6 DIRECTIONS From the town of Chepstow travel north on the A466 passing the Race Course on the right. Upon leaving the village of St Arvans proceed up the hill and round a tight right hand bend. The entrance to the wood, point A on the sale plan, falls to the right hand side of the county road. It is possible to drive into the wood at this point where a hardstanding and turning area is located. DESCRIPTION Piercefield Wood forms part of the beautiful vista of the Wye Valley Area of Outstanding Natural Beauty (AONB). In addition the wood is part of a wider area designated as a Site of Special Scientific Interest (SSSI) and a Special Area of Conservation (SAC). Originally part of the larger Piercefield Estate it played a key part in the walks created by Valentine Morris, a former owner of the estate during the 1750s. During the latter part of the late 18th Century the Wye Valley, and specifically Piercefield, became the height of fashion for tourist visits including 2-day river tours from Ross to Chepstow. Piercefield, where the Wye forms two enormous bends, became an unmissable attraction on the tour. Valentine Morris inherited the Piercefield Estate in the 1750s. He developed the various viewpoints, curiosities and walks over the following 25 years but unfortunately was brought low by extravagant entertaining and gambling debts. He passed away in the late 18th Century and the estate was subsequently bought by Nathaniel Wells to preserve the splendour of the views from the Lancaut Peninsula. By the 1850s Persfield, as it was then called, was secured as the keystone for the birth of modern British tourism. A further century on, the outbreak of war and a change in the travelling British Public s holiday preferences saw the estate fall into decline with the Manor becoming derelict in the 1920s. However, since then the fortunes of the area have been restored and the wood has been managed hand in hand with the Wye Valley AONB/SSSI team. The crop comprises a broadleaf mix of oak, ash, hazel, holly, birch, beech and sycamore with occasional western hemlock and spruce trees. The diverse mix of species and age range creates a beautiful multi-layer canopy of woodland. This could continue to be managed on a minimal intervention basis or with specific management planning and the involvement of the ANOB and SSSI officers could allow the production of a little firewood or coppice elements. The woodland is subject to a Tree Preservation Order (TPO) imposed by Monmouthshire County Council (Order Number OMC:5-W3). A TPO protects the woodland from being cleared but normal forest operations are regulated by the Forestry Commission as is standard practice in any woodland. This property does remain firmly as an amenity interest due to the important conservation and natural biodiversity elements to which it plays host. The topography of the wood is extremely varied with some sheer points still producing breath-taking views. The land around the hill fort and to the eastern and western tips of the park is pleasant and provides a selection of excellent views and interesting hiding places. The Wye Valley AONB has produced a splendid brochure entitled Picturesque Piercefield detailing a 6 mile walk, much of which is through Piercefield Wood. This provides much detailed information on features within the wood being sold. Two hill forts are ancient monuments known as Piercefield Camps 1 and 2. The Giants Cave and The Grotto are still impressive features. The Giants Cave (stop 8 on the walk) is a place of particular note where a viewing platform has been hewn out of the rock face. The achievement and the era in which it was undertaken requires a level of respect for its audacity. Such workings completed for a folly interest were an example of man stamping his mark on nature in post-industrialised Britain. It is understood that works are being undertaken to improve the views and manage the trees around some of the lookout points. TAXATION After two years ownership, commercially managed woods qualify for 100% Business Relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains Tax into the proportion of the purchase price attributable to the value of the land. SPORTING RIGHTS The sporting rights are owned and included in the sale. They are not let. MINERAL RIGHTS These are owned and included in the sale except as reserved by statute.
