4 Get to know your homepage There are several bells and whistles on the RPR homepage but in time you will develop your preferred go to methods for finding what you need, when you need it. The first homepage element that catches the eye is the search bar. Here you can access previously saved searches (click on the drop down left of the search bar) or begin a new search using one of the six options. 1. All Properties 2. For Sale 3. For Lease 4. Neighborhoods Search Bar 5. Schools 6. Market Activity Recent Properties Notes Recent Reports Recent Searches Below the search area we find three key homepage elements. Recent Properties, Recent Searches and Recent Reports/Notes serve as your archive of previous activity. 4

5 RPR search In this section, we ll talk about how to find properties, neighborhoods, and schools to power virtually every aspect of your prospecting, listing, buying, selling and open house business. So let s jump in. Start your search using the blue bar located on RPR s homepage. Notice the six unique search options, such as All Properties and For Sale. Each includes additional filters that will get you exactly where you need to be. We ll cover the features and benefits of each as we go. 1. All Properties What to search for... Use All Properties to find on -and off-market properties, pendings, recently sold and distressed properties. Select Advanced Search to display additional filters such as owner name, APN number, value, status, living area, lot size, bedrooms, baths, property type and year built. 5

6 What you ll find... Here you can view the basic details for the properties returned in your search results. Effortlessly filter by status, keywords, date, owner, value, property details, and more. Also choose to switch between map and list view. 5

For Sale What to search for A For Sale search shares many similar filters as the All Properties search but adds a preferences filter to show only your listings and/or show only homes with photos. The Advanced Search option displays additional search filters such as listing status, distressed status, living area, lot size, property type, time frame and year built. 6

8 What you ll find Here you can view the basic details for the properties returned in your search results. Effortlessly filter by status, property type, keywords, price, living area and lot size, as well as listings-within and price-change-within timeframes. Also choose to switch between map and list view. 7

9 3. For Lease What to search for Address, city, county, ZIP, MLS ID or township as well as lease price range, beds and baths. The Advanced Search option includes keywords, living area, property type, year built and more. What you ll find Full property details for leased properties are flagged in purple. Properties for lease and for sale are marked with dual flags. Available in map and/or list view. 8

10 4. Neighborhoods What to search for Residential properties or listings for any level of geography including state, county, city and ZIP, and even neighborhoods and subdivisions in some cases. Try the Advanced Search option to filter for maximum median estimated values and minimum, 12-month change in value. What you ll find Results vary depending on filter options selected at the homepage level (Exact, Within, Nearby). An Exact search takes you to what we call the five tabs. Each contains data on the people, housing, economy and quality of life that make up that area. To see neighborhoods within an area without going straight to the five tabs, choose Within for a results page that displays multiple selections, if available. Similarly, Nearby expands your results further. From there, choose your neighborhood to go to the five tabs. 9

11 5. Schools What to search for School ratings, test scores, enrollment, student/ teacher ratios and nearby property listings within the attendance boundaries of a school district or geography. The Advanced Search offers filter options such as elementary, middle and high school or by school name. What you ll find Display schools either by Geography or School Name depending on the drop down selected on the homepage. Here, narrow your search results by elementary, middle and high school, or filter by school name. Other options include sorting by proximity, school name or rating. 10

12 6. Market Activity What to search for A market summary and a listing of active, pending, sold, expired and distressed properties. You can also control the time frame covered by the search: the last three months, the last month, the last week or the last three days. Note that you can save a customized search like this if you expect to run it frequently. What you ll find A market activity search yields a colored-coded display of distressed listings, pending sales and active listings in your pre-defined area. A full plate of additional filters includes sorting by address, beds, baths, living area, lot size, year built, most-to-least expensive, and recently updated. 11

13 Quick print search results Check out this handy quick-print option on the search results screen that allows you to quickly print listings found on your search results. 12

