1 LONG TERM LEASE APPLICATION INSTRUCTIONS for Leases 6- Months or longer We are pledged to the letter and spirit of the U.S. policy for the achievement of equal housing opportunity throughout the Nation. We encourage and support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status or national origin. STEP 1: All adult occupants over age 18 MUST submit a completed/signed application along with the non-refundable application fees and lease fee by check or money order payable to International Golf Realty. Payment can be made online using a check or credit card at or delivered to our office. The application fees for each person over the age of 18, along with the pet application fee (if applicable) must accompany the application and include a photo of all pets, fish tanks, reptiles, birds, etc. If it s non-human and it eats and breathes, it is generally considered a pet and should be included on the pet application, unless legally not required. A non-refundable pet fee of $300 (minimum) is required for most furry friends. The $85 lease fee is only refundable if the application is rejected by Landlord or cancelled by Tenant before the lease is ordered. Any special terms/conditions must be requested at the time the application is submitted for consideration. The leasing fee is only refundable if the application is denied or additional provisions required by Landlord for leasing are rejected by Tenant prior to lease preparation. Upon completion, the offer will be presented to the property owner for final approval. In some cases, additional requirements may be necessary pending the information obtained in the credit report, criminal background check, or the reference/employment checks. STEP 3: The applicant will be notified of approval or denial by telephone and/or within 2-4 business days (or sooner). If approved, applicants will be given 24 hours to submit the Holding Deposit (if not already submitted with application - payable by check or money order to International Golf Realty or online payment Failure to pay the holding deposit may result in another application being approved. 2 STEP 4: Upon receipt of the Holding Deposit, and approved application, an attorney drawn lease will be prepared and the Holding Deposit will be deposited in the bank. Our leases are prepared by an attorney at law to comply with Florida statutes. The lease will be ed to the applicant for signature. Tenants can contact the property manager to set a lease signing appointment if there are questions, or deliver the signed lease to IGR within 48 hours of receipt. STEP 5: After lease signing, your Holding Deposit will become your Security Deposit. Prior to occupancy, applicants will be required to pay the first month s rent and/or any pro-rated portion due, along with the non-refundable pet fee of $300 per pet (if applicable). The property condition report will be completed prior to occupancy by the property manager. Keys will be provided the first day of the lease, and Tenants will have the opportunity to inspect the property and complete an assessment prior to moving in. Tenants need to contact their property manager for a Saturday or Sunday move-in. RESIDENT SELECTION CRITERIA 1. Applicants must have a combined gross income of at least two and a half times the monthly rent. We reserve the right to require a guarantor if debt to income ratio is out of balance. 2. A minimum credit score of 600 is required, otherwise a higher security deposit or guarantor may be required. 3. A minimum of two years residential occupancy history is required. Previous rental history reports from landlords must reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at the time of lease termination. 4. Self-employed applicants may be required to produce, upon request, 2 years of tax returns or 1099s, and nonemployed individuals must provide verifiable proof of income (social security, disability, pension, alimony, etc.) 5. All sources of income and employment must be verifiable and expected to last during the term of the lease. 6. Credit history and/or civil court records should not contain past due accounts, judgments, eviction filings, collections, and liens that are current. Applicants cannot be in an active bankruptcy at the time of application. 7. Criminal records must contain no convictions for crimes involving violence, assault or battery, drugs, firearms, felonies within the past seven years, and no sexual offenses ever. In the event a record comes back adjudication withheld, nolle prosse, or adjudication deferred, further documentation may be required and applicant may be denied on this basis. 8. No pets of any kind, with the exception of medically necessary pets for the benefit of the occupant(s), are permitted without (1) specific written permission of the landlord, (2) an addendum to the lease, (3) a non-refundable pet fee acceptable to the landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets and must accompany proper documentation. Most communities have restrictions on pets which may include NO PETS (Avila), No Pets over 35 lbs. WGV), No Pets over 50 lbs. (The WGV and The WGV). Most communities limit the number of pets to two. It is the Applicants responsibility to review and comply with the community rules and regulations regarding pets. 9. Many communities do not allow vehicles with signage or work trucks/vans. It is the Applicant s responsibility to review the community rules before applying for a property and to comply with such guidelines. 10. The number of occupants must be in compliance with HUD standards/guidelines for the property being applied for. Any exceptions to our criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, an additional security deposit, guarantor, and/or additional advanced rent payments may be required.

