1 Rules & Regulations 01/15/19 The following Rules and Regulations supplement those contained in the Declaration of Condominium for Laterra Links, a Condominium. They are applicable to Unit Owners, Rental Units, and Guests of Residents. 1. The Common Elements shall be used only for ingress and egress to and from the Condominium Property and shall not be obstructed, littered, defaced, or misused in any manner. 2. No carts, bicycles, carriages, chairs, tables or other objects shall be stored in the common elements. Unit owner Plants, planters or hoses are not permitted in the Common Elements. 3. Laterra Links Amenity Center (Large & Small Clubhouses, Fitness Center, Rest Rooms, Lockers, Outdoor Kitchen & Grill, Pool, and SPA) is available for exclusive use by Laterra Links Residents. 4. Key fobs are required for resident access to the Amenity Center Gates, Large and Small Club Houses, Fitness Center and Rest Rooms. Key fobs may be obtained from May Management Services WGV office. There is a $100 fee to replace a lost or damage key fob. 5. Resident s and their guests must conform to the Laterra Links Large & Small Clubhouse, Fitness Center, Outdoor Kitchen & Grill, Locker Room and Pool & SPA Rules detailed on pages 9-12 of this document. Improper use, abuse or failure to return the clubhouses to pre-use conditions after resident use is subject to a $250 fine and potential suspension of future use. 6. Suitable furniture, plants and, or art, are permitted inside Owner lanais. Items placed in lanais must comply with the Laterra Links Rules & Regulations: Courtyard and Lanai Content Specifications (page 5 of this document). 7. Courtyards, defined as the area inside the fence enclosure, are designed and intended to be courtyards, not patios. Modifications to the original builder design of a courtyard is permitted, but must be approved by the Board. Modification of courtyards moves the maintenance responsibility of the courtyard to the Unit Owner. Maintenance of modified courtyard is expected to comply with the overall esthetic and appeal of Laterra Links and the Laterra Links Rules & Regulations: Courtyard and Lanai Content Specifications (page 5 of this document). 8. Bird feeders & bird baths are not permitted with the exception of Humming Bird Feeders. Humming Bird Feeders must be positioned behind first floor Lanais facing the golf course or Laterra Links. Humming Bird feeders must exactly match Humming Bird Feeders installed behind units 178, 174 & Each Unit Owner shall be permitted to display one American flag and display one sports loyalty flag on day of team games. Size of team loyalty flags are limit to no larger than the standard 3' x 5' flags.

2 10.Rugs, towels, laundry or other articles shall not be hung courtyards fences 11. Garbage and other refuse for pickup shall be placed at the end of the driveway and not on the sidewalk. Trash may be placed outside the evening prior to pick up and must be brought into garage by end of pick up day. 12.Pets which may be kept in the Units shall be limited in kind to domestic dogs (except Rottweiler s and Pit Bull Terriers), domestic cats, caged birds and one (1) fish tank that does not exceed 55 gallons. Pets shall be limited in number to two (2) pets per Unit. Fish tank, which shall constitute one (1) pet toward the allowance of two (2) pets. 13.Pets must be leashed and under the control of the owner at all times. Pets may not be left unattended or tethered outside a unit or garage at any time. Pets are not permitted in the Amenity Center. 14.Pet Owner is responsible for the immediate pick-up and removal of pet waste from the Condominium Property. 15.Pets may not disturb the rights, comfort, or conveniences of other residents or become a nuisance or annoyance to neighbors, whether the pet is inside or outside of its Owner s Unit. An Owner shall immediately and permanently remove a pet from Condominium Property, if the Board of Directors, in the exercise of their reasonable discretion, determines that the pet has disturbed the rights, comforts, and conveniences of residents of the Condominium. 16.No Resident shall make disturbing noises in the Building or permit his family, pets, employees, visitors to do so. No Resident shall play in their Unit or on the Common Elements any musical instrument, phonograph, television, radio or the like in a way that unreasonably disturbs or annoys other Unit Owners or occupants. Loud noises are prohibited on Condominium property. 17.Children shall be the direct responsibility of the unit Resident with whom they reside or are visiting. The Unit Resident must supervise them while they are within the Condominium Property. 18.No radio or television installation or other electric equipment shall be permitted in any Unit if it interferes with the television or radio reception of another Unit. 19.Satellite dish placements must be located behind buildings out of view from sidewalks and roads and must be approved by the board. Comcast pods will be placed as approved by the board. Installation shall conform to the following: 1. Installation shall not be attached to roof or building 2. Installation shall be at the side of the building away from the street 3. Cables shall be buried to a depth of at least 6 from the dish pole under courtyard pavers 4. Cable installation into the unit shall be through the electrical utility closet for the respective building, preferably through conduit.