14 Save a property To save a property from your results page, click the star ( ) icon next to the property address. To save from the Property Details page, click the star ( ) icon near the top right side of the page. Click the star again to remove it from your list. If the star is filled in, it means the property is a part of your saved list and the opposite if it is not. Save your search Easily save your search criteria from the results page by pressing Save. To access it later, select Saved from the dropdown to the left of the search bar. The drop-down expands to display My Current Listings in addition to your previous searches: Properties, Searches, Custom Areas and Market Activity in my Home Areas. Manage saved searches To edit saved searches, click the starred Saved button to the left of the search bar (see graphic to the right). From there, select a saved search area to adjust its settings, then remember to resave or rename the search. Clicking the yellow star will remove the search from your saved list. Alternatively, to quickly delete a saved search, choose Edit from the drop down under the Saved button. The trashcan icon removes a search. 13

15 Mapping From aerial, road, and overhead views, to points of interest (POIs), schools, parcels, estimated values, heat maps and more, we ll show you how to draw or designate your map in ways that suit every type of interest or need. To begin map searching, first conduct a search for properties in any geographic area. To define your map search area: 1. From the RPR homepage (narrpr.com) 2. Enter a geographic area into the search bar, and choose v 3. Toggle the results page from List View to Map View From there, choose your preferred method for deepening your search with RPR s map drawing tools. Here are your varied options: Pro Tip: Check out Map View on your RPR app to get a visual of nearby homes. Pan to search different areas. Choose properties based on color-coded pins. Check out the RVM for each property. Press the property s icon to learn more. 14

16 Draw a shape 1. Box Search Searching a box (rectangle or square) can be helpful for finding a potentially representative sample of properties in an unfamiliar area. 2. Radius Search The radius search is convenient when assembling a sampling of properties, or if your search involves a landmark or property within a three-mile expanse of a location. 3. Polygon Search A polygon search can be helpful when you have clear, linear boundaries for the area you want to search, for instance around a highway or river. Search using Box, Polygon and Radius 1. Choose your preferred map-drawing method from the options listed at the top of the map. 2. Each option operates slightly different but is also intuitive, i.e., holding down the mouse to draw your map. 3. Release the mouse to allocate the search shape. 4. A pop up will offer options to search, save or edit the area. 15

17 Use a Map Pin 1. Drive Time The Drive Time option displays approximate commute and walk times in average conditions. The tool is helpful, for instance, if a client is searching for a property no more than 15 minutes from a specific location like an office or school. 2. Distance Use the Distance option to measure 1, 3, 5, 10, 15, 20 and 25 miles from a point. Search using Drive Time and Distance 1. Click a location on the map or enter an address in the search bar 2. Choose Distance or Drive Time from the popup options 3. Click on your distance/time from the map overlay Show Geographies 1. Choose a geography listed in the dropdown. Note that your map zoom level will determine which options are displayed. 18 Heat maps For REALTORS, layered heat maps unearth current market trends and historical data from up to 11 different datasets each layer a graphical representation of a geography s home values, average sales price, flood zones, square foot values, distressed properties, and more. Display Heat Map 1. Find the Heat Maps option below the map and to the right. To better visualize the data, choose the Gray background option (as opposed to the Aerial, Overhead or Road views). 2. Choose an indicator such as Year Built or Flood Zones to see similarities and differences. A legend for interpreting the data is shown below the map. 17

19 Points of Interest (POIs) POIs represent the diversity and density of amenities and businesses within close proximity to the area your client wants to live or do business. Up to 500 businesses, recreational, retail and other points of interest can be displayed, based on your selection of categories. View Points of Interest 1. Perform a property search and move to the map found on your results page 2. Choose Bigger Map 3. Select POI from the options presented 4. Choose your POI categories 5. Select More POIs to reveal crossover categories 6. Zoom in/out to find your comfort view. For denser areas with more than 500 POIs, deselect some categories or zoom in on the map 7. Hover over the POI for its basic information 8. In RPR residential, click the POI to go to search for nearby listings 9. Save your selected categories if you d like them to appear the next time you choose the POI option 18

