M/s. E-Procurement Technologies Ltd, Ahmedabad will provide all necessary training and assistance before commencement of on line bidding on Internet out cost to buyers/bidders. The online training will be provided over the phone. All bidders need to have a valid digital certificate to participate in to online event. 4. A copy of the Bid form along the enclosures submitted online (also mentioning UTR Number) shall also be handed over to the Branch Manager. 5. The bidder shall improve their offers as under. i) If reserve price of secured asset is upto rs lacs then incremental bid amount will be Rs. 2000/- (Rs. Two Thousands only) ii) If reserve price of secured asset is above Rs lacs and upto Rs lacs then incremental bid amount will be Rs. 5000/- (Rs. Five Thousands only) iii) If reserve price of secured asset is above Rs lacs then incremental bid amount will be Rs. 10,000/- (Rs. Ten Thousands only) 6. The successful bidder shall have to pay 25% of the purchase amount (including earnest money already paid),

8 in one day of closure of the E-Auction Sale proceedings in 04:00 PM in the same mode as stipulated for EMD submission. The balance 75% of the purchase price shall have to be paid in 15 days of acceptance/confirmation of sale conveyed to them which may be extended to upto 90 days (including 15 days) if buyer submits in writing, an application for extension of time limit for payment. In default of payment of balance 75% of the bid amount in the stipulated period, the deposit amount (25% of bid amount) shall be forfeited and the properties shall be resold and the defaulting bidder shall forfeit all the claims to the properties or to any part of the sum for which it may be subsequently sold. 7. The sale is subject to confirmation by the Bank, if the borrower/guarantor pays the bank in full before sale, no sale will be conducted. 8. On confirmation of sale by the bank and if the terms of payment have been complied, The Authorized officer exercising the powers of sale shall issue a Sale certificate for immovable property, in favor of the purchaser as per the rules under SARFAESI act. Sale certificate shall be issued in favour of 1 st party being original bidder duly KYC norms complied and not to the third party. 9. The property will be sold on "As is Where is" and "As is What is" condition and the intending bidder should make discreet enquiries as regards on the property of any authority besides the banks and should satisfy themselves about the title, extent, quantity and quality of the property Before submitting their bid, no claim of whatsoever nature regarding the property put for sale, encumbrances over the property on any matter etc. will be entertained after submission of the online bid. 10. The undersigned has the absolute right and discretion to accept or reject any bid or adjourn/postpone/cancel the sale/modify any terms and conditions of the sale out any prior notice and assigning any reasons. 11. The purchaser/ successful bidder shall bear the stamp duties, including those of sale certificate registration, all statutory dues payable to Government, taxes and rates and outgoing both existing and future relating to the property. The sale certificate will be issued only in the name of successful bidder. 12. The authorized officer will not be held responsible for any. Lien, encumbrances, property tax or any dues to the Government or anybody in respect of the property auctioned. 13. The authorised officer will not be responsible for any error, mis-statement or omission in this proclamation. 14. The sale is subject to conditions prescribed in the SARFAESI Act/Rules 2002 and the conditions mentioned above.
