FAASSE ZONING ADMINISTRATOR CITY OF EAST GRAND RAPIDS NOTICE OF PUBLIC HEARING A public hearing will be held on the application of Richard J. Sprague, Jr., the owner of 2332 Burchard Street, SE, for three zoning variances at that address in order to construct a two-story rear home addition and an attached garage. First, a variance is requested to allow an east side yard setback of 3.1 feet instead of 6.1 feet, a variance of 3.0 feet. The west side yard after construction would be 8.8 feet at the narrowest point, and the total of the two side yards would be 11.9 feet. The second variance request is to allow two side yards totaling 11.9 feet instead of 15.7 feet, a variance of 3.8 feet. Both of these variance requests are pursuant to Section 5.123C of the East Grand Rapids Zoning Ordinance, as modified by Section 5.44A3, which permits reduced side yard requirements on a nonconforming lot. The third variance request is for the rear of the attached garage to be 18.7 feet from the rear lot line, instead of the required 25.0 feet, a variance of 6.3 feet pursuant to Section 5.123D.