3 5. Any holes drilled through walls into the electrical closet shall be kept to a minimum diameter required for cable and caulked from both sides of the wall. External penetrations shall be painted to match building paint. 20.With the exception of sign used or approved by the Condominium Association Board, no signs, advertisements, notices or lettering may be exhibited, displayed, inscribed, painted or affixed in, or upon any part of the Common Elements or any part of a Unit so as to be visible outside the Unit. Owner resale For Sale signs are permitted and must positioned immediately in front of the unit for sales garage and must also comply with the Six Mile Creek real estate sign codes. 21.No awnings, canopy, shutters (except for hurricane shutters as provided by Chapter 718), air-conditioning unit or other protection shall be attached to, hung, displayed or placed upon the outside walls, doors, lanais, windows, roof or other portions of the Building or on the Common Elements. 22.Emergency Access to LL Units - The Florida Condominium Statues, 718, allows the LLCOA "Right of Access" to all units during reasonable hours or when maintenance is required to prevent damage to that unit or other units or the common areas. The LLCOA BOD uses the GateAccess program used in the WGV community and used by RAMCO Security, Please log in to the GateAccess program and go to the Emergency Contact tab, Emergency.aspx. Fill in the name of an emergency contact, their phone number and indicate that they have a key (you should also give them your alarm code, if any). [If you don't have access to the GateAccess program, please contact May Management Services (MMS) at (904) ] 23.No flammable, combustible, or explosive fluids, chemicals or other substances may be kept in any Unit or on the Common Elements, except such as are normally used for normal household purposes. 24.Propane and/or other compressed gas grills are prohibited for use or storage on any lanai, in any garage or Unit, or upon Condominium Property, with the exception of the Amenity Center Outdoor Kitchen. 25.Grilling with wood chip, charcoal kettle or egg type grills with an ash catcher is permitted in driveways. 26.Grills used for grilling must be positioned at least ten feet from the building. 27.Electric, Charcoal or Propane Grill Cooking of any kind is not permitted on lanais or in courtyards. 28.Food and beverages may not be consumed on the Common Elements except as specifically permitted by the Board of Directors. 29.Curtains, drapes and other window coverings (including their linings) which face on exterior windows or glass doors of Units shall be white or off-white in color, unless otherwise specifically approved by the Board of Directors.

4 30.No aluminum foil may be placed in any window or glass door of a Unit, and no reflective substance may be placed on any glass in a Unit except a substance previously approved by the Board of Directors for energy conservation purposes. 31.No boats, trucks, motorcycles, commercial vehicles, trailers, recreational vehicles, or vehicles with any kind of attached storage compartments or carrying/transport racks, or other motor vehicles, except four-wheel passenger automobiles or vans shall be placed, parked or stored upon the Condominium Property or in the Common Elements for a period of more than four hours or no longer than overnight for cleaning and load-out, unless such vehicle is necessary in the construction or repair of a structure or for ground maintenance or for a medical necessity. Overnight lodging in parked vehicles and trailers is strictly prohibited.. 32.No maintenance or repair work shall be performed upon any boat or motor vehicle not owned or controlled by the Association or the Developer on the Condominium Property, except within a building where totally isolated from public view. Nothing herein shall restrict the Developer or its designee from placing, parking, or storing vehicles that are engaged in any activity relating to construction, maintenance or marketing of any Units in the Condominium. 33.All garage doors shall remain closed when not in use for ingress and egress to the garage. The Board reserves the right to enter garages for the purpose of closing a garage door left open by a resident of a Unit. 34.Parking is not permitted on the street, sidewalks, grass, or empty lots. All owners and guests must use the designated overflow parking areas. Vehicles may not extend out into the sidewalk 35.A Unit Owner who plans to be absent during the hurricane season must prepare his Unit prior to his departure by designating a responsible firm or individual to care for his Unit should the Unit suffer hurricane damage and furnishing the Association with the name(s) of that firm or individual. 36. Employees of the Management Company are not to be engaged by Unit Owners or Community Residents. The Board of Directors, and with due authority - its Committee Chairs will provide guidance to the Management company who in turn shall be solely responsible for directing and supervising their employees and/or vendors contracted to perform services on behalf of same.

