7 APPRAISAL & BPO SERVICES Nations Default Services is a part of a network of service providers which includes an AMC (Appraisal Management Company). For over 20 years, the appraisal department has been a leading provider of appraisal, BPO and valuation products for regional and national lenders and bank in the industry. Every valuation is reviewed for quality assurance before it is delivered ensuring adherence to the strict guidelines of Dodd-Frank, USPAP, Fannie Mae and Freddie Mac, OTS, and Appraiser Independence Requirements (AIR) as well as any specific guidelines set forth by our clients underwriters and risk management departments. Standard Interior/Exterior BPO s Forms standard contents based upon whether or not an Interior Inspection version was requested Exterior Only Inspection Residential Appraisal Report Form is designed for single-family residences or single-family residences with a guest unit. An exterior inspection only Condition and Marketability Report (FHLMC) Form is used to determine the condition and marketability of the subject with no final determination of value. Interior only. Appraisal & BPO Services REO/ Default (Listings and Repairs) Form is designed for appraising single family residences, FHA s, and PUD. A full internal and external inspection is completed. 1004d - Appraisal Update and/or Completion Report - A new form that replaces the 442 Final Inspections and the Update of Value form. Automated Valuation Model (AVM) Forms are statistically-based computer programs that use real estate information such as comparable sales, property characteristics, tax assessments, and price. Several enhanced versions are now available for major metropolitan areas.

8 Deeds In Lieu of Foreclosure NDS provides centralized management of nationwide deeds in lieu of foreclosure. Our advanced, web-based platform affords our clients timely delivery, timeline management, and easy 24/7 access to file status and documentation. Web-based order placement, order tracking, real-time status updates, and document storage allow for efficiency and quick turn-times. We custom-fit our services to client needs, to insure the transfer process is done accurately and timely. Upon receipt of the referral our deed processing team will prepare the deed based upon client specifications and investor guidelines. In those areas where an attorney is required to prepare the deed, the deed request is referred to a local counsel for preparation. Once completed, the deed is reviewed for accuracy and sent to the debtors for execution and return. The deed can also be sent directly to the client to coordinate execution or we can also utilize a signature collection service based on client needs. Once returned, the deed is reviewed again to insure all signatures are correct and the document contains all necessary riders. The deed can then be sent for recording; or returned to the client if required. NDS also provides a range of title products to help with the deed in lieu process; from simple one owner search products to full title commitments and title policies. There are also additional products available based on client needs as well as state and local title requirements.

9 Eviction Managementagement Since 1996, has provided effective eviction services through their national network of eviction attorneys. Recognizing that swift asset disposition can minimize holding costs, NDS makes every effort to expedite the eviction process. A time conscious and experienced team will make sure the job is done right, and within state & federal guidelines nationwide.