20 The RPR property details page RPR s Property Details page assembles a cross section of data unlike any other singular real estate platform. Here you will find hundreds of datasets, including home facts, owner info, photos, taxes, mortgage, historical and distressed data, side-by-side comparisons of MLS vs. public records, sales history, financing, flood zones and school info. There s a lot to it... and nothing like it. In the next sections, we ll cover the six tabs (or pages) displayed on Property Details. They include: 1. Summary 2. History 3. Charts 4. Refined Value 5. Comp Analysis 6. Neighborhood 19

21 1. Summary Look to this tab for datasets ranging from the home s interior and exterior characteristics to current and historical photos, detailed tax and mortgage history, sales, demographics, school and neighborhood info, maps, and owner and agent info, among a host of others. One of the most distinctive features of Summary is the Realtors Valuation Model (RVM ). As the only automated valuation product owned and operated by members of the National Association of REALTORS, the RVM goes beyond the Automated Valuation Model (AVM) by incorporating listing and sales data from the MLS into the equation. To see which comps were used in the RVM, select View Details directly under the RVM value on the Property Details page. Comps will be shown in map and list views. Also use Print This Page to capture a simple printout. The RVM is accompanied by a Confidence Score a value between zero and five that indicates the level to which each of the multiple models agrees with other estimated values for a given property. Click on the RVM to see the estimated range, confidence score and date of last update. Learn more about the RVM rpr.me/gs-rvm 20

22 2. History Use the History tab to go back in time for a specific property. Here you ll find sales and financing activity, prior sales transactions, tax assessments, mortgage records and distressed info. The Sales and Financing Activity chart is unique and powerful. It uses a timeline display to show all of the activities around the subject property in one chart, including when the home was listed, when there was new financing activity, any distressed actions like notice of default or trustee sale, assessed values trendline, the RVM (or AVM), and any comp analyses you have generated for the property. It also may show the estimated loan balance so the user can review the loan-to-value ratio over time. Actions taken against the property, such as the issuance of a Notice of Default, are noted. Sales activity, such as listing date and price reductions, are highlighted. Prior Sales Transactions are grouped between public records and listing records. Use the radio button to switch between the two. The sections amass data from proceedings including record type, recording date, sale price, buyer name, seller name, loan and lender info, listing and selling agent name, among others. Also view tax assessment info, mortgage records and distressed Info. Find assessed land values, improvements, assessments, and more in Tax Assessment Info. Mortgage Records includes the recording date, loan type and amount, borrower name, type of financing, due date and lender name. Distressed Info details the contract date, document type, trustee name and borrower. 21

23 3. Charts Are you or your clients visual learners? Then check out the Charts tab for comparisons of home value vs. median list price, median sales price vs. sales volume, listing price vs. listing volume, distressed properties and more. All of the charts and graphs are updated monthly, except for listing inventory and inventory of distressed properties, which are updated daily. 24 4. Refine Value RPR s Refine Value tool allows REALTORS to determine the value of a home based on property characteristics, home improvements made and market conditions. This tool can also help clients determine whether purchasing a home and then remodeling is worth the investment. There are four ways to refine the value of a property using RPR. Refine the value by adjusting basic facts Start by adjusting/confirming basic facts about the property. Select Apply to see adjusted value updates and refined changes. Make a mistake? Choose Restore Original and the property s basic facts will revert to the initial settings. Note that you are revising an estimate based on public record data, not listing data. If a property displays no data or a zero for fields such as living area, entering data will not produce a change in value because there is no baseline available to refine. 23

25 Refine value: improvements made Every homeowner wants to know the return on investment for home improvements. Here, savvy agents will tap into RPR s Refine Value tool. With up to 30 predefined home improvements to choose from, the tool accurately calculates the depreciated value of home improvements. The tool also enables users to refine a home s value by confirming/adjusting basic facts about the property, as well as other factors such as an assessment of local market conditions, the interior and exterior of the home s condition, lot size, view, privacy, and more. 24