5 Lanai Rules 05/06/2018 Lanais are unit owner s private spaces. Suitable Lanai furniture and or art is permitted, but must be compliant with the following: Furniture: Outdoor table and chairs, outdoor chaise lounges constructed of teak (or similar material), painted rust proof metal or recycled content materials are permitted. Art: One sculpture not higher than 60 is permitted. Sculptures must be approved by the board. Fountains are not permitted. Live plants are permitted plants must be in appropriate containers and in a healthy condition at all times, if not, the Management Company may remove at their discretion. Satellite Dishes are not permitted inside Lanais. Permanent installation of TV (any size) is not permitted inside Lanais. Lanai Solar Shade Specifications

" Installation of roll down exterior sun shades are permitted with BOD approval using the following approved color and product specifications: Product manufacturer - Graber Product - Phifer Sheer Weave with the Release Color - Code V96, Charcoal/Bronze Resident must complete ARB form and submit to MMS (please contact MMS with ARB questions). MMS will submit to the LLCOA BOD for final approval. Lanai Hurricane Shutter Specifications Installation of Accordion type Hurricane Shutters covering the Lanai Slider Doors are permitted with BOD approval using the following approved color and product specifications: Product manufacturer - Impact Technology, Inc., or equivalent. Product - Aluminum accordion style shutter Color - Bronze to match existing Lanai Doors

7 Resident must complete ARB form and submit to MMS (please contact MMS with ARB questions). MMS will submit to the LLCOA BOD for final approval.

8 Courtyard Use Specifications 08/14/2018 Courtyards Courtyards, defined as the area inside the fence enclosure, are designed and intended to be courtyards, not patios. Modifications to the original builder design of a courtyard is permitted, but must be approved by the Board. Modification of courtyards moves the maintenance responsibility of the courtyard to the Unit Owner. Maintenance of modified courtyard is expected to comply with the overall esthetic and appeal of Laterra Links, and in conformance with the Laterra Links Rules & Regulations: [Distinction between First Floor and Second Floor Unit Courtyards removed] Furniture: Appropriate furniture is permitted inside the fence enclosure. Furniture: Outdoor table and chairs, outdoor chaise lounges constructed of teak (or similar material), painted rust proof metal or recycled content materials are permitted. Art: No sculptures are permitted if furniture is positioned in the courtyard. If there is not furniture a sculpture is permitted. Sculptures must be approved by the Board. Nothing may be attached to the walls of the building. Fountains are not permitted. Live plants are permitted plants, but are not be allowed to grow on building walls. Plants must be in appropriate containers and in a healthy condition at all times, and if not, the Management Company may remove at their discretion. Any type of bird feeders or bird baths are not permitted. Clubhouse Use Rules 8/04/17 Laterra Links Large and Small Clubhouses are available for the exclusive use by Laterra Links Residents. Residents and Guests must comply with the Laterra Links Clubhouse Use Rules at all times when using the facilities. Every use of the Large or Small Clubhouse (event, party, games, or meeting) requires a Reservation by a Laterra Links Resident(s). Using a Clubhouse without a reservation is subject to a $250 fine. A Laterra Links Resident(s) must host, control the reservation, and are responsible for the condition of the clubhouse during and after the Reservation. Residents may use the clubhouses for personal use, with family or guests staying at their residence without reservations when the clubhouses are not reserved. Guests not staying with Laterra Links Residents must be accompanied by a Laterra Links Resident at all times.

