3 INVESTMENT OVERVIEW This is a 3 Tenant Net Leased Medical Office Building located only 1/4 mile from Piedmont Henry Hospital (215 beds, 400 physicians and nearly 500 nurses). This is an extremely stable investment as two tenants have an extremely long operating history at this location. Comprehensive Vascular Surgery of Georgia has been here for over 15 years and Stockbridge Dental has been here for over 17 years! In addition to that, both Tenants are exercising new 5 year extensions (see Rent Roll for details). The property is located in Stockbridge, GA, less than 25 miles south of downtown Atlanta. The location is excellent, approximately one quarter mile from Interstate 75, which averages over 140,000 vehicles per day.
