Curtyard Plan 1 is part f Phase I f the Cavalett Tree Farm prject, which includes the triplex, affrdable/multi family, and curtyard/cluster units. Previusly, the SBAR gave final design apprval t Phase I under Case N. 02BAR This Phase I design apprval included fur cmmunity buildings, the pl, all cmmn area landscaping, streetscape and street frntage imprvements, the 30 triplex units (three flr plans in 10 buildings), 43 curtyard hmes (three flr plans in 43 buildings), and 24 affrdable units (cntained in three buildings) fr a ttal f 97 units. Only the Curtyard Plan 1 units, and nt the ther elements f Phase 1, are being reviewed with this applicatin (16BAR ). The BOS-apprved ttal square ftage fr the Phase I units was 144,975 square feet. Final BAR apprval was previusly btained fr an increase t the BOS-apprved sizes as fllws: The tw flr plans fr the

2 Page 2 triplex units increased abve the BOS apprved sizes by 301 square feet and 38 square feet, with ne type decreasing by 7 square feet. The three flr plans fr the Curtyard units increased frm the BOS apprved sizes by 353 square feet, 381 square feet, and 168 square feet. The tw flr plans fr the affrdable units decreased by 1 square ft and 13 square feet but gained a mre pen flr plan. The ttal Phase I square ftage that received final SBAR apprval under 02BAR was apprximately 163,212 square feet. The ttal square ftage currently prpsed fr Phase I is apprximately 155,729 square feet fr a ttal requested Phase I percentage increase f 7.4% ver what was apprved by the BOS. Althugh the square ftage wuld increase, the verall ftprint f buildings wuld decrease by apprximately 8% as a result f revisins t the use f interir and secnd flr space. Nte that Phase II cnsists f the single family dwellings and the Carriage Huse, and will be reviewed by the SBAR at a later date. With the exceptin f a histric barn and the Cavalett Residence, the existing structures are currently being demlished. The prpsed prject will require apprximately 47,100 cubic yards f cut and 56,800 cubic yards f fill.
