We are not responsible for any housing arrangements. Housing arrangements are between the homeowner or property owner and the renter. Landlords and tenants have certain rights. Please contact a counselor at Ridgewater College if you wish to review these rights as stated in the Tenants Rights Handbook-Rights and Responsibilities for Tenants and Landlords in Minnesota as published by Minnesota Public Interest Research Group, Fifth Edition. Inspect the dwelling with your landlord. The best protection against unreasonable withholding of a security or damage deposit by the landlord is to inspect the dwelling unit with the landlord before you move in. Make a list of what is already damaged and have him or her sign it. Make certain you keep a copy of the list. If the landlord won t cooperate, make a list anyway and send it to him/her, keeping a copy for you. When you are ready to move out, have him or her inspect the dwelling unit with you. If you agree on what damage, if any, you have caused, have the landlord sign the list. If you disagree, make a separate list of items on which you disagree and have the landlord sign it. If your lease has a provision that the landlord s inspection will be made after you vacate, insist that it be amended to read at the time tenant vacates. Otherwise, you will be held to the damage estimate the landlord makes.
