1 Seattle Market Report Presented in the following pages is a look at Seattle real estate activity over the past 15 months. This overview of the Seattle market is split into two property type sections, Single Family Homes and Condos. Within each of these two sections is an in-depth analysis of each property type. Pages 2-7 detail Seattle Homes while pages 8-13 analyze Seattle Condos. 2 Seattle Single Family Homes The following pages contain statistics and graphics showing Seattle Single Family Home activity month by month from July 2014 to September All statistics and graphics in this section are courtesy of the NWMLS, Trendgraphix and John L. Scott. The graph below shows the number of homes for sale, sold and in pending status over the past 15 months.
3 Seattle Single Family Homes Shown below is the average price per square foot of sold Seattle Homes over the past 15 months. As you can see the averages for 2015 are tracking well above 2014 s averages.
4 Seattle Single Family Homes In the graph below the top blue line represents the relationship between a Seattle Home s listing price and it s sold price. Anything at or above 100% is a good sign for Seller s. The yellow bar graph below the blue line shows the average days on market Seattle Homes had before selling.
5 Seattle Single Family Homes The Green line in this graph shows the average listing price for Seattle Single Family Homes while the Red line in this graph shows the average sold price of Seattle Homes.
6 Seattle Single Family Homes The graph above displays the average months of inventory for Seattle Single Family Homes. In September the average of 1.2 months of inventory indicates that it was an Seller s market. A neutral market, one in which there is an equal amount of Buyers and Sellers is expected to have between 3 to 6 months of inventory.
7 Seattle Single Family Homes Now that we ve looked at past activity in the Single Family Home Market here is a brief look at what Seattle Single Family Homes are currently for sale at the time of this writing, 10/13/15. For simplicity I ve separated the current listings of Seattle Single Family Homes into four different price segments: Seattle Single Family Homes For Sale Priced under $332,999: 71 listings Seattle Single Family Homes For Sale Priced from $333,000 to $665,999: 315 listings Seattle Single Family Homes For Sale Priced from $666,000 to $999,999: 169 listings Seattle Single Family Homes For Sale Priced above $1,000,000: 178 listings Property Tracker Thinking of buying a Seattle Single Family Home? One great way to keep track of currently available Single Family Home is through Property Tracker. Property Tracker lets you create a customized search that includes criteria such as area, price range, and property features including number of bedrooms and bathrooms. Once you have created this search you will begin receiving updates of Single Family Homes that match your criteria. Registering for Property Tracker is done online at by selecting the Sign Up option located at the top right corner of the page. You will then register as a new user. All you need to provide is your name and address and then you can create your customized search for your dream Home.
