2 Stableford Townes at White Eagle Townhome Homeowners Association Rules and Regulations Introductions Townhome living is different from living in a traditional single-family home. A townhome offers many advantages including the performance by others of routine tasks such as landscaping, snowplowing and regular maintenance of the exteriors of our buildings. Each of us shares in the use of the common area at a lower cost when compared to individual ownership. We also enjoy a great sense of community and a collective security. The amenities of townhome ownership and community are not without cost. Each of us shares responsibility for maintaining our community. To carry out this responsibility it is necessary for you to elect a Board of Directors and to volunteer to chair or become an active member of our operating committees. These committees report to the Board, which is the Association's governing body. It is also the Board s responsibility to enforce and revise when necessary the Rules and Regulations published within. These Rules and Regulations are an extension of your Association's Declaration and Bylaws. Legally, you agreed to comply with all provisions of these documents when you purchased your unit. The requirement for compliance flows through to members of your family, guests and lessees (if any). As an owner, you share in the liability that goes handin-hand with compliance. Each of us is expected to share and enjoy the benefits of our community with our neighbors in peace and tranquility. The largest of these, and the most visible, are the common areas over which we have collective (not individual) responsibility and control. You are encouraged to VOLUNTEER and join one or more of our committees as we work to make Stableford Townes the best possible environment in which to enjoy gracious and carefree living. The cooperation and understanding of all owners will provide for the continued safety, continuity and appreciation of the development.

3 2 GOVERNING DOCUMENTS White Eagle Club POA is the overall Master community in which Stableford Townes is an exclusive Submaster" community. It has its own set of Declaration and Bylaws as contained in the White Eagle Club Document of Record. Each of us is required to abide by both the White Eagle Club and the Stableford Townes Rules and Regulations. Where the Rules and Regulations of our Association parallel or duplicate one of the forgoing, the Declaration of White Eagle Club or the most stringent will take precedence. 4 3 PREFACE These Rules and Regulations are not meant to be unduly restrictive or infringe on the rights of individuals. They are set forth to insure the full enjoyment of your home and surroundings. Cooperation by all is requested; it only takes a few to spoil the enjoyment of the majority. Guests and lessees are subject to the same Rules and Regulations as Owners. The laws and ordinances of the Village of Aurora, DuPage County and the State of Illinois are fully applicable within the confines of Stableford Townehomes at White Eagle Homeowners Association.

6 DAMAGE ASSESSMENTS 5 RULES AND REGULATIONS A. A. The repair or replacement of damage caused by homeowners, occupants, homeowner s guest, or their pets is at the expense of the Owner. B. B. Semi-annual reviews of all landscape areas will be made by the Board of Directors or their designees and the landscape contractor to determine the extent of any damage and the costs to repair. Special assessments by the Board will be made prior to the beginning of the repair work Security Dwelling Unit All living units in White Eagle Club POA (Master Association) are monitored thru a central monitoring station. It is mandatory that the security and fire alarm system in your unit be activated and connected to central monitoring within thirty (30) days after closing. This system may be expanded to your individual needs. You must contact the managing agent of the White Eagle Club POA to arrange for a move in or move out inspection. If the alarm is not activated and connected to central monitoring within thirty (30) days after the closing date, a fine of fifty dollars ($50.00) per month may be assessed. The central monitoring fee is already included in your White Eagle Club HOA assessment. It is incumbent upon each and every resident to take personal responsibility for the security of self, family, neighbors and personal property. Vehicles left parked outside of garages should be locked. Garage and unit doors should also be kept locked and windows latched. Take the normal precautions you would take living in any residential area Security Service White Eagle POA White Eagle POA employs a professional security service to patrol the streets, etc. in White Eagle. Their 24 hours phone number may be obtained from the managing agent of the White Eagle POA. In case of emergency call 911 before calling the White Eagle security.

