5 Additional Information 3 Improvements The property has three dwellings a workshop, barn and various outbuildings. The main dwelling is newly remodeled, however, the master bedroom and bathroom remain unfinished. The workshop and barn are located next to the main dwelling. The home is located in Adobe Valley. The second dwelling is considered to be a cabin which is also located in Adobe Valley and currently occupied by a caretaker. The third dwelling is a hunting lodge located in a more remote area of the property. It is used as a bunk house for a group that has hunted on this property for many years. Access Access to the property is achieved by using the Adobe Springs entrance. No recorded easement appears on the preliminary title report to evidence this passage as a legal right-of-way. A recorded easement does appear, however, on the preliminary title report granting a right of way adjacent to Frank Raines Park but the entrance is not physically used. Another easement for access appears on record but does not specify an exact location. Mineral rights Some mineral rights have been reserved by third parties. All of the mineral interest owned by the seller conveys in the event of a transaction. Utilities The dwellings and troughs are serviced water from naturally occurring springs. The two dwellings in Adobe Valley have on site propane tanks serviced by truck and Turlock Irrigation District provides electricity. The hunting lodge gets water from a nearby spring and electricity is produced using a generator. Usage The property has been used as a cattle ranch, residency, hunting and recreation.
