2 HERE ARE SOME HELPFUL RENTING TIPS: LEASE: Not every property requires a 1-year lease! Some may be rent to own, and others can be month to month. Also, some landlords may reduce the rent amount if you offer a long term (2 years or more) lease! RENT: Work exchange can be a great tool for reducing rent. Many landlords are willing to reduce the rent if you are willing to do some work such as Lawn care, child care or other small jobs around the house. An example would be a built in baby sitter or perhaps you are a bookkeeper who can perform accounting services There may be many opportunities. PETS: Though we let you know on every property which landlords are pet friendly, look at ALL good properties. If you really love a property, perhaps with the right pet references or a pet security deposit the right landlord may allow your wonderful companion. BE PREPARED: Make a phone call and set up an appointment BEFORE you drive by. This way, you ll already have an appointment before you see it. If you drive by first, someone else could be sweet talking the landlord! BRING A CHECK: Bring your checkbook with you when you see a place. This way if you like it, you ll be prepared to give the security deposit. If you don t have a checking account, get some money orders and bring them with you. (Be careful! A blank money order is like cash! DON T LOSE IT!) REFERENCES: Get all your references together and ready TODAY! We strongly recommend that you prepare at least 5 separate packs of references. EACH pack should include the following: o Current Landlord Reference o Current Job Reference o Personal reference (Try to get at least 3) (School, Church, Community, etc) o Proof of Income. (Copies of Paycheck, Bank Statement, Social Security Check stub or any way that you can prove income.) o Credit Card or Installment payment history. (If you have them and they re good!) Now Place copies of those documents in a big flat manila envelope. Don t just push them on the landlord; wait until they ask for references. Then you can say As a matter of fact, I have them right here. Then the landlord will see how prepared you are, plus, tell them you re a customer of our company and you ll have a better chance to rent the BEST property, not the NEXT one! You ll be surprised to see how a good set of references can make some landlords forget about credit checks! It certainly can t hurt! MOVE IN DISCOUNT: Here s some fantastic news! When you see a $ in the codes, it means that the landlord has agreed to reduce your first month s rent just for being one of our customers. Just show them your registration form and they will reduce your first month s rent! Some do the whole amount, while others may deduct a different amount. Some do a little, some do a lot. Each landlord is different. When you see the $ make sure to tell the landlord you got the information from Locators!

THERE IS NO WAY TO TELL WHETHER THE PROPERTY IS ON PAGE 2 OR 3 OF YOUR LISTINGS OR IF IT WILL EVEN APPEAR AT ALL. OUR RECOMMENDATION IS TO ONLY GO BY THE LISTINGS FROM THE WEB SITE AND NOT BY ANY ADVERTISED PROPERTY. If it does not then the property has either become rented; we have deleted it from our database or it does not match your search choices. You may wish to expand your search to a higher price or lower bedroom range so as to include ALL potential rental options, to give you more and better choices. The nature of rental properties is that they become rented or available on a rapid basis. Therefore, many of the properties that you may see in the newspaper or on Craigslist, may have been rented by the time you view them. We are not the landlord and cannot hold any particular property that may appear in advertising print. Since we do not show or manage the properties, we cannot g u a r a n t e e the availability of any advertised property. The current properties that we offer will appear in your listings. 5 90-Day Refund Policy Our Company offers all clients a (90) ninety-day period of our services. This (90) ninety-day term allows our customers to use the property search services with minimum risk. Rental listings may be acquired by either visiting any of our office locations or by viewing and printing them from our customer support website at If at the conclusion of your (90) ninety-day service, you were unable to obtain a rental property and move, you may submit your request for a refund. Refund requests must be submitted in writing and mailed to: REFUND PROCESSING DEPT CONCORD PIKE PMB 102 WILMINGTON, DE Absolutely no refunds will be considered before (90) ninety-days. Phone calls pertaining to a refund application will be directed to a recorded, detailed explanation of our refund policy. Our representatives will not discuss our refund policy. Refunds are processed each month and are handled in writing only. You can mail in your request to the address above with the listings or drop them off at one of our offices, but we will not be able to accept refund requests via facsimile or . ADDITIONALLY, REFUNDS ARE NOT PROCESSED AT OUR OFFICE. REFUNDS ARE HANDLED THROUGH THE USPS MAIL ONLY! If you have any questions regarding refunds and procedures, please read the details on your signed policy agreement. Call to hear a detailed recording regarding refund procedures. Make sure you have something to write with. Though you may obtain and print listings by visiting our website, the reception of information made available by our company is the sole responsibility of the customer. This means, the rental information is waiting for you; whether you access the listings is up to you, but if you don t, you will not be eligible for a refund. Non-reception of the listings regardless of circumstance precludes you from obtaining a refund. Refunds are only given, subject to the terms in the signed contract. It is solely your responsibility to access the listings. We take affirmative steps to determine the accuracy of the distributed information. Our service department strives to make sure that our customers receive updated and accurate information. We verify properties on a regular basis; however, we cannot guarantee the availability of any particular property at the time you purchase the service or view the listings. Nevertheless, because rental properties can become occupied quickly and may already be rented when you contact the landlord.

6 The quickest and most effective way to obtain your listings in REAL TIME, is to visit our Customer Support Web Site at: Just enter your 8-digit Policy Number from the upper right hand corner of your policy. Enter your first name EXACTLY AS IT APPEARS ON YOUR POLICY. (right or wrong!) Enter your Last Name EXACTLY AS IT APPEARS ON YOUR POLICY. (right or wrong!) Enter your Phone number EXACTLY AS IT APPEARS ON YOUR POLICY. (right or wrong!) The first time you log in, you must use 1234 as your password. Then you ll need to change it. HEY!!! Don t forget what you changed the pin to! We don t keep PIN information, we can only reset it!