7 6 3. Landscape & Building Maintenance Snow Maintenance Owners should not give instructions to any maintenance workers. Call Property Manager with any suggestions or concerns Common areas will be maintained by Association only. Please do not trim, prune, cut on your own No plantings, including annual flowers may be installed without the prior approval of the Board of Directors. Destruction or damage to existing shrubs, bushes, trees or grass caused by the unapproved planting shall be assessed to the homeowner causing the damage. Care and maintenance of such plantings are the responsibility of the homeowner All planters shall be maintained by the homeowner and must be removed, if possible, during the winter months. Planters shall not be placed on any sodden areas. Any damaged sod will be replaced at the expense of the homeowner No planter shall be fastened to the exterior of buildings in any manner. If damage occurs, the owner is responsible for the cost of repair No walkways, sidewalks, patio stones, flagstone, etc, can be installed on the common areas The growing of vegetables, herbs or fruits is not permitted. Vegetables or herbal plantings are allowed on decks if grown in small neat containers Existing exterior light fixtures shall not be modified in any way nor shall any additional exterior fixtures be installed without Board approval. No free standing yard lights, lampposts or bug lights (gas or electrical), shall be permanently installed. Light bulbs are to be clear and no more than 60 watts.

8 7 4. Patio and Deck Furniture & Grills Furniture, umbrellas, patio furnishings or plant materials shall not obstruct the view of or be detrimental (in the judgement of the Board of Directors) to the general appearance of the Stableford Townes of White Eagle Club Patios and decks are considered private and will not be part of landscape/building maintenance. No lawn ornaments, bird feeders, birdhouses, bird baths trellises, etc. are allowed on the common areas. Bird feeders are allowed on decks only Patio and deck furniture shall remain on or within the patio deck area when not in use. No patio furniture shall be left in the yard or common area. In general, patios should be kept neat and uncluttered so as not to create unsightly views for other homeowners or visitors Grills must be kept on decks or patios. (except for the gas grilles permanently Installed at time of construction.) The installation of Astroturf or any type of covering or the painting of any Patio or deck is prohibited; staining of wood decks is required a minimum of every two (2) years as a preventive maintenance procedure with an approved stain and color. This information is available through the management office Patio decks shall not be used for general storage of any kind other than seasonal storage of patio furniture and grills. Storage under the decks is strictly prohibited No decks awnings or other permanent structures shall be installed without the prior written consent of the Board of Directors Electric "Bug Killers" may not be operated after 10:00 p.m. or in a manner at any other time which, in the opinion of the Board of Directors, annoys or disturbs others The Association shall contract to plow the snow on the private road, driveways and walkways.

Architectural Regulations Pursuant to Section 8.01 of the Declaration any changes a homeowner wishes to make on the exterior of the dwelling unit or grounds near the dwelling unit must have prior written approval from the Board of Directors. Approval may be requested by submitting Exhibit Exterior Lighting A. A. All outdoor lighting is permanent and may not be changed by Owners. B. B. Owners shall be responsible for changing light bulbs on the exterior of their units. Colored light bulbs are not permitted. C. C. The Board, from time to time, may direct the Building Committee or its representative to install "long-life light bulbs in fixtures next to the Owners garage door for security purposes. This replacement will be billed to the Owner if not incorporated in the current annual budget. D. D. Additional patio light or outside lighting is not permitted except upon approval by the Board of Directors. Request forms for lighting variances must be made through the Property manager. 7. Window Washing/Window Treatments All window washing is the responsibility of the individual owner. All window treatments must be drapes, blinds, shutters or shades, which must be of a neutral color complementary to the total exterior appearance of the building. No sheets, newspapers, etc. allowed as window treatments. 8. Firewood Firewood shall be stored in garages or other enclosed areas, but not on exposed areas such as balconies, decks or Common Areas. Gas logs are encouraged. 9. Garages Motor Vehicle Regulations, Recreation Vehicles Trailers and parking.

B All garage doors shall be closed except when residents are entering or leaving Flammable or noxious materials shall not be stored in garages except in certified approved containers Garages and driveways shall not be used for offensive, noisy or unsightly activities (e.g., major auto repairs in the open). Repair of any damage to the driveways such as that caused by vehicle oil leaks shall be charged to the Owner's assessment account. B. Recreation Vehicles & Trailers 1. Recreation vehicles, house trailers, trailers, airplanes, campers, boats, commercial pick up trucks and/or commercial vehicles and the like, may not be parked in driveways, streets or Common Areas. Owners of all such vehicles (if they are too large for storage in a garage) should make appropriate arrangements for their storage elsewhere. 2.Minibikes, trail bikes, snowmobiles, and other non-licensed motorized vehicles are NOT to be driven on the Stableford Towne Home property. Owners of these vehicles should have proper trailers to bring the vehicles to and from their homes. Storage of these vehicles and their trailers must be in garages, not outside the units. 3. Storage on the Property: No boat, commercial vehicle, airplane, trailer, house trailer or motorized recreational vehicle shall be stored permanently or temporarily in the open on any of the Property, except that the operable conventional passenger vehicles of the owner, their tenants and guests shall be permitted to be parked on the Owners respective driveway or driveway easement. C. Motor Vehicle Rules and Regulations 1. All motor-driven vehicles in use on Stableford Towne Home streets shall be properly licensed and driven by licensed drivers.

