3 COA NORTH COUNTY ROAD We request the following changes to the previously approved drawings for 473 N. County Road: 1. Changing the main entry door; changing several additional doors and windows as is illustrated in the plans. 2. Changing the staff entry door. 3. Remove and rebuild the entire staff wing in order to maintain the integrity of the structure. 4. Remove the ceilings of the Library and Dining Room in order to accommodate new sanitary piping in the bathrooms above. 5. Remove and rebuild the curving pool wall against the new guest quarters. This wall is bowed by 6 and will be raised Remove the existing non-functioning mechanical chimney. 7. Add downspouts to the new guest quarters. 8. And any associated changes not specifically described above.

4 NOTIFICATION TO SURROUNDING PROPERTIES OF APPLICATION FOR CERTIFICATE OF APPROPRIATENESS LANDMARKS PRESERVATION PROGRAM Notice is hereby provided to all property owners within 250' of the subject property listed below that a public hearing will be held by the Landmarks Preservation Commission on, February 21 20, 18 on or after 9:30 a.m. to consider an application for a Certificate of Appropriateness for the following described real property. The meeting will be held IN THE TOWN COUNCIL CHAMBERS, 2 ND FLOOR, TOWN HALL, 360 SOUTH COUNTY ROAD, PALM BEACH. Subject property address: 473 N. County Rd. Owner: Louwana Trust c/o Leslie R. County Road, weekdays between the hours of 8:30 a.m. and 4:30 p.m. Please be advised that the plans can be revised and resubmitted to the Department up to one week prior to the scheduled Landmarks Preservation Commission meeting. Therefore, if you are an interested party in the application, you will need to contact the Town, using the information below, to verify if revisions have or have not been submitted. 7 Louwana is a multi-story Mediterranean Revival residence sited on the Atlantic Ocean in Palm Beach, FL. This 1919 residence was designed by Architect Addison Mizner ( ), the best known architect in Palm Beach. Louwana historically reflects the expansive economy of the very wealthy and their tropical playground of Palm Beach. Louwana meets three criteria recognized by the National Register s Criteria for Evaluation, including: Criteria A: The Broad cultural history of the Town of Palm Beach. Criteria C: Architectural Criteria D: The Property s Association with Addison Mizner as well as Maurice Fatio, and John Volk. Louwana is not listed on the National Register of Historic Places.

8 Kitchen and service north wing-mainfloor 1973 The north wing main floor has aluminum windows, fluorescent lighting, and lay-in acoustical ceiling tile in places. The tight service stair is a danger. The proposed north wing of the main floor will open the kitchen and install windows which are sympathetic to the original house. The tight service stair will be replaced. guesthouse/garage demoliton and new guesthouse/garage 1920s The existing garage is a non-contributing accessory structure, stylistically different from the residence. It is wood framed with painted stucco. It has a flat roof with barrel tile edging. It is deteriorated as is shown in the photos with the demolition report. The architect for this structure can not be determined. A new guesthouse/garage will be constructed. The design will allow for better use and family as well as service access to the property.

9 Laundry room The existing laundry area is inadequate and difficult to access. A new laundry room will be added to meet the needs of the household. Existing guest entry area and adjacent spaces The existing guest entry area is flanked by unused storage areas which have moisture issues. The guest entry area will create a game room and gym where the unused storage areas are. The moisture problems will be addressed.

10 hardscape and landscape The hardscape and landscape is to be modified to address new circulation and grading issues. The new hardscape and landscape will be consistent with the historic nature of the property.
