1 Refresh & Refurbish PROGRAM It s simple. Buyers are attracted to and typically pay top dollar for move-in ready homes. A home Refreshed & Refurbished by Century 21 Select Real Estate shows better and will likely sell faster often yielding a higher sales price. In order to have the privilege of participating in the R&R Program, each agent will need to complete, for their agent file, the Refresh & Refurbish Agreement and Commitment.

2 Agent Workflow 1. When you are making a Listing Presentation on a home that will benefit from the Refresh & Refurbish (R&R) Program and you have a Seller that needs the assistance of the program, be sure to include the R&R Program in your presentation. a. Note: There will be times when a Seller needs your help to stage their home and/or manage a Refresh and Refurbish but does not need assistance with funding the work. In those cases you can still create and manage a staging and R&R Plan without the Seller incurring the expense of the Doc Prep and Recording fees. 2. If the Seller elects to use the R&R Program you will need to go over the guidelines of the program with the seller. a. Note: You cannot submit a completed application until you have defined the work to be done, received bids and/or online estimates for the planned work. In addition you will need to obtain a Title Report, Whole House Inspection, Pest Inspection plus any additional inspections as needed. 3. Complete and have the Seller sign a Full Listing Agreement with a delayed On Market date. a. Note: You will likely need to allow 30 to 60 days to complete all the R & R work and should have an approximately 90 day listing period remaining after the completion of work. 4. After you and the seller have agreed on the work to be done you will need to work in concert with your client to get the Title Report, all needed inspections and bids/estimates so you can complete and submit your R&R Application. a. A Building Permit will need to be obtained by the Seller or Contractor for work requiring a permit. Jobs exceeding $ require a Licensed Contractor. 5. Complete and submit your R&R Application to your Manager for review and approval. a. Note: Your manager will review R&R Application, Work Plan, Bids/Estimates, Title Report, and Inspection Reports and actually inspect the home prior to approving the application. 1 of 2 Z:\Companies\SELECT GROUP - CORPORATE\Marketing\Refresh Refurbish\C21 - RR Program\Application etc

3 Agent Workflow 6. Once the R&R Application has been approved collect a check for 10% of the total expense of the plan made out to the Select Group Refresh & Refurbish and send the check and completed application to accounting in Yuba City: Select Group Accounting Attn: Pam Byrd 437 Century Park Drive Suite B Yuba City, CA After receipt of the approved application and check the actual Promissory Note and Deed of Trust will be prepared and sent to you along with any required loan disclosures. 8. Upon receipt of the paperwork, coordinate with your seller to get it signed and notarized. You will be responsible for having the Deed of Trust recorded in your local county and returning the paperwork and receipt for recording to Accounting at the address above. a. Note: While you will need to go to your local county and have the Deed of Trust recorded and pay the fees you will be reimbursed the recording fees and any other fees imposed by your local county. Send the receipt to Accounting for reimbursement. 9. Once all the paperwork is in place, check received and Deed of Trust recorded it s time to start the work. 10. Work in concert with your Seller to schedule and supervise the work. 11. As work is completed and bills received, confirm the work has been satisfactorily completed, have the seller approve the bill and submit to Accounting for payment. 12. Once the work is completed change the home to active status in MLS and GET IT SOLD! a. Note: Remember that all offers from potential Buyers will need to meet with a Stanford Mortgage Advisor of your choosing to be Pre-Qualified prior to any offer being accepted. 4 Agent Commitment and Agreement The purpose of this program is to provide a Select Group Agent an additional tool to help obtain listings and maximize their ability to serve their clients. The program provides funding to assist in paying for remodeling work which will increase the marketability and/or value of a home where the seller does not have the available resources to pay for that work themselves. In order for an agent to participate in the program and have the privilege of offering the Refresh & Refurbish Program to their clients, the undersigned agent agrees to and commits to the following: 1. The listing provides for a 6% commission. 