The awareness of context, climate and the purpose of built form is the pre-requisite to realising a building. The philosophy and understanding of architecture is a basis upon which ROA feels is most suitable to interpret a proposed structure, the end product being harmony with its environment, inhabitants and purpose. ROA aspires to generate an unpredictable yet straightforward architectural language in line with social and cultural contexts. The process of design is by nature fluid and is always evolving and through this course evolves personal identity. 3 Flow Chart & Project Deliverables Data Gathering Project Brief Formulation Strategy Site Analysis Sign Off from Client Establish Project Brief Software & Visualisation Tools We have an extensive proven methodology of communication using Vectorworks, BIM, 3D softwares and other graphic communication softwares. We are concious of the different communication media and techniques required by the different stakeholders. Those responsible for the detailed brief will require detailed documentation of all project elements. Other stakeholders will require effective visual communication of the concept via two and three dimensional drawings. All parties will require clear verbal exposition of both the concept and the functional workings of the project. Concept Design (5%) Agree on Schedule of Accomodation Prepare initial concept design options Understand access/buildabilty issues Explore interior and exterior design concept User group meetings Visits to other facilities Review cost and programming impacts Agree concept design, receive sign off Schematic Design (10%) Develop from concept to schematic design User group meetings Prepare initial interior design direction Establish exterior design Finalise brief, prepare design report Review cost and program Agree schematic design, receive sign off Lodge design for planning approval Two dimensional drawings are limited medium by which to communicate the intent and reality of a new proposal, and it will beholden on the project team to use our leading-edge visualisation team and all its digitised media skills and tools to fully explain and communicate the intent of the design proposal. The ability to deliver successfully on budget and on time on such projects is a testament to ROA s project management ability. All successful projects are defined by trusted working relationships. Management of design and communication between the team members and the client will be critical to ensure a successful project outcome. ROA has a proven methodology and experience in management of design and communication activities. Contract Management (25%) Administering and managing the building contract Provide all information and instructions to the contractor for them to proceed with the works Examine the work programme Provide periodic site supervision of the works Apply and issue the occupation permit Final Completion (5%) Issue the Certificate of Completion and Compliance (CCC) if satisfied the building is fit for its purpose Issue the Certificate of Making Good Defects (CMGD) Issue Final Certificate to contractor