11 2. All vehicles (including bicycles) must observe all speed and traffic regulations. 3.Vehicles with abnormally loud exhaust systems, such as motorcycles, shall be driven in such a manner as not to disturb others All Owners' vehicles shall display stickers, if made available by the Association Permanent parking is not permitted on any street. Overnight parking, whether by residents or guest, must be on a driveway or other designated parking area Living Units with two-car garages can only have 4 vehicles parked at their living unit at any time. Two vehicles MUST be parked in their garage, and the other two MUST be parked on the driveway in front of the garage not blocking the sidewalk Additional Parking Restrictions: A.Vans: Allowed only if they fit in the standard garage. B.Trucks: Allowed only if they are PARKED IN THE OWNERS'GARAGE AT ALL TIMES. C. No vehicle of any kind is allowed that displays advertising unless it is PARKED IN THE OWNERS' GARAGE AT ALL TIMES. D.At no time shall the parking areas be used for storage of disabled vehicles. E.Vehicles parked in designated areas for more than 7 days will be towed at owner's expense. 8. Overnight guests of an Owner or renter may only park in the Owners' approved spaces. Please make arrangements for extra Cars elsewhere. Fines as (stated) under Rules and Regulations will be the responsibility of the Owners for their guests. 9. Repeated violations of these Rules and Regulations will be considered cause for action by the Board of Directors. D. Motor Vehicles Rules and Regulations Method of Enforcement

12 1. 1. Any resident aware of an infraction of these Motor Vehicle Rules and Regulations should report it to the Property Manager 2. Upon the first infraction of the Rules and Regulations, the Offending resident will receive a letter from the Property Manager. If the infraction is not corrected with fifteen (15) days, a second letter will be sent from the Board. Fifteen (15) days Thereafter, fines of Twenty-five dollars ($25.00) for the first offense and fifty ($50.00) per repeated occurrence, per vehicle, will be levied with fifteen (15) day intervals thereafter. Upon notification of a fine, the Owner may request a hearing in writing of the Board of Directors. Upon appearance before the Board, the Owner has a right to legal counsel and the right to examine the complaining witness. All hearings will commence within thirty (30) days of receipt of written notice Upon repeated or flagrant infractions of the Rules and Regulations the offending residents will be notified by the Stableford Towne Homes Board of Directors. If the offender is a minor, he or she must be accompanied by a parent or legal guardian. The chairman or designated member of the Rules and Regulations Committee or Board of liaison shall be present. Upon the failure of the offender to appear or if a satisfactory settlement is not reached, the offender and/or the Owner will be notified in writing by the Stableford Towne Home Board that unless the offender and Owner agrees in writing to remedy the violations within thirty (30) days, proceedings will be instituted for eviction or other remedy in accordance with the provisions of the Declaration for Condominium Ownership and/or the Act. 4. Owners shall be financially responsible for repair or replacement of goods or property willfully damaged or destroyed by a member of their household, guests or lessee. 10. Refuse Storage & Removal A. Refuse Storage Refuse must be stored indoors until at least 7:00 p.m. before the day of collection Refuse must be placed in garbage containers or 30-gallon heavy-duty plastic bags. All containers must be securely closed Only approved City of Aurora recycling bins are allowed B.Refuse Removal

13 1. 1. Trash will be picked up on a designated day each week. Trash may be put out after 7:00 p.m. before the day of collection All trash containers should be stored away by the evening of the pickup day Only approved City of Aurora recycling bins are allowed 11. Pets 12 No animals, livestock or poultry of any kind shall be raised, bred or kept except dogs, or cats or other common household pets not to exceed a total of two (2) pets per living unit. All pets are required to be inoculated against rabies in DuPage County. Pets shall not be allowed to run loose on the Common Areas and/or Common Facilities nor cause a nuisance in the opinion of the Board. To protect other Owners, their guests, property, the landscaping and common areas, pets are required to be on a leash at ALL TIMES. Pet Owners are responsible for picking up after their animals. Pets shall not be tied up outside a unit, left in garage, or be confined on a deck for more than (5) minutes unless an Owner is present. Any damage an Owner's guests or renter's pet causes to the common areas will be repaired by the Association. The Owner will be notified of the violation and all costs thereof will be billed to the Owner. A fine of fifty dollars ($ 50.00) for "waste removal" shall also be levied if the debris is not cleaned up within five (5) days of written notice. 12. Use and Occupancy Restrictions (Insurance)

