured, we also realize construction projects. We develop and sell plots that we do not build on ourselves. We are expanding our portfolio with commercial properties that are located in metropolitan areas and cluster regions.

5 5 Asset Management Optimizing and renting out real estate Today, companies need more flexibility for their real estate than ever before. The business world is changing rapidly and real estate needs to be adapted quickly. This is possible in a well-managed property regardless of whether the space requirement decreases or increases. Our goal is to ensure this flexibility at all times. Aurelis develops space concepts for mediumsized companies, corporate groups and start-ups. When we understand the business model and the processes of a company, we look for the right property in our nationwide portfolio. Our goal is to optimize the property for the user and increase its value. To this end, we rebuild or start from scratch, modernize, expand and renovate all according to the needs of tenants. Our core business is comprised of real estate properties for warehousing, logistics and production-related services as well as mixed-use business parks. We take over the complete process of tenant support and property management. Flexibility is also possible here: the lease can be individually arranged, from the scope of services to the duration of the contract.

6 6 Development Creating and building locations New property locations are sought after. In our business segment development, we develop unused industrial areas in order to create construction projects or to sell the plots directly. We have already completed new buildings for commercial, office and public administration use as well as residential use (on request). Our track record shows that we complete projects reliably within the given time and budget. Based on strategic criteria, we then decide whether to transfer the properties to our portfolio or to sell them. We usually integrate business parks, real estate for production-related companies as well as warehouse and logistics properties into our rental portfolio. In the other real estate asset classes, we usually realize the economic value through sale.

7 7 Acquisition Ensuring growth and quality of the portfolio Our strength is to recognize and realize the possibilities that a property offers. We acquire commercial properties, plots of land, or portfolios that we can develop further. We are particularly interested in metropolitan areas and cluster regions. The focus here is on the asset class of mixeduse commercial properties, especially former industrial production sites, business and office parks, properties for warehousing and logistics, or mixed-use commercial real estate. Real estate, which can be used for commercial purposes after renovation, is also taken into account during our selection. We also acquire vacant and partly-let properties as well as properties with maintenance backlogs.
