3 Property Details DESCRIPTION: The subject property consists of 5,093.20± acres of open ground, native grasses and wetlands which are utilized for a private high quality duck club and hunting preserve (upland game hunting) consisting of approximately 2,500± acres on the east side of the ranch. The balance of the subject property is open ground that could be potentially used as cattle grazing. The entire parcel has been dedicated to the Wetland Reserve Program (conservation easement) primarily for restoration, protection, management and enhancement of the functional values of wetlands and other lands. In addition, the purposes of the easement are for the conservation of natural values including fish and wildlife habitat, water quality improvement, flood water retention, ground water recharge, open space, aesthetic values and environmental education. The conservation easement runs in perpetuity and will transfer to the new owner at the close of escrow. The conservation easement prohibits the right to farm on the portion of the property subject to the easement, however, the owner reserves 1) the right to transfer, convey title; 2) the right of quiet enjoyment of the rights reserved on the easement area; 3) the right to prevent trespass and control access by the general public and 4) the right to undeveloped recreational uses, including hunting and fishing, and including leasing of such rights for economic gain, pursuant to applicable State and Federal regulations that may be in effect at the time.
