If the Lessor takes measures to control or exterminate carpet beetles, the cost thereof shall be f8yable by the Lessee, as additional rent. (24) ':!hese Bouse Rules may be ad::ied to, amended,or re.,ealed at any time by resolutioo of the Board of Di-rectors of the Lessol;.,
5 House rule additions: 1. Three new waste stacks are proposed. At each floor level these waste stacks will have a 1 or 2 way Y for take off to each individual floor. The inlet of the branch y is to be as close to the top of the structural slab of each floor as possible allowing for adequate installation/working height. Toilets shall be of the rear exit type (c. 4" Above Finished Floor -- allowing the toilet to be as much as 24' 1/8" slope per running foot - from the stack) or wall hung (c. 8" AFF -- allowing the toilet to be as much as 48' 1/8" slope per running foot -- from the stack). Using rear exit and wall hung toilets eliminates the need to penetrate the floor below for toilets. Shower stalls and tubs may have to be raised AFF with a minimal step up depending on location for drainage purposes. Sinks and dishwashers are not expected to be a problem as they are well AFF. A waterproof lining shall be required in newly constructed kitchens and bathrooms, laundry spaces with a clothes washer (and sub finished floor pipe chases for tubs and showers) to minimize damage-fll"om-leaks--to-the-f-loor-below All washing machines shall require an auto shut off for the washer unit. All plumbing is to be above the structural slab. Waste disposal units (such as In-Sinkerator) shall be required to be top of the line residential units if code and the Board agrees to permit them depending on the condition of existing waste pipes. 2. One vertical bathroom exhaust vent is to be installed (located in or outside of the Air Shaft to be determined by cost and practical construction considerations). Interior bathrooms will be required to hook up to this vertical vent, each with its own mechanical forced ventilation according to code. All kitchens, regardless of size, shall be naturally vented as determined by code. Mechanical kitchen ventilation will not be permitted. Mandatory Kitchen range (electric or gas if permitted by code) hoods to be the recirculating type with minimum specs to be determined by the building's architect. (Code requirements?) Trash compactors shall be required.
