Strategic Review An important phase of your investment cycle, a review will look at and compare your initial plan with the current market movement and determine whether your profit has reached target to sell or your desired outcome is to develop. Develop Once your land has settled you can proceed as planned. Developing your land may be your chosen outcome to capitalize on your investment or you may have chosen to sell your investment. 3 Asset Management Property management services. Monitor, collect & account for rent, consisting of phone calls, SMS, letters & notices, lodge bond & bond claim s through Residential Tenancies Bond Authority (RTBA). Carry out period inspections Routine Inspection once in the first 3 months and 6 month intervals following. If instructed (as clients agent) arrange for appropriate contractors to carry out & report on - plumbing fixtures electrical fixtures gas fixtures and fittings including, heating, cooktop, oven and hot water service. If instructed (as clients agent) arrange for appropriate contractors to carry out visual inspection & report on smoke alarm expirations and functionally. Arrange property maintenance quotes / repairs / or renovations Project manage improvements, renovations or repairs under the amount of $5, Notify breaches involving non-payment of rent and/or damages and take relevant steps under the Residential Tenancies Act to remedy the breach. Prepare and serve notices as required by law or by landlord instruction Represent Landlord(s) at VCAT hearings and prepare all necessary paperwork. Monitor lease expiries & advise on current rental trends, lease renewal if appropriate. Conduct rent reviews/increases in accordance with the terms governed under the clause. Conduct final inspections at the end of lease including exit condition report & photos. Report to landlord within 24 hours on the final inspection, landlord(s) are encouraged to inspect property prior to authorizing bond release, however substantial reports are provided by the property management department. Prepare monthly statement of rent collected & outgoings paid Arrange for payment of outgoings; Rates, Water, Body Corporate Fees, Insurances and Land Tax. Letting services. Provide estimate of potential rental income Provide marketing/advertising recommendations Recommend ways to maximize the property's appeal to quality tenants Arrange a FOR LEASE board Prepare descriptive writeup and photography for all marketing Market your property on realestate.com.au, domain.com.au and maaxgroup.com.au Provide regular feedback on prospective tenant interest Conduct open inspections and private inspection with prospective tenants, providing you with feedback on the same day NO KEYS HANDED OUT Estate management.
