It is bounded by Station Road to the south, mature vegetation and rail lines to the west, Saint Peter and Pauls church to the east and Westfield Park Community and Sports Venue to the north. Vehicular access will be taken from Station Road to the south of the site and there is also the opportunity to create a pedestrian link which will provide direct access into the village centre from the north east of the site. The site benefits from being within very close proximity to local amenities including a first school and public transport links, as well as being within walking distance to Sugar Sands to the east.