3 (Page 1) International Golf Realty accepts receipt of the processing fee as outlined in order to check income, rental, and/or home ownership history and credit for the property applied for. Wellqualified applicants can submit a holding deposit at the time of application, however, this does not guarantee acceptance of the application. Holding deposit funds should never be commingled with the application fee or rent, and are typically 120% of one month s rent unless there are issues with credit, income or background history. IGR reserves the right to request a higher deposit or guarantor. Holding deposits will be returned if Application is rejected by Landlord. I, the undersigned applicant(s), affirm that the information contained in this application is true and correct, and I authorize International Golf Realty to verify all information contained in this application. Misstatements, either false or incorrect, are reason for denial of occupancy. I also understand that if I rent from International Golf Realty and I fail to fulfill my obligations, International Golf Realty can submit a negative credit report reflecting my rental history to a credit reporting agency. This application remains the property of International Golf Realty. I, the undersigned applicant, authorize International Golf Realty to verify all information contained in this application and attachments provided and grant permission for my references, employers, and landlord s to provide information regarding my character, credit history, general reputation, personal characteristics, mode of living, and employment. If required, I give International Golf Realty permission to give my criminal and background check to the appropriate Home/Condo Owner s Association. Tenant understands that Owner carries no insurance for dogs or personal possessions of the Tenants and their guests. Tenants are encouraged to carry their own renter s insurance policy for maximum protection. Tenants are required to notify Landlord I advance, and carry renters insurance naming the Landlord as additional Insureds if Tenants have a water filled mattress. HOLDING DEPOSIT AGREEMENT: A Holding Deposit may be paid with this application, but is not a guarantee the Applicant will be approved. If an Applicant is denied, or application withdrawn prior to a lease being entered into, the Holding Deposit will be refunded in the same manner as received. Holding Deposits are due within 24 hours of Approval/Acceptance. If applicant is approved, but fails to enter into a lease agreement within 48 hours of lease being offered, applicant understands the property may be offered for lease to additional applicants. If applicant enters into a lease agreement, but fails to take possession after lease signing, the FULL Holding Deposit shall be forfeited to International Golf Realty in addition to any penalties as provided in the lease. This application is preliminary only, and in no way implies that a particular rental unit shall be available and in no way obligates International Golf Realty to execute a lease or deliver possession of the proposed premises. 9 LEASE PET APPLICATION This Pet Application is made as a part of the Rental Application for the property located at: This is a Pet Application only and not approval for a pet. In order for the pet to be permitted on the premises, the pet must be fully approved by International Golf Realty, Inc., a Pet Addendum signed by Tenants and International Golf Realty, Inc. and all fees paid including but not limited to an additional security deposit, pet deposit, pet fee or additional rent as required by International Golf Realty, Inc. The Pet Application fee will NOT be refunded if International Golf Realty, Inc. does not approve the pet. I agree that there shall be no other pets, other than those listed on page 2 of the Rental Application, on the premises without the express written approval of International Golf Realty, Inc. Should I desire additional pets, I agree to apply to International Golf Realty, Inc. for approval, submit another Pet Application and obtain approval prior to pet occupancy and pay any fees required by International Golf Realty, Inc. I understand that any pet fee or pet rent is for the privilege of having a pet. In the event that my pet causes damage or destruction to persons or property, I agree that all costs of said damage or destruction shall come out of my Security Deposit and/or Pet Deposit.
