R. dist; A. P; and acquired for a valuable consideration vide sale deed Nos /2003, 10789/2003, 10790/2003 & 7329/2004 registered at sub registrar office Serilingampally, R R dist; 1

2 Further, the land owner regularized the said plots under layout regularization scheme vide proceedings Nos. LRS/2222/CR-11/West Zone/GHMC/2008 dt , LRS/2224/CR-11/West Zone/GHMC/2008 dt , LRS/2221/CR-11/West Zone/GHMC/2008 dt & LRS/2219/CR-11/West Zone/GHMC/2008 dt , for the plots 53,54,55 & 56 respectively, on the file of GHMC and CYBERABAD DEVELOPMENT AUTHORITY confirmed vide its letter No LU/P5/CDA/2007 dt , that the said lands are under residential zone. Where as the vendor serial No. 2 of parties of first part being the developer under the authority of the DA cum GPA deed No., dt , proposed construction of multistoried residential apartment complex in the name of and obtained necessary approved building plans from GHMC vide permit No. 23/21 dt , on the file of GHMC No. 1368/CSC/TP-11/WZ/2008 dt , for construction of Cellar & stilt for parking plus, five upper floors for residential purpose. As per the DA cum GPA deed No., dt and supplemental agreement dt , that the land owner is entitled for the flat No., in the floor of the apartment complex comprising of two/three bed rooms with a constructed area of square feet, including common areas viz; balconies, corridors, staircases, other common areas etc; and one/two car parking in the cellar/stilt/ground floor of the complex and proportionate undivided share of land admeasuring square yards (the schedule of land) out of total available land of 982 square yards, in survey Nos. 120, 121, 122 & 123, situated at Khajaguda village, Serilingampally Mandal, R. R. dist; A. P; Where as the land owner being the absolute owner of the Semi finished flat No., in the floor of the apartment complex, comprising of two/three bed rooms with a constructed area of square feet, including common areas viz; balconies, corridors, staircases, other common areas etc; and one/two car parking in the cellar/stilt/ground floor of the complex and proportionate undivided share of land admeasuring square yards out of total available land of 982 square yards, in survey Nos. 120, 121, 122 & 123, situated at Khajaguda village, Serilingampally Mandal, R. R. dist; A. P; offered to the vendee/purchaser for a total sale consideration of Rs. and the vendee accepted the same and agreed to purchase the same for the said sale consideration with certain terms and conditions, hence this deed of sale. NOW THE DEED OF SALE WITNESSETH AS UNDER: 1. That in pursuant, to the above, the purchaser paid the entire sale consideration Rs. /- (Rupees Only), to the vendors/developer as under. Details of Payment: 2

That the vendors completed the works up to RCC structure, partitions with brick walls, plastering, joinery and other works of civil nature being kitchen platform, provision for ward robes in dinning hall, bed rooms and kitchen, other civil works common in nature, lift, stir case, development of common areas of the said flat/ the complex and handed over the possession of the said schedule property to the vendee. 3. The vendors declare that they have subsisting valid title over the said schedule property and none other has right or interest over the said schedule property. 4. The vendors covenant that there are no encumbrance s charges mortgages, gifts or any other charges over the said schedule property as on date. In the event of any such things noticed or found in a future date the same shall be cleared and indemnified by the vendors. 5. Further the registration charges, sales tax/vat, service tax and any other charges levied in respect of this sale shall be borne by the vendee/purchaser only. 6. The purchasers can enjoy the said schedule property as their absolute property along with other flat owners of the apartment complex. 7. The vendors shall under take and execute such other and further acts, deeds or things as may be necessary to perfect the title of the vendee here by granted and conveyed. The vendee shall not put forth any sort of independent claim over the common areas of the complex and shall not demand for partition of the land and the common facilities such as drainage, common lighting, water supply; open places and shall be enjoyed common by the residents of the apartment complex. 8. The developer shall facilitate to complete the internal works of the flat such as plumbing, sanitary, flooring, dadooing, kitchen decoration, electrical or any other works etc; or through its agencies. 9. The vendee shall pay/bear all legal/municipal charges here on wards in respect of the said flat and the vendors will co operate with the vendee to have mutation of the records in respect of the said schedule property and the vendee can asses the property tax in his name on the strength of this sale deed. 10. The vendee agreed to be a member of the flat owner s welfare association of the complex, on payment of membership fee/corpus fund/monthly subscription, for maintenance of the complex/flat, as may be decided by the association of the complex, from time to time and shall abide to the rules and regulations of the said association. 11. The vendee shall not change the elevation of the structure with out the prior permission of the resident s welfare association of the apartment and under any circumstances shall demolish the said schedule flat on his own. 3

The vendees shall use the said schedule flat for residential purpose otherwise permitted by the concerned authorities under any circumstances and shall not keep explosives or any other prohibited materials in the flat and shall not resort to immoral things or acts. 13. Parking of the vehicles shall be at the ear marked places only and shall not use the common places for parking purpose. 14. That the particulars furnished above are true and correct and declared as mentioned under section 27 Indian Stamp Act and in case of suppression of any of the facts in contrary to the said act shall attract prosecution under Section 64 of Indian Stamp act. 15. Further, the vendee shall abide to the rules and regulations enumerated under The AP Apartments (Promotion of Construction and Ownership) Act 1987; 16. This document has been executed on Rs. 100/- non judicial stamped paper and DSD Rs., Registration Charges Rs., U/C Rs., has been paid by way of Chalana No. dt. paid at bank Hyderabad.
