1 BLAW 414: REAL ESTATE PRINCIPLES Fall 2017 Syllabus Professor: Estelle Braaf, M.S., J.D. (Dearborn) ISBN / You must bring the text with you to class every week. Throughout the semester you may be assigned additional readings from various sources, including recent articles concerning relevant topics and standard real estate forms. Course Description: An introductory survey to real estate, including the nature of real property, ownership, transactions, contracts, agency, lending, appraisal, taxation, and governmental restriction on use. Topics include property management, civil rights and fair housing. The course covers the regulation of real estate professionals, including ethics and professional responsibility. This beginning/introductory course in real estate fundamentals is required for the real estate salesperson s license, and is highly recommended as a foundation course in real estate. The course, covering the subjects indicated as chapter titles in the textbook, is designed to introduce students to the rules, regulations, and requirements for licensing by the Bureau of Real Estate of the State of California. The course fulfills one of the educational requirements for both the Real Estate Broker s and Salesperson s Examination. Course Objectives: At the conclusion of this course you will: Understand the nature of real property ownership, encumbrances, restrictions on use, management; Understand the regulation of the real estate profession, including agency, ethics and professional responsibility; and Understand the real estate industry, including transactions, brokerage, lending, law, and the role of government regulation. 1

2 EXAM DATES Exam 1: October 12, 2017 Exam 2: November 9, 2017 Exam 3: (Final--cumulative) December 14, 2017 Note: Make-up exams are permitted only with advance notice and good cause shown Term Project/Presentation: Students will be put into groups and will be required to produce a written report and present the report in class. Details for the written report and presentation will be provided in a separate handout. Grading: Exam 1: 20% Exam 2: 20% Exam 3: 30% Term Project Presentation: 20% Participation*: 10% *based on assignments and relevant material POLICIES AND PROCEDURES Plus/Minus Grading is used. Grading System (taken from Regulations, CSUN Catalog) GRADE DEFINITION GRADE POINT A Outstanding 4.0 A- 3.7 B+ 3.3 B Very Good 3.0 B- 2.7 C+ 2.3 C Average 2.0 C- 1.7 D+ 1.3 D Barely Passing University Attendance Policy Students are expected to attend all class meetings. Students who are absent from the first two class meetings of a class that meets more than once a week, or from the first meeting of a class that meets once a week, lose the right to remain on the class roll, and must formally withdraw from the class, following University procedures and deadlines. Failure to formally withdraw from a class will result in the instructor assigning to the student the grade of WU 2

3 (Unauthorized Withdrawal), which, in computing a student s GPA, counts as a grade of F. If you do miss class, you are responsible for the material covered on that day and should find out what you missed from a colleague. Exchange numbers in advance with a with at least one other student for this purpose. Note: If you are very ill and contagious, please do not come to class. Academic dishonesty is an especially serious offense and diminishes the quality of scholarship and defrauds those who depend upon the integrity of the campus programs. Such dishonesty includes: Cell Phones/Computers: Cell phones should be in an off (vibrate) position. No texting during class. Laptop computers may be used in class for notetaking. All electronics shall be used in a way that does not disturb other class members. There shall be no taking of photos, videos, or recordings.