14 No unit shall be used for other than residential purposes. Each shall be used as a residence for single family, and for no other purposes, by the Owner and his or her family or such person or single family to whom the Owner shall have leased his or her unit. These restrictions are necessary for the peace and tranquility of your neighbors. The Common Areas shall be used only for access, ingress and egress to and from the respective units by the respective families residing therein and their respective guests, household help and other authorized visitors, and for such other purposes which are incidental to the residential use of the respective units. No noxious or offensive activities shall be conducted upon any of the Property nor shall anything be done therein which may be or may become an annoyance or nuisance to the neighborhood. The Board in its sole judgment shall determine whether an activity is noxious or offensive. Any resident who proposes to conduct a business in his or her Unit must make application to the Board for such use, and receive prior approval from the Board prior to conducting any business or commerce in unit. 13. Satellite Dish/Television Antenna 13 Any device to receive data, video, multichannel multipoint distributions and televisions broadcast station transmissions that is desired to be installed on a living unit, including satellite dishes, must conform to FCC regulations and the White Eagle POA Rules and Regulations concerning such devices. In addition, approval must first be obtained from the Board of Directors prior to any installations unless otherwise exempted from the FCC Regulations. Owners wishing to install a device must submit to the Board a Data transmission/satellite dish Application: attached, along with a detailed sketch of where the device is to be attached at least 30 days prior to the proposed installation. The devise must be 18 or smaller, and every effort must be taken to place the devise in the rear or interior of the dwelling unit. Upon Board approval, when required, the devise must be professionally installed, with all wires completely hidden from view. Owners are exclusively responsible for any damages caused by the installation.

15 14. Insurance 14 Per the Declaractions Living unit Insurance: a. a. Each Owner of a Living Unit shall be responsible for and shall procure fire and all risk coverage insurance upon such Owner s Living Unit for not less than the full insurable replacement value thereof under a policy or policies of insurance with such company or companies, in such form and for such premiums and periods, as he may determine to be appropriate. b. b. Each Owner shall deliver to the Board a Certificate of insurance certifying that a policy of insurance covering such Owner s Living Unit, as required under this Sections, is in effect, and that said policy shall not be cancelled or materially changed except upon ten (10) days prior written notice thereof to the Board. In the event an Owner fails to procure or keep in effect a policy of insurance, as required under this Section, and provide proof thereof to the Board, then the Board may on behalf of and as agent for such Owner procure such insurance on the Owner s Living Unit with a company, in a form, for a premium and period as determined by the Board to be appropriate and the cost thereof shall be a charge hereunder to the Owner.

16 c. c. No Owner shall cause or permit anything to be done or kept on the Premises which will result in the cancellation of insurance on such Owner s Living Unit, any other Living Unit, or the Common Area, including Privacy Areas 15. Utilities & Heat A. Fire and emergency systems are connected to the electrical system in each unit. Except in case of emergency or cause beyond control of the Owner or occupant, the electrical service shall not be shut off or disconnected. B. In order to prevent damage to a unit or an adjacent unit, the temperature within each unit shall not be reduced below Fifty-five (55) degrees Fahrenheit except in case of emergency or caused beyond control of the Owner or occupant. C. In the event that the electrical and/or gas service in a unit is shut off or disconnected or the temperature in a unit is reduced below Fifty-five (55) degrees Fahrenheit, the Unit Owner or occupant shall immediately contact the local electrical and/or gas utility service and notify the Property Manager Assessments Assessments are due on the first of every month. There is a Twenty Dollar ($20.00) late fee added to all assessment accounts for payments received at the bank after the (10th) of the month Enforcement / Fines 17.1Notice of Violations A. A. Violation Notices are issued by the managing agent, or anyone authorized by the Board to do so, to the party committing the violation or allowing his tenants, guests, invitees or pets to commit a violation when one or more of the following occurs: 1) 1) The Association received a signed witness statement (witness statement forms are provided by the managing agent at not charge, see Exhibit C) or complaint letter from a resident. 2) 2) A Board Member or the managing agent issues a witness statement regarding an owner/occupant/guest based on his or her own observations.