9 Use of the clubhouses after 11:00 PM is not permitted unless use is part of a preapproved reserved event. Overnight use of the clubhouse is not permitted. Children under the age of 21 must be under direct supervision by a responsible adult. Residents and guests shall conduct themselves in an orderly fashion at all times. Loud noises or music are not permitted unless pre-approved by the LLCOA Board. Headphones must be used with listening to music. Proper attire is to be worn at all times. No wet swimsuits are permitted in the Clubhouses; use side entry for restrooms. Smoking is not permitted in Clubhouses or Amenity Center. Underage drinking is not permitted in the Clubhouses or Amenity Center. Animals are not permitted in the Clubhouses or Amenity Center except for animals aiding Disabled people. Clubhouses may not be used for any type of unlawful activities. Thermostats in the Large & Small Clubhouses are to be set at 78 degrees AC and 68 degrees Heat. Any Resident that modifies the room temperature must return the thermostat to its original setting after use. Resident(s) using the clubhouse privately or during a reservation must clean and restore facility to pre-use condition. If dishwasher is used all items must be removed the same day or the following morning. Trash and recyclables must be removed from the Clubhouses after Reserved or Personal Use. Outdoor Kitchen & Grill 8/04/17 Laterra Links Outdoor Kitchen & Grill is available for the exclusive use by Laterra Links Residents. Residents and Guests must comply with the Outdoor Kitchen & Grill Use Guidelines at all times when using the grill and grill area. The Outdoor Kitchen & Grill cannot be reserved. It is available on a first come first served basis. The Outdoor Kitchen & Grill must be cleaned after each use. It is the responsibility of the resident using the grill to clean after use. The Outdoor Kitchen & Grill has two gas link valves. Both must be turned off after use. No glass containers or bottles are permitted in the Outdoor Kitchen & Grill or Amenity Center Common Areas.

10 No smoking is permitted in the Outdoor Kitchen & Grill or Amenity Center Common Areas. Outdoor Kitchen & Grill may not be used for any type of unlawful activities. Laterra Links Outdoor Kitchen & Grill is under video surveillance. If resident abuses or does not clean the grill they are subject to a $250 fine and the cost to properly clean the grill. Laterra Links Large Outdoor Kitchen & Grill may not be used for any type of unlawful activities. Lockers and Showers 8/04/17 Lockers and Showers in the Large Clubhouse Men s and Ladies Rest Rooms are available to residents and resident guests on a daily first come first serve basis. Each locker has a key in the door for security of item placed in the locker during use. All lockers are to be clean and open with a key in the door at the end of each day. Longer than daily use of a locker is not permitted. Showers must be cleaned by user after each use. Any excessive water that may run on to the Rest Room floor must be wiped dry. No smoking is permitted in Rest Room, Locker areas or showers. Rest Rooms, Lockers & Showers may not be used for any type of unlawful activities. Fitness Center Rules 8/04/17 Exercising at your own risk. The LLCOA is not responsible for injuries you may incur while exercising in the facility. Children under 15 years of age are not permitted in the fitness center. Children under the age of 21 using the Fitness Center exercise equipment must be directly supervised by a responsible adult. Owners/members must wear appropriate exercise attire at all times. A shirt must be worn to cover the upper body; shoes are also required. No wet swimsuits are permitted in the Fitness Center or Clubhouse.

11 Residents and guests shall conduct themselves in an orderly fashion at all times. Loud noises or music are not permitted. Headphones must be used with listening to music. Smoking is not permitted in the Fitness Center. Fitness Center may not be used for any type of unlawful activities. Disrupting or interfering with the workout of another person is not allowed. Respect the rights of others by using courteous and appropriate behavior. No glass containers or bottles are permitted in the Fitness Center. If there is someone waiting on a piece of equipment, please keep cardio workouts to maximum of 30 minutes. Dumbbells are to remain in the fitness center at all times. Fitness center participants should report equipment malfunctions, personal injuries, and specific concerns immediately to May Management Solutions. Thermostat in the Fitness is to be set at 78 degrees (AC) and 66 degrees (Heat). Any Resident that modifies the room temperature must return the thermostat to its original setting after use. The Fitness Center may not be used for any type of unlawful activities. After use: _ Wipe off all equipment after use. Sanitary wipes provided for this purpose _ Return mats / weights to proper locations after use _ Turn off TV on machine(s) you use _ If you adjust thermostat; return 78 degrees AC / 68 degrees heat _ Turn off overhead fans _ Turn off lights Pool Rules 5/11/2015 NO LIFEGUARD ON DUTY NO DIVING USE THE POOL AT YOUR OWN RISK Pool capacity not to exceed 24 Do not swallow the water Shower before entering the Pool No animals permitted in the Pool or on Pool Deck

