Standardized the process to consistently compare Fidelity Investment s space utilization metrics with industry standards, for past and projected projects. Directed a team in standardizing and implementing a programming process that was consistent across the entire enterprise, providing transparent results and reducing scope creep, time and project over-runs. Developed and analyzed construction budgets for two, 660,000 SF office buildings, supported the development of budgets for over five million SF of tenant build-outs. Successfully co-directed process for value engineering costs to meet targeted budgets of $125 Million, receive LEED Certification and maintain design integrity. Maximized redeployment of two million SF of furniture from national and international sites to align with a multi-phased space consolidation strategy. Warehousing and double handling costs were effectively eliminated by careful phasing. Developed, with partnering vendors, furniture guidelines, inventories and project build-outs reducing both costs, by 30%, and turnaround times from initial requisition to implementation. Supervised nine teams of international, partnering architectural vendors to produce a singular vision, incorporating local culture, indigenous materials and LEED certification. Principal Coordinated the bidding, procurement, and installation of furniture from over 15 vendors per elementary school. Met with contractors to coordinate installation schedules with building readiness, loading dock and elevator access. Budgets were $1 to $2 Million dollars. Guided municipalities through the budget, specification, acquisition and installation of furniture for police headquarters, fire stations, elementary and secondary schools with costs below targeted budgets, meeting aggressive construction and installation schedules.