17 3) 3) A verbal complaint is confirmed by a Board Member that a violation of one or more sections of the Rules and Regulations has occurred. B. B. The person charged with the violation will be given a maximum of one (1) written notice informing him or her of a time and place where the Board of Directors or its duly authorized committee will conduct a hearing to review the complaint. At that time, the person charged will have the opportunity to defend themselves. All hearings will proceed with or without the presence of the accused owner, so long as notice has been sent in advance. The findings from the hearing will be submitted to the Board of Directors for disposition at its next regularly scheduled meeting. The person signing the Wittiness Statement Alleging Violation must be present or the Witness statement Alleging Violation will be dismissed and cannot be brought again for the same violation at the same time and place. The alleged violator may request in writing, not less than 4 days prior to scheduled hearing, one continuance of the hearing of not more than three weeks duration. 17.2Contesting a Violation A. A. A hearing shall be held by the Board of Directors or its duly authorized Committee on all complaints. B. B. At the hearing, the person charged will have the opportunity to defend him/herself. C. C. All hearings will proceed with or without the presence of the accused owner, so long as notice has been sent in advance. 16

18 D. D. The findings from the hearing will be submitted to the Board of Directors for disposition at its next regularly scheduled meeting. E. E. The person signing the Witness Statement Alleging a Violation must be present or the Complaint/Witness Statement will be dismissed and cannot be brought again for the same violation which occurred at the same time and place. F. F. The alleged violator may request, in writing, not less than 4 days prior to the scheduled hearing, one continuance of the hearing of not more than three weeks duration. G. G. If any resident is found guilty of a violation, the Board will notify the guilty party in writing and a fine will be charged to the assessment account of the owner of the unit in which the guilty person resides and collected with the monthly assessment. H. H. In the event of any violation the Rules and Regulations, Declaration or By-Laws of the Association, the Board of Directors reserves the right to pursue any and all legal remedies to compel enforcement, legal and equitable. Any and all costs and attorney s fees shall be assessed back to the account of the offending owner at the time they are incurred. I. I. The Notice of Violation must be served on the alleged violator within 5 business days of the date of violation. 17.3Violation Notice Retention Period A. A. Each violation is retained for one (1) year. B. B. If corrective measures are taken, and not other violations are issued within one (1) year period, previous violation(s) will not be considered on subsequent infractions of the Rules and Regulations. 3.4 Penalties/Fines A. A. Upon a first violation, the unit owner shall be notified by the managing agent or the appropriate authorized personnel of the Board. 17

19 B. B. Upon continued violation, the unit owner shall be assessed fifty dollars ($50.00) per day until remedied. C. C. Upon further or continuing violations by a unit owner, the matter will be forwarded to the Associations attorney for appropriate legal action. D. D. All attorneys fees and costs incurred will be charged back to the owner s account. E. E. Notification may also contain such demands as are necessary to protect the interests of the Association in accordance with the provisions of the Declaration, By Laws and Rules and Regulations. METHOD OF REQUESTING CHANGES TO BUILDINGS OR GROUNDS The Association has a number of standing committees, such as the landscape and architectural committees. Owners wishing to effect exterior changes to Buildings or grounds or permanent plant materials must obtain prior approval from the Board of Directors and the appropriate committee(s) by completing the Proper forms available from the Property Manager, and returning the completed forms to the aforementioned Manager. All forms will be forwarded to the correct Committee for their review and recommendation to the Board of Directors which will make the final determination. Addition, replacement or relocation of any shrub, tree or other Association planting must be done by the current landscaping contractor or after proper approval has been obtained from the Landscape Committee and Board of Directors. METHOD OF CHANGING OR ADDING RULES AND REGULATIONS Owners wishing to change or add a specific rule or regulation should make their request to the Board of Directors in writing and mail to the Property Manager. The Board of Directors will forward the request with its comments to the Rules and Regulations Committee. The Committee shall review the request and make a recommendation to the Board of Director to approve, reject or amend it, which recommendation shall be resubmitted to the Board of Directors for final action. The Rules and Regulations Committee may also initiate proposals for new rules and regulations or amendment of existing ones, for Board approval. `18 METHOD OF ENFORCING RULES AND REGULATIONS