12 Only swim diapers allowed in Pool Proper swimming attire is required Children under the age of 21 on the Pool Deck or in the Pool must be under direct supervision by a responsible adult No food, or drink containers allowed in the Pool. State Law prohibits food & beverages within Wet Deck area (4 from pool edge) No Glass containers of any kind permitted in the Pool or on the Pool Deck. No smoking in the Pool, SPA, on Pool Deck or within the Amenity Center gates No running on the Pool Deck No bikes, scooters or skateboards allowed on the Pool Deck Loud noises or music are not permitted Be courteous to people using the pool Pool Hours: DAWN TO DUSK SPA Rules 3/07/2017 NO LIFEGUARD ON DUTY NO DIVING OR JUMPING INTO THE SPA USE THE SPA AT YOUR OWN RISK SPA capacity not to exceed 5 Do not swallow the water Shower before entering the SPA

State Law prohibits food & beverages within Wet Deck area (4 from pool edge) No smoking is permitted in the SAP on Pool Deck or within the Amenity Center gates Be courteous to people using the SPA SPA Hours: DAWN TO DUSK Compliance 2/23/15 Every Unit Owner and occupant shall comply with these Rules and Regulations as set forth herein, any and all rules and regulations which from time to time may be adopted, and the provisions of the Declaration and By-Laws (all as amended from time to time) to the extent applicable. Failure of a Unit Owner or occupant to comply shall be grounds for legal action which may include, without limitation, an action to recover sums due for damages, an action for injunctive relief, and any combination of such actions. In addition to all other remedies, in the sole discretion of the Board of Directors of the Association, a fine or fines may be imposed upon an Owner for failure of an Owner, his family, guests, invitees, lessees or employees, to comply with any reasonable covenant, restriction, rule or regulation herein or in the

14 Declaration or By-Laws, provided the following procedures are adhered to: Notice: The Association shall notify the Owner or occupant of the reported or alleged infraction or infractions with the following violation procedure: 1) courtesy notice 2) 1 st violation 3) 2 nd violation 4) 3 rd - hearing date 5) 4 th fine Included in the hearing notice shall be a date and time of the hearing before the Compliance Committee, at which time the Owner or occupant shall present reasons why a fine should not be imposed. a) Hearing: The non-compliance shall be presented by the Board of Directors, or its agent, to the Committee of Unit Owners formed for that purpose, after which the Committee shall hear reasons why a fine should not be imposed or reason for violation. A written decision of the Committee shall be submitted to the Owner or occupant no later than twenty-one (21) days after the hearing before the Committee. b) Amount: The Board of Directors may impose a fine against the applicable person in the amount of $100 per occurrence. After the Committee conducts the hearing, it shall ratify, reduce, or eliminate the fine. c) Payment of Fines: Fines shall be paid no later than ten (10) days after written notice of the imposition thereof. d) Application of Fines: All monies received from fines shall be allocated as directed by the Board of Directors. e) Infractions. Each day an infraction or violation occurs after the applicable party has received a fine has already been imposed, an additional $100 will be assessed up to the allowable $1000 per occurrence. f) Non-exclusive Remedy: These fines shall not be construed to be exclusive and shall exist in addition to all other rights and remedies to which the Association may be otherwise legally entitled; however, any penalty paid by the offending Owner or occupant shall be deducted from or offset against any damages which the Association may otherwise be entitled to recover by law from such Owner. The Board of Directors may (but need not) grant, relief to one or more Unit Owners from specific rules and regulations upon written request for such relief and good cause shown (as determined by the Board in its sole opinion).
