3 This most unusual property is one of San Jose's largest and most important parcels of its kind in the city core. Literally a five minute drive from the heart of Downtown San Jose, it has stood as a major warehouse and retail site for over 100 years. Owned and operated by the same family since the late 1960s it is still home to a vibrant family business that dominates the innovative packaging business locally. A sale for development of the property will require a relocation of the seller's businesses. A medium term sale-leaseback is also an option. This is a generational sale. The main warehouse of approximately 94,000 square feet occupies the Southeast corner of the crossroads of 3rd and Keyes. Constructed in a series of expansions from the late 19th Century into the 1930s, it does have historical recognition, but considerably less than landmark status. Directly to the east is the family retail business that sells household items, the very well known "Cash and Carry". Cash and Carry is housed in a series of modern connected steel frame metal buildings totaling approximately 38,000 square feet. There is also one out parcel, a vacant commercial building of approximately 4,000 square feet to the west across 3rd. The balance of the property is unimproved land, much of it former rail spurs. There are many development or owner-user possibilities including retail, office, industrial and housing (subject to entitlements).
