RECOMMENDATON: That the City Council: Accept the Final Parcel Map to finalize a lot line adjustment between three properties located at and 2764 Sherlock Road and Moody Road. BACKGROUND On July 14, 215, a lot line adjustment application was approved at a Fast Track Hearing. There was no neighborhood opposition. The three properties involved in the lot line adjustment will remain consistent with the Town's General Plan, Zoning and Site Development Codes. The net acreage of the lots will not fall below one acre. The applicant has prepared a Parcel Map for the recordation of the lot line adjustment. DSCUSSON Additional information is included in the July 14, 215 Fast Track Fact Sheet and Hearing Report (Attachments 1 and 2). CEQASTATUS The Lot Line Adjustment is Categorically Exempt pursuant to Section 1535 of the California Environmental Quality Act (CEQA) Guidelines which allows for minor lot line adjustments. The City Council has upheld this approval. Please note the following conditions which apply to this approval: PLANNNG DEPARTMENT: Fremont Road Los Altos Hills California / Fax 65/ Any changes or modification to the approved map shall first be reviewed and approved by the Planning Commission and City Council, depending upon the scope of the changes. 2. Lands of Lemes (27271 Moody Road (APN )) shall obtain the portion of Open Space easement as shown on the plans. No structures are permitted and no grading or fill shall be permitted. Native vegetation may be planted within the easement but no irrigation or sprinkler systems are permitted. The property owner shall provide legal description and plat exhibits that are prepared by a licensed land surveyor and the Town shall prepare the grant document. The grant document shall be signed and notarized by the property owner and returned to the Town prior to acceptance of tentative map or parcel map review. 3. Lands of SCA (2764 Sherlock Road (APN )) shall modify the portion of Open Space easement as shown on the plans. No structures are permitted and no grading or fill shall be permitted. The property owners shall provide Grant Deeds with legal descriptions and plat exhibits deeding to each other for review and approval. When the documents are approved, Town will send Certificate of Compliance to Title Company or County Recorder with deeds and escrow instructions. Or provide a parcel map for review and approval.
