Langsford (425) South Park Apartments th Ave S Seattle, WA Located in Seattle's South Park neighborhood, this site has an existing mixed use building with a total of 6 units. The highest and best suited use for this property is for the development of a 6-story mixed use structure, or remodel the existing 6 unit and develop during the next cycle. The existing building includes an 800 sf office space, two studio units (475 sf -500 sf), an 800 sf one bedroom unit, a 780 sf two bedroom unit, and an 1850 sf three bedroom unit. The property is zoned C Commercial 2 with a maximum allowable building height of 65 feet. There is potential to up zone the property to C2-75 through the Mandatory Housing Affordability which would require 5-7% of the units to be reserved at affordable rental rates for low-income tenants and allow for a building height of 75 feet. The attached feasibility study includes 60 total residential units, 20 of which will be studios ranging in size from 560 sf sf. 35 of the proposed units are 1 bedroom units ranging from 560 sf sf. There will also be five, 2 bedroom units with 1,115 sf of livable area each. Along with the 60 residential units, the ground level will have 5,280 sf of commercial space along with bike storage, trash/mechanical areas, and a residential lobby. Parking for the building will be in a two story underground parking garage. 61 parking stalls are required with the current plans but the proposed structure will provide 20 standard stalls, 48 compact stalls, and 2 handicap stalls for a total of 70 parking spaces. page 2 of 10
