4 Property Location The property is located at 10 minutes driving distance to the Victoriei Square, in an area that has fast connection to the North, with a great development potential. The property benefits from the proximity to Plaza Romania and AFI Palace Cotroceni, two of the main shopping centres in Bucharest and also to Cora Lujerului Hypermarket. It has easy access to public transportation: high speed tram 41: connects the south of Drumul Taberei Steaua Sports Club to the North Free Press Square, no more than 30 min are needed to get to the Free Press Square; bus 137 or trams 11, 8: make the connection between the Center Universitate Square and the newly developed retail area at the periphery of Iuliu Maniu Blvd (Carrefour, Bricostore, Mobexpert). The site is located near two of the largest neighborhoods in the Western part of Bucharest: Drumul Taberei and Militari and it is traversed by three major arteries ensuring the connection to the rest of the city: Timisoara Blvd, Iuliu Maniu Blvd. and Drumul Taberei Blvd. The site has easy access to Timisoara Blvd, connecting the property to the Western extremities of the city and to Downtown Bucharest, and is relatively close to Iuliu Maniu Blvd., facilitating the connection with Bucharest - Pitesti Highway. A fourth perpendicular artery, Brasov Street Soseaua Virtutii, ensures the direct access to the North Triumph Arch Square. In the area a major infrastructure project was finalized in 2011, the Basarab Bridge, which managed to decongest the local traffic, as it facilitates the link between the western and northern areas of the city. The project has a major impact in terms of ease of access and together with the planned express way road between Splaiul Independentei and Bucharest ring road will contribute to the increasing attractively of the local area. Further to the west there is a large commercial area known as Valea Cascadelor. The area of Valea Cascadelor / Blvd. Timisoara is very well known for the retail activities mainly in construction materials. Recently in the area new retail schemes have been developed such as DIY Dedeman and Selgros Cash and Carry.
