2 What can I expect from you if I hire you? When home sellers hire a real estate professional to guide them through the process of selling their home they should be able to expect professionalism and high quality customer service. When you hire me as your REALTOR you can expect the following: Consistent and honest communication. Help in gaining the highest price for your house in the shortest amount of time. Advice on pricing and staging your home. Aggressive marketing (see my 10 Point Marketing Plan on next page) Coordination of home showings. Presentation of all offers with discussion regarding your options. Negotiation advice that comes from 20+ years of experience. Management of contractual requirements & timelines. Monitoring of the buyer s loan process. Coordination of the closing process.

3 What will you do to market my home? One of the major reasons home sellers hire a REALTOR is to take advantage of their marketing tools especially the Consolidated Multiple Listing Service (CMLS). While this is a powerful tool some agents rely too heavily on it and follow what is sometimes called the 3P marketing plan: 1. Put it in MLS, 2. Place a sign in the yard, and 3. Pray someone buys the home. When you hire me your home will benefit from my 10 step marketing plan: 1. Work with homeowner to price the property competitively based on current market conditions. 2. Provide staging advice so that the home s qualities shine. 3. Provide professional signage. 4. Promote to 2,000 plus agents through CMLS. 5. Create a virtual tour for use with internet marketing as well as social media 6. Upgrade the home s listing at Realtor.com with additional photos and enhancements. 7. Upload your listing to over 300 real estate search websites (Zillow, Trulia, etc.). 8. Track showings and provide feedback to evaluate #1 & #2 above. 9. Recommend a home inspection providing buyers with a 3 rd party analysis of the home s condition and providing the opportunity to correct potential contract killers. 10. Recommend a home warranty to help alleviate buyer concerns about incurring major expenses after the buy the home.

4 How much experience do you have in real estate? That is a great question to ask. Getting a real estate license does not make someone competent to sell real estate much less a professional. There are many well meaning agents who have a license and a fancy business card but are lacking in real world experience. When you hire me you are hiring an experienced professional who Grew up in the home of a real estate broker and general contractor. Has held an active real estate license for over 23 years. Has been involved in many facets of real estate owner, investor, salesman, real estate company owner, property manager & developer! Holds the GRI designation. Has completed the educational requirements for the CCIM (Certified Commercial Investment Member) designation. Completed the Real Estate Success Series Owned/Managed over 500 apartments and single family homes. Works with a team of other professionals with combined experience exceeding 150 years! Has a degree in Computer Science providing a foundation to take advantage of the technological advances that have changed the way we do real estate. Is connected to the lenders, attorneys, home inspectors and other professionals needed to get your home sold. Beyond real estate has a long history of community service and volunteering to benefit youth as well as the disenfranchised. Is driven to protect his family s good reputation and living a life that his children can respect and follow.

5 What is the Risk Free Listing Agreement? Listing with a REALTOR can be big commitment. Most agents ask for at least a 6 month commitment when listing a property. This is because of the amount of work, money and time that goes into the marketing of your home on the front end. The Risk Free Listing Agreement In order to help simplify your decision and alleviate any fears you may have about making this commitment, I offer a Risk Free Listing Agreement. If at any time you are not pleased with my service or if you simply change your mind about selling your home you may cancel your listing agreement at any time. 6 A Brief Bio Graduated from University of Central Florida (1987) Spent most of my professional career in Naples, FL. Moved to Columbia, SC in 2002 to attend Columbia International University. Met my wife to be and we were married in Am now the proud father of two children a boy and a girl. Was Executive Director of a non-profit organization called Mission Columbia for several years. Currently serve in leadership at Columbia Crossroads Downtown. Enjoy water sports, beach volleyball, Ultimate Frisbee, chocolate chip cookies, Gamecock football (sometimes) and hanging out with my family and friends.