20 A. Any resident aware of infraction of these Rules and Regulations should report it to the Management Office with a follow-up in writing. B. Upon the first infraction of the Rules and Regulations, the offending resident will receive a letter from the Property Manager. (Upon the second, a letter from the Stableford Towne Homes Board.) C. Upon repeated or flagrant infractions of the Rules and Regulations, the offending resident will be notified by the Stableford Towne Home Board by certified mail to appear before the (Home owners) Board of Directors. If the offender is a minor, he or she must be accompanied by a parent or legal guardian. The President, designated member of the Rules and Regulations Committee or Board liaison shall be present. Upon the failure of the offender to appear or if a satisfactory settlement is not reached, the offender and/or the Owner will be notified in writing by the condominium Board that unless the offender and the Unit Owner agree in writing in Thirty (30) days, proceedings will be instituted for eviction or other remedy in accordance with the provisions of the Declaration for Condominium Ownership and/or the Act. D. Owners shall be financially responsible for repair or replacement of goods or Property willfully destroyed, damaged or stolen by a member of their household, guests, lessees, or their guests. RULES AND REGULATIONS COMMITTEE The Rules and Regulations Committee has the following objectives, purposes, duties and responsibilities: A. A. Ongoing review of existing Rules and Regulations. B. B. Formulation of new Rules and Regulations or modifications of existing Rules and Regulations whether initiated by the Committee or at the request of other committees or of the Board, with all such new Rules and Regulations to be submitted to the Board as recommendations of the Rules and Regulations Committee. C. C. Monitoring of conformance by residents with the Rules and Regulations. To that end, the Property Manager will keep the Committee advised on a regular basis of issues that have arisen or infractions that have occurred and will implement such corrective actions as may be recommended to the Committee by the Board. D. D. The Committee shall function as an advisory group to the Board and shall not be an enforcement group. 19

21 EXHIBIT 1 NOTICE OF DETERMINATION REGARDING VIOLATION To: Date Address: City/State On, you were notified of a violation of the Declaration, By Laws or Rules and Regulations of the Association. In accordance with the Association rules: A hearing was held on: You have admitted to the violation by default and waived your right to request a hearing regarding the alleged violation. After considering the complaint, the following determination has been made and the following action(s) will be taken: You were found not guilty and no action will be taken. A 1 st 2 nd 3 rd continuing violation of the Association s Declaration, By Laws or Rules and Regulations has occurred and a fine in the amount of $ is now due. Damages, expenses and administrative charges in the total amount of $ have occurred and are now due. Legal expanses in the amount of $ have been incurred by the Association and are now due. Damages have occurred or an architectural violation exists, as charged in the complaint. 24 Exhibit 4 Satellite Dish Installation Policies & Procedures Waiver of Liability Homeowners wishing to install a satellite dish must submit to the Board an Architectural Improvement/Alteration Application (Exhibit C) along with a completed and signed copy of this form 14 days prior to the desired date of installation The owner will be responsible for and must complete appropriate maintenance of the dish Satellite dishes may only be mounted in accordance with FCC Regulations A copy of the Certificate of Insurance of the contractor installing the dish must be supplied to the Association 7 days prior to the desired date of installation. Both the Association and the Homeowner must be listed as additional insured The Association reserves the right to inspect the installation and maintenance of the satellite dish and may require additional work to be done to ensure that the building remains watertight Satellite dishes to be installed must be 18 or smaller and must match the color of the building as closely as possible All exposed wires shall be encased in wire molding which matches the color of the building and shall be installed with the least disturbance to the exterior of the building Should any damage and/or repairs be necessary due to installation, maintenance and/or removal of the dish, these cost will be paid for or charged back to the homeowner Failure to comply with any of these requirements, will allow, but not require, the Assocaition to take any legal action available to it to correct the violation including, but not limited to, removing the satellite dish, charging such costs back to the defaulting owner and imposing a fine. of Naperville, IL 60564, do hereby notify all interested parities, present and future, that Stableford Townes at White Eagle Homeowners Association is not to be held responsible for any damages caused by or any claims originating due to the installation, maintenance and/or removal of a satellite dish located at the above address and will indemnify the Stable Townes at White Eagle Homeowners Association from any and all injuries arid damages caused by the installation, maintenance and repair of the satellite dish and will defend said Homeowners Association for any claim or lawsuit.
