4 Change Is Hard, I Can Help My name is Jim Ternes and I work extensively with seniors who are considering selling their homes and moving into an Applewood community. Many of my clients have lived in their homes for 30 plus years. They have come to a point in their life where they have to choose if they want to keep living in a home that no longer meets their needs. Many homes have become too large over time, have too many flights of stairs or the layout makes normal activities difficult. On top of this, the constant yard work and home maintenance can make life stressful. Home ownership at Applewood Pointe is often less expensive than living in a large neighborhood home. You can live in a new home that is always maintained and you never need to worry about things breaking, or needing repairs. Applewood homes are designed around the needs of seniors and provide a comfortable living environment where seniors can enjoy life, meet new friends and be involved with other like minded people. They can live in a vibrant community where people are always around and fun things are happening. 5 Buyer s Overview Thank you for showing an interest in Applewood Pointe and Cooperative living. My name is Jim Ternes and over the past five years, I have specialized in working with seniors who are thinking about either purchasing or selling Applewood Pointe homes. I work very close with the Property Manager and together, we would enjoy speaking with you and answering any questions you have along the way. In the meantime, here is a brief overview to get you started. Introduction There are currently a total of eight Applewood Pointe communities around the metro area with an additional three more now in the construction or planning phase. Although there is a great deal of similarity among these communities, each has its own personality and unique characteristics. All of these communities have been developed by United Properties ensuring high standards and quality and once occupied, are managed by Ebenezer, an industry leader. What is a Cooperative? A Cooperative is a non-profit corporation owned by the members or homeowners. The Cooperative holds a single master mortgage that is insured by HUD for the entire building, property and grounds. Each homeowner owns their individual home and a share of all common areas. As members of the Cooperative, homeowners only pay for their proportional share of the master mortgage and operating expenses. This unique method of ownership makes it easier to both buy and sell an Applewood Pointe home. Buyers will never pay the additional closing fees typical with condos or town homes. When a unit resells or transfers to the next owner, the master mortgage is assumed and not altered. Equity or Ownership Plans Each Applewood unit was originally purchased based on one of four equity plans referred to as Plan A, Plan B, Plan C and Plan D. These can also be thought of as tiers. These plans or tiers established the initial value of each home and the monthly fee paid by the homeowner. All of these individual plans were combined into the single master mortgage and therefore cannot be changed going forward. Thus, the exact same floor plan could come up for sale at four very different prices based solely on which rate plan was chosen by the original homeowner. 6 Buyer s Overview Monthly Payment Among the many items the monthly payment covers, the largest portion of this payment covers the principal & interest and real estate taxes for the unit s share of the master mortgage. A higher equity level allows the homeowner to have much smaller monthly payments (but does require a larger equity contribution at the start). All of these items are included in the monthly payment: Principal & interest Real estate taxes Natural Gas Heat Sewer & water Trash & recycling Mortgage insurance Lender required reserves Professional management General liability insurance On-site maintenance Interior and exterior maintenance One parking space in heated underground garage These items are paid for by the homeowner in addition to the monthly payment: $ Electricity (About $50 per month) $ Personal content insurance or HO6 plan (About $15.00 per month) $ Internet, TV and phone packages are available, but not included. Cash Sale The master mortgage cannot be changed or altered for each sale, however the buyer can assume the seller s share of the master mortgage. This requires that all transfers are full cash purchases. The total unit purchase cost is paid in two parts: part one is the earnest money that accompanies the initial purchase agreement and part two is the final payment due at the time of closing.
