8 LISTING YOUR HOME WITH THE TEAM IN THE BEGINNING Victory Home Team will work with you to prepare the listing documents and price your home competitively. Bill Kraus, our Photographer and Aerial Drone Pilot, will coordinate with you the best time to photograph your home. Sign install will be called in to RSI. They will call for utilities to be marked, which usually takes 2-3 days. After that has occured, the sign will be installed. We will prepare the file to be uploaded to the Multiple Listing site (MLS), as well as design the Feature Sheet, order the sign and set up internet advertising. There is always an Agent on Call - seven days a week - that has seen your property and can immediately answer and sign call inquiries. WHILE YOUR HOME IS LISTED Nick and Josh will monitor your competition with regards to price and strategize with you to make any adjustmets to price, condition, and marketing. Reports will be ed to you every Thursday. The Victory Home Team Members will contact you to review showing feedback and answer any questions that you may have regarding your listing, the market, and the maketing of your home. All showings are set up through Showing Time. Buyers agents will contact you directly for any showing requests, as well as sending an to us. We request feedback for every showing and will forward this on to you. Listing entered into Northstar MLS within two days of receiving photos - immediate exposure to ALL realtors. Listing posted on ALL brokers web sites with Broker Reciprocity - through our listing syndication service, we can ensure your hme has maximum exposure while standing out against competing homes for sale. Web promoted on all marketing materials. Showing appointments - scheduled through Showing Time - private company that only sets up appointments on homes. Contact you with showing feedbackreinforce positive features; then note and correct if possible negative feedback. Review Marketing Activities -by phone, text, or keeping you informed. Hold Open Houses - you never know when the buyer will show up. Present and discuss all offers and negotiate - prepare new expense sheet, present all your options in order to make an informed decision - negotiate in your best interest. Calls to agents to initiate multiple offers - once offer comes in, all agents that showed the home during the list period get a phone call letting them know that we have an offer. This step often brings in another offer. Contingencies on sales contract are completed in the proper time frame - Keeps offers on track. It is better if you are not present during the inspection. Title The title company will be contacting you to get information to order a title search, as well as coordinating all of the closing details and paperwork. Appraisal The buyer s lender will schedule an appraisal of your property to determine the value. Move Out Closing
