RATIONALE OF RECOMMENDATION On December, 205, Develpment Permit N was apprved permitting the develpment f a,96 square metre (8,399 sq. ft.) ffice/warehuse facility n the subject prperty, alng with accessry structures, which required a minimum f 82 parking spaces. Under the apprved Develpment Permit, the parking requirements were calculated fllwing the Zning By-law requirements in effect at the time, which were: space per 00 square metres (,075 sq. ft.) f grss flr area fr Light Impact Industrial Uses, including ancillary ffice use; 3 spaces per 00 square metres (,075 sq. ft.) f grss flr area fr Office Uses n the grund flr and belw; and 2 spaces per 00 square metres (,075 sq. ft.) f grss flr area fr Office Uses n flrs abve the grund. On May 30, 206, the parking requirements f the Zning By-law were amended with: Ancillary ffice n lnger being included under Light Impact Industry, but rather being cnsidered a separate use; and All Office Uses being calculated at a rate f 2.5 spaces per 00 square metres (,075 sq. ft.) f grss flr area regardless f flr. The flr area f a number f accessry structures, such as strage sheds, a vehicle staging area, and a vehicle wash bay, was inadvertently mitted frm the parking calculatin at the time the Develpment Permit was issued. These accessry uses are nt anticipated t create additinal parking demand. The applicant is prpsing a variance t permit the parking requirement t be based n the calculatins that were apprved at the time f DP issuance. The prpsed flagples at 0.8 metres (35 ft.) wuld be belw the height f the prpsed building at 3.5 metres (.3 ft.), and wuld nly fly the Canadian and British Clumbia flags.