26 Refine value: needed improvements This tool will subtract costs of needed improvements from the refined value of a home. It is useful when helping homeowners to consider the monetary effect necessary repairs will have on the property s value. Refine value: other home improvement depreciated When there is no available choice for a home improvement through the drop-down menu, and the user chooses other, RPR will depreciate the item over a 20-year period. 27 5. Comp Analysis RPR s Comp Analysis tab includes two different valuation tools: 1) the Comparative Analysis and 2) the Sales Comparison Analysis. The key difference between the two is the extent to which the property and comps information can be adjusted by the user. Compared to the Comparative Analysis, the Sales Comparison Analysis is a more detailed and sophisticated property valuation method, typically used for harder-to-price homes. The more common Comparative Analysis, which we will build here, helps agents create a price range that is both quantitative based on comps and market information, as well as qualitative reflecting your knowledge of the property, neighborhood and market. When working within the website, narrpr.com, a wizard walks you through a simple five-step comp analysis.thank We ll demonstrate those steps here. 26

28 Run Your Comparative Analysis Let s assume you re logged into RPR and have searched your subject property. From the results page, choose Comp Analysis to begin. 1. Confirm the home s facts Verify or modify the facts, like living area and number of rooms. Your changes are highlighted in blue. Adjustments made on the Summary tab of the Property Details page will appear here and vice versa. Use care to ensure that you make complete changes here and that those changes match those made on the Refined Value tab. 2. Search for comps Using the custom search tools shown both to the left and above the map, select the comps for the subject property. The search tools include map searching and the ability to narrow the search based on sales time frame, property status (active listing, off market, recently sold), distressed status, beds and baths or living area, and many other parameters. Comps returned in this search that were also used in the AVM or RVM calculation are flagged with a star but are not weighted differently than any 27

29 other comp. You do not have to use the comps that were calculated in the AVM or RVM estimated home value, although you can still see these properties. 3. Make adjustments Here, the comps you choose are presented in a grid. Within the grid, rate each comp relative to the subject property to adjust the weighting of the comp in the analysis, and decide whether to use public records data or data from a particular listing of each property. Choose your preferred property record, select a photo to appear in the report, and even make it a larger view if preferred. Changes are previewed on the page, so you can see their effect before you complete them. You can also choose the order the comps will display in reports. Save your changes by selecting Apply and Close. 28

30 4. Review the result Not satisfied with the result in the step three? Override it by entering your own number in this fourth (and final) step. You can also enter a range that is narrower or broader than the one generated by the tool, or not show a range at all (by entering your own price but leaving the range fields blank). 31 6. Neighborhood Our last tab within Property Details profiles the people, economy, quality of life and housing market that surround your property. Here are the five tabs you will find in the Neighborhood section. Summary. Here you ll find an overview of median estimated home value, median sales price vs. sales volume, median listing price vs. listing volume, population of children by age group, and population of adults by age group. Housing displays the neighborhood s characteristics compared to the county, state and nation. You ll also find easy to read graphs on the price, size, age and number of bedrooms on homes sold in the area. The side-by-side chart also includes comparisons for home ownership, rent, and information about permits and buildings. People measures population counts, densities and changes, median age, gender, and education levels. You ll also find breakdowns of population of children and adults by age group, the number of households with children, income brackets, occupations, and even voting patterns. Economy displays income per capita and median household, as well as employment figures. Unemployment levels are an important measurement when determining the health of a local economy. Quality of Life conveys weather, commute times, transportation options and water quality. It even includes the number of Superfund and Brownfield sites. All in a side-by-side, neighborhood/county/state/ country comparison. 30

Upload your own photos, enter a headline, and/or details about an upcoming open house. Like all RPR reports, personalize the report and it to a client, with just a few quick clicks. 36 School Report The School Report summarizes student populations, testing outcomes, parental reviews, ratings, and contact information about a public or private school. Compare schools within a district or a specified radius, and/or select up to 20 nearby listings to include in the report. School and district boundaries are provided by Maponics.
