The terrain is mostly rolling with some moderate canyons and draws accented with scenic bluffs and several Socorro County roads traversing the property. Electricity can be found in several areas of the ranch and the Seller indicates the water that is provided by the current wells is plentiful and of good quality. The soils are of a rocky nature on the West portion of the ranch and are sandy to loamy on the East side. Numerous rocky out crops of sandstone and granite are found throughout the property. The ranch is currently utilized as cattle operation and stocking rates are 350 cow/calf pairs plus bulls in place or 700 yearlings stocked for six months of the year can work on this ranch. Vegetation consists of Blue Grama, Black Grama, Sand Dropseed, Vine Mesquite, Bottlebrush Squirrel tail, Indian Ricegrass, and Sacaton with the following browse, Chiamisa, Winterfat, Cholla making a good forage mix for the livestock Elevations on the ranch range from 6,100 to 7,300 feet above sea level. Annual rainfall averages 15 inches per year. Last winter s snowfall was about 2 feet which fluxuates from year to year. The ranch enjoys cool summers and mild to moderate winters due to it elevation.

3 Improvements The head quarters consists of a 2,800 square foot owner s home, currently undergoing renovations, and adjacent to the main home is a 1,000 square foot guest home. Included in the HQ complex are a 3,200 square foot insulated barn, tack room, storage facility; 2,200 square Quonset hut shop; 60 foot by 30 foot metal hay barn; 60 foot by 30 foot comodity barn; and an overhead cake storage facility. There are 57 miles of 4 strand barb wire fence in place on the ranch dividing the ranch into 14 pastures. There are also 4 sets of satellite working pens located in strategic locations on the ranch. Water for the ranch is provided by 7 wells of various depths. One well is powered by a submersible pump, with 3 wells having both windmills and submersibles, and 3 of the wells have only wind power. Eleven miles of 1 1/4 inch buried PVC pipe supply water to 7 storage tanks and 19 drinking tubs. There are also 11 earthen tanks in place on the property. This excellent supply of water not only waters the livestock but the wildlife are plentiful on the ranch because of this water supply.

4 Wildlife Game on the ranch are plentiful and include a resident herd of Elk, many Mule Deer, Mountain Lion, Antelope, Black Bear, Scaled Quail, Mourning Dove, and an ample mix of small game such as Rabbits and Squirrel. This property is an absolute haven for many species of birds and lends itself perfectly for bird watching. The Seller suggests that the ranch lies in the fly zones for the various species. The wildlife enhancement on the Thompson Ranch is due to two events that effect the ranch. The first reason for the excellent game has been the Seller s non hunting policy that he has had in place since his first days as owner. The second reason is that the ranch has as it s neighbor, for several miles on the ranch s West boundary, the Sevilleta Wildlife Refuge. This 260,000 acre preserve has not been hunted in many years, since the heirs of the Campbell Soup Company donated the property to the U. S. Fish and Wildlife Service. Game bag limits and methods of harvest are established each year by the New Mexico Game and Fish Commission and are available on their website, The ranch is situated in New Mexico Game Department Unit 18.

5 Mineral Rights and Wind The Seller will retain all of the mineral rights he posses on the ranch. A conveyance of ½ of the wind rights, excluding executive rights, will be conveyed to the Buyer at closing. There are currently no known mineral or wind leases in place on the property at this time.

6 Price The ranch deeded real estate with the listed improvements is priced at $11,950, or $1, per acre, cash at closing to the Seller. All leases will be transferred to the Buyer at closing and those leases have various expiration dates. 7 Broker s Comments Currently being marketed in the area are several low density developments and the Sellers of these projects are having excellent results in the sale of these lots which range from 20 acre to larger in size. The Seller of the Thompson Ranch carved one section (640 acres) out for development about 3 years ago and has successful sold all but three 40 acre tracts, with very limited marketing. The prices received for these tracts ranged from $1, per acre to $1, per acre for 40 acre tracts. This sub-division was developed using the minimum development standards allowed by Socorro County.
