1 INFORMATION ON THE IMPRESSION LAND AND MELAKA JV LAND Below is the aerial view of the Impression Land and Melaka JV Land: Jonker Street Clock Tower Dataran Pahlawan Taman Melaka Raya Approximate location of the subject properties Melaka Gateway Approximate location of the Impression Land Approximate location of the Melaka JV Land The Impression Land is a proposed new lot (which has yet to be issued with individual land title) with provisional land area measuring approximately 17 acres, forming part of the Grandwin Land. For the purpose of identification, Grandwin Land less Impression Land is referred to as Plot A. The Grandwin Land comprise four (4) parcels of vacant commercial leasehold land identified as HS(D) to for PT 2253 to PT 2256 respectively, all in Kawasan Bandar VI, District of Melaka Tengah, Melaka. The Melaka JV Land which is located adjacent to the Impression Land, comprises Plot A and 17 plots of vacant residential leasehold land (title no. Lot 12458, Lot 12459, Lot 12468, Lot 12469, and PT1832 PT1844) ( Plot B ), measuring approximately 100 acres in aggregate. The Impression Land and Melaka JV Land (collectively known as the Melaka Land ) are located about 2 kilometres to the south-west of Melaka city center and the renowned Jonker Street. They form part of the sea reclamation project in the locality of Kota Syahbandar and Taman Kota Laksamana. As at the Valuer s time of inspection on 5 October 2015, the reclamation works for the neighbouring lots are still in progress. Completed developments in the vicinity which consist of mostly shop-offices are Taman Kota Syahbandar, Kompleks Perniagaan, Kota Syahbandar and Taman Kota Laksamana Section 3. Marvelux Hotel and Swan Garden Hotel are the prominent landmarks in this locality. Based on the Valuer s letter dated 21 October 2015, the details of the market value of the Impression Land are as follows: Market value : RM39.3 million Date of valuation : 5 October 2015 Method of valuation Valuer : Comparison method : IVPS Property Consultant 1

Title particulars : (i) HSD and PT 2253; (ii) HSD and PT 2254; (iii) HSD and PT 2255; and (iv) HSD and PT 2256, all located within Kawasan Bandar VI, District of Melaka Tengah, State of Melaka. Registered owner : Grandwin Development Admiral City had signed a sale and purchase agreement on 15 November 2013 with Grandwin to acquire the Grandwin Land. Tenure : 99-year leasehold tenure expiring on 7 July 2114 Land area : (i) Aggregate land area of approximately 12.8 hectares (about 31.6 acres); (ii) Impression Land is provisionally measured at 17 acres and Plot A will be the remaining 14.6 acres (excluding reserve road) Category of land use : Building Existing use : Vacant Proposed use : For a proposed master development which may include residential, commercial and retail units. 4 I INFORMATION ON U-THANT LAND The U-Thant Land comprises two (2) parcels of contiguous land identified as Lot 169 and Lot 170, both are sited within Seksyen 89, Jalan U-Thant, Bandar Kuala Lumpur, Daerah Kuala Lumpur, Wilayah Persekutuan. Collectively, the subject site is a near rectangular shaped parcel of land covering total titled land area of about 1.2 acres. The northern boundary of the subject property measuring about 390 feet (119 meters), fronts onto Jalan U-Thant while its southern boundary abuts onto Jalan Langgak Golf and a parcel of vacant land with an abandoned bungalow house structure. Its western and eastern boundaries adjoin with an individually designed detached house and a parcel of vacant land, respectively. The subject property is located along Jalan U-Thant in Kuala Lumpur city centre. Petronas Twin Towers and KL Tower, both being highly prominent landmarks in Kuala Lumpur are located approximately 2 kilometres and 3.1 kilometres to the west of the subject property. The main commercial areas within central business district of Kuala Lumpur, namely Chow Kit and Petaling Street (also prominently known as Chinatown) are located about 4 kilometres to the northwest and 4 kilometres to the south-west of the subject property.
