Troy: Once a prosperous little city on the Hudson with a rich history in manufacturing 1900 population: 75,000 Hudson River Gateway commerce Iron and steel Precision and scientific instrument manufacturing Garment, detachable collar and cuff industry - The Collar City Troy also an educated city: Rensselaer Polytechnic Institute Russell Sage College Emma Willard School Hudson Valley Community College
Industry wanes after World War I Loss of population and tax base 1980s- nearly all manufacturing gone 1960s urban renewal leaves city core decimated, as do new malls High unemployment, poverty, drugs and crime define parts of the city. Large inventory of abandoned properties Aging housing stock with negligent absentee landlords Looting, arson, the elements take a toll 2010 population: 49,000
Troy Renaissance Today Troy is undergoing a renaissance Influx of artist, makers & tech firms New shops opening in a revitalized downtown core Interest in fine old industrial buildings to convert into housing Renewed interest in preservation and staunching the loss of its wonderful stock of historical buildings A spectacular waterfront, and important parks
The Troy Community Land Bank was founded in November 2014 to help revitalize Troy s neighborhoods. The Troy Community Land Bank is only in its second year of real operation. We purchase derelict buildings and lots from City s foreclosed/abandoned properties list and gifted derelict properties from cooperating financial institutions. Properties are assessed by qualified professionals as to viability and potential. Salvageable properties are cleaned out, stabilized and assessed. Some can be immediately put on market. We target owner-occupants seeking to put down roots. The TCLB will be working in partnership with Habitat For Humanity and other like-minded housing partners. Our mission and goal is to revitalize our neighborhoods and aid in the rebuilding of our beautiful city.
Our first targeted area is North Central.
WHY NORTH CENTRAL? Neighborhood contains fine examples of late 19 th century vernacular housing Wood-framed as well as brick and masonry buildings Most two and three family houses Main thoroughfares River Street and Sixth Avenue Close to downtown
Abandoned, foreclosed zombie properties and vacant lots mark many of the neighborhood s streets. North Central is not the only neighborhood to suffer, but its needs are the most immediate.
6 th Avenue
6 th Ave.
Some more examples of North Central architecture
Wood framed homes are especially vulnerable to fire, water damage and deterioration.
In some cases, entire rows of woodframed houses have been demolished, giving rise to large open lots that could be redeveloped as new housing, pocket parks, or urban gardens.
Land Bank Properties 822 River Street, a storefront with two apartments above.
