Connected Development Services facilitates The Retail Connections client expansion plans by delivering tenant-driven, build-tosuit programs. Our team has the expertise and relationships requisite to redevelop retail properties through repositioning, remodeling and remerchandising the tenant mix. At the same time, we have the experience necessary to convert raw land into customer friendly and attractive retail centers tailored to each location with national, regional, and local tenants. For retailers in an expansion or development mode, Connected Development Services advises retailers on their development strategies and structures development joint ventures. 5 CONNECTED DEVELOPMENT SERVICES Arlington Highlands Arlington, TX NEQ I-20 & Matlock Road Dominant open-air, regional retail destination serving the thriving South Arlington submarket of Dallas Fort Worth Total GLA: 737,331 SF, built on an assemblage of 4 parcels totalling 80 acres The shopping center was built in two phases, the first phase was 630,000 SF and the second phase was an additional 107,000 SF Carefully crafted site plan and excellent construction quality created a desirable family-oriented setting and a true sense of place The development took the form of a unique Hybrid Center, combining the elements of both a Power Center, comprised of big-box tenants, with those of a Lifestyle Center, made up of specialty retailers and restaurants amidst a city park and pedestrian-oriented plaza. Once fully built-out, the shopping center accommodated over 115 retailers. The Retail Connection tenant clients included in the development are as follows: Bed Bath & Beyond, Jo-Ann Fabrics, Petsmart, Studio Movie Grill, Famous Footwear, Lane Bryant/Cacique, World Market, Rally House Texas, and Dave & Buster s.

16 CONNECTED DEVELOPMENT SERVICES VILLAGE ON THE PARKWAY Addison, TX SEC Dallas North Tollway & Beltline Road This redevelopment sits on 25 acres at one of the most heavily trafficked intersections in North Dallas at the SEC of Belt Line Road and the DNT. VOP was the largest adaptive re-use and rehabilitation of retail space in decades. Impacting the DFW retail real estate market and economy in a number of significant ways, including transforming a highly visible vacant 145,000 square foot building and half vacant shopping center into a highly productive operating enterprise. GLA: 360,000 SF Property lost anchor during recession and vacancy rate rose to 40%; project slipped into foreclosure TRC partnered with LPC and Long Wharf to create a winning vision for the project in a highly competitive bidding process The team demolished nearly 1/3 of the total square footage, reconfigured buildings, and acquired two highly esteemed anchors, Whole Foods and AMC Theatres who built first-to-the-market prototypes with huge appeal Via a public private funding partnership with the Town of Addison, VOP secured additional funding and permits to modify roadway access By winning the bid for VOP, TRC was able to transform a Dallas retail icon and one of the first lifestyle centers ever built in the US into what will once again be the premier shopping destination in North Dallas. The economic impact of the project will bring more than $100 million in added sales within the first three years and more than 1,000 added jobs