2. Listing to begin prior to the commencement of any work on the property and be for not less than 120 days. Note: The property will not be placed into the MLS until the work is completed and the property is ready to show. 3. Maximum Company loan is $30,000. The Company will fund up to 90% of the improvement cost and the seller is expected to fund at least 10% in most cases. 4. Maximum 75% Combined Loan to Value (CLTV) allowed. 5. No interest will be charged to the seller if the funds are repaid within 90 days. Interest will accrue beginning on the 91 st day on the outstanding balance at the rate of 6% per annum. 6. The agent comfortably represents, and by signing of the seller's application, that the proposed work will enhance the home's salability and the anticipated sales price of the home. 7. Seller will be required to sign a Promissory Note and Deed of Trust which will be notarized and recorded prior to any advance being made. Approximate cost for Document Prep and Recording Fee will be $ Cost will be a charge to the seller. 8. Refresh & Refurbish funds will be paid directly to contractors and vendors as work is completed. The first 10% of the work plan will be paid by the seller by depositing with Select Group Refresh & Refurbish a check for 10% of the total cost estimate. 5 Agent Commitment and Agreement 9. Upon listing, all potential buyers must be pre-qualified by Stanford Mortgage to insure we have a solid buyer for the home. The buyer is not required to use Stanford Mortgage. 10. The seller will need to order and pay for an up-front Home Inspection and Pest Report, to insure the overall condition of the home is fully known to all parties. Well and Septic Inspection(s) are needed when applicable. Other inspections may be needed on a case-by-case basis. I.E.: Pool, Roof, etc. 11. A pre-sale escrow will need to be opened and a full Preliminary Title Report obtained to assist in confirming equity and insuring there are no un-known liens on the property. If the property resides in El Dorado County, CA the escrow will be opened with Inter-County Title Company. 12. Agent to supply pictures of the home, Refresh and Refurbish work plan with cost(s) and an estimate of current and improved value supported by comparables to assist the manager in determining if the home and work plan are a fit for the program. 13. Agent understands that the development of the work plan, obtaining cost estimates and overseeing the actual Refresh and Refurbish work is their responsibility and agent agrees to said additional commitment. 14. The program is designed to Refresh and Refurbish homes but may on a case-bycase basis, be used for needed repairs to a property. 15. The program is for homeowners only is not avaible for professionals looking to buy and flip homes. 16. All material purchases, estimates and bids must be approved in writing by the Seller prior to the work being started or materials purchased. 17. That should the Select Group Company/Lender not be able to recover the loaned funds, including interest due and collection expenses, the company and the agent will share in any loss on a 50/50 basis. 18. In the event the home is withdrawn from the market or the listing agreement terminated sellers agree to pay the amount advanced and any accrued interest within ten (10) days of withdrawal or listing termination. The entire amount advanced shall, in any case, be due and payable no later than six (6) months from the date of the Note and Deed of Trust. 10 Guidelines & Application Sellers shall prior to the first advance execute a Note and Deed of Trust evidencing the amounts intended to be advanced by Select Group Refresh & Refurbish Program. The note will bear interest at the rate of six percent (6%) per annum. In the event the entire note is paid within 90 days of its execution no interest will be due. Interest will only accrue from the 91 st day of the Note. In the event the home is withdrawn from the market or the listing terminated, the interest is due and payable with the entire principal as set forth above. Interest will be calculated based on the date each amount is advanced if there are multiple advances. Seller is aware and agrees that a Lien will be place on their property to secure the funds being loaned by the Select Group Refresh & Refurbish Program. Sellers acknowledge that they are entering into this agreement voluntarily and at their request. All the funds are to be used solely and exclusively for the work described herein. Sellers represent that they believe that the work to be funded will substantially enhance the prospects of the sale of their property making the home more attractive to potential buyers. Agent by his/her signature concurs in this perspective. In signing this application sellers further acknowledge that they will also need to sign the Promissory Note and Deed of Trust prior to the first disbursement of any funds.
