8 FREQUENTLY ASKED QUESTIONS Why do I need a Property Manager? Some owners do in fact make the choice to manage their own property, and do it successfully, however, property management is a time consuming activity. From collecting on-time rent, arranging property maintenance and knowing how to choose the best tenants. Most owners find that it is worth the relatively small cost of hiring a professional to do the above. Additionally with CHEERS you will receive our excellent service, tireless property managers and commitment to your property. How will I know what my property will rent for? At CHEERS we believe that experience will speak, and for you this will mean having your property rented out quickly, with suitable tenants and the highest achievable rent. When deciding the rent for your property, our experienced team will conduct a thorough area report and current rental demand assessment, which we will supply to you with our recommendations. It is all about you and thus we will only proceed when you are satisfied. How do I switch to Cheers Realty if my property is currently being managed by another agent? Just request our transfer of property management form. With this one form we will arrange the transfer of your property management rights to Cheers Realty, we ll even contact your property manager for you! How long does it usually take to find a tenant for my property? Most owners are eager to find a tenant and receive their rent payments, this is completely normal! At CHEERS, you will benefit from our experienced team and we do things differently. We utilise many different advertising mediums, and tailor the way we run our advertisements to suit your unique property. On top of that we will appeal to our multiple networks of prospective tenants in a wide range of demographics in order to find you the best tenant for your property. What happens if my tenant does not pay the rent? One of our primary tasks is to ensure that your tenant has paid their rent on time, which is why we have systems in place to monitor whether your tenants will be in arrears. When the rent is in arrears we will contact the tenant via telephone, and/or SMS. If the rent continues to be unpaid, we will send the tenant a notice of breach. If rent is not received after 14 days, we will issue a Termination Notice on the 15th day, giving them 14 days to vacate the property. This will all be done with your consent, and we will keep in touch with you throughout the process. Minimising your loss is our priority at all times, and all these actions will be carried out promptly.
