1 Community Housing Plans

2 At GHA we have Community Housing Plans for each community letting area which are shaped by local people. A local forum for each community letting area, made up of tenants, applicants and community representatives, meets each year to review the previous year s lets and propose the percentage of lets in the area that will be given to the seven applicant groups (see page 3 for details of the applicant groups). The Community Housing Plan delivers on GHA s commitment to giving local communities a greater say in how homes are let in their area. 3 What has been decided by the local Community Housing Plan Forums? The forums are restricted to influencing only those applicant groups where GHA is not limited by legal and regulatory duties. This means that when the Community Housing Plan is drawn up for each area, we will have to make sure enough properties are available for customers affected by our demolition and regeneration programme, referrals from Glasgow City Council and for people who are considered to be in urgent housing need. This will be based on a number of factors both locally and city-wide. We need to be fair and open in the way we allocate our housing. The Community Housing Plan Forum won t have any control over individual cases, including any forum members who are themselves applicants. What are the applicant groups? When someone applies for a home, their housing need is assessed and they are placed into one of seven applicant groups. A description of each applicant group is detailed below: 1: Applicants with no housing need 2: Applicants referred by Glasgow City Council who need to be rehoused urgently, including those living in accommodation below the tolerable standard and applicants assessed as having an urgent need for rehousing by GHA staff 3: Applicants in housing need such as non-mobility medical need or overcrowding 4: Applicants with a connection to the area through community or social support 5: Mobility group: Applicants who have a medical priority for mobility reasons 6: Under-occupation group: GHA tenants who are under-occupying their current property (3-bedroom or more) and wish to move to a smaller home; and those tenants in a 2-bedroom property who are affected by the UK Government s Bedroom Tax. 7: Sheltered Housing: Applicants aged 60 or over who have been assessed as requiring sheltered or very sheltered accommodation. 3

4 Community Housing Plan for Cranhill/Ruchazie The Cranhill/Ruchazie Community Housing Plan area covers the communities of Ruchazie, Craigend, Garthamlock and Cranhill. Our homes are managed by staff at ourtower Homes and For All Cranhill Tenants (FACT) local offices. Stock in the area has undergone a major refurbishment programme in recent years. 5 Community Housing Plan for East End The East End Community Housing Plan area includes Gallowgate, Calton, Bridgeton, Coalhill and Parkhead. The housing stock is varied and is made up of a range of housing types, including multi-storey flats, tenements, terraced houses, older people s flats, deck access and block-type properties. 6 Community Housing Plan for TCH/Cairnbrook The Tenant Controlled Housing /Cairnbrook Community Housing Plan area includes Bishoploch and Commonhead for Cairnbrook, and Sandyhills, Greenfield, Broomhouse and Springboig for Tenant Controlled Housing, Baillieston. Cairnbrook stock is mainly in the 2/3 apartment category with 86% of stock categorised in this way. Stock is located predominantly in the Bishoploch and Commonhead areas of Easterhouse. Some tenants in the Bishoploch area are being rehoused as a result of our regeneration work. 7 Community Housing Plan for Keystone The Keystone Community Housing Plan area covers the communities of Carntyne, Dennistoun, Riddrie, South Carntyne and Wellpark. The housing stock is diverse and popular, and includes the following types of properties; tenements (post-war and pre-war), 4-in-a-block, terraced, semi-detached, and deck access. There are also five sheltered housing complexes one each in Dennistoun and Wellpark, and three in Carntyne. There is one Very Sheltered Housing Complex at Riddrie. 8 Community Housing Plan for Barmulloch/Royston The Royston/Barmulloch Community Housing Plan housing letting area comprises GHA properties in Royston, Roystonhill, Germiston, Provanmill, Blackhill, Barmulloch and Balornock East. The housing stock is varied and comprises multi-storey, tenemental, terraced and block-type properties. There is also a sheltered housing complex at Gadsburn Court. An extensive investment programme has been carried out. 9 Community Housing Plan for Sighthill/Townhead The Sighthill / Townhead Community Housing Plan area includes Townhead, Drygate, Glasgow Cross and Sighthill. The housing stock is varied and made up of a range of housing types including multi-storey flats, deck access properties and tenements. Sighthill is located to the north of the city and is a Transformation Regeneration Area (TRA). GHA is currently undertaking a rehousing programme from the multi-storey flats. The letting area covers the communities of Scotstoun, Scotstounhill, Whiteinch, Jordanhill, Broomhill, Partick, Thornwood, and Yoker. 11 Community Housing Plan for Knightswood/Speirs The Knightswood/Speirs Community Housing Plan letting area comprises Knightswood and Garscadden Spiers. The housing stock is varied and comprises high-rise, mini multi-storey blocks, tenements, terraced and blocktype properties. An extensive investment programme has been carried out and is almost entirely complete in both parts of the letting area. 12 Community Housing Plan for Summerston/Milton/Lambhill The Summerston/Milton/Lambhill Community Housing Plan letting area is made up of the Summerston, Milton and Lambhill areas. The housing stock is varied and comprises high-rise and mini multi-storey blocks, tenements, terraced and block-type properties. 13 Community Housing Plan for Drumchapel The Drumchapel Community Housing Plan letting area covers all GHA stock in the Drumchapel area. The housing stock is predominantly made up of tenemental and multi-storey properties. There are three blocks of multi-storey flats, one of which is scheduled for demolition. 14 Community Housing Plan for North Knightswood The North Knightswood Community Housing Plan letting area comprises GHA properties from Kelvindale through North Knightswood to Peterson Park. The housing stock is varied and is made up of multi-storey, tenemental, terraced and block-type properties. There is also a sheltered housing complex at Ancaster Drive. An extensive investment programme has been carried out and is almost entirely complete. 15 Community Housing Plan for Nitshill/Darnley The Nitshill/Darnley Community Housing Plan area covers both Nitshill and Darnley. Nitshill and Darnley are diverse areas with a mixture of all house types, including deck access, tenements, block types, mini-multis and sheltered properties. 16 Community Housing Plan for Mosspark/Pollok The Mosspark/Pollok Community Housing Plan Area covers Mosspark and Pollok, both situated in the south west of Glasgow around four miles from the city centre. Mosspark is bounded by Paisley Road West to the north, Corkerhill Road to the west, Dumbreck Road to the east and the Glasgow/Paisley Gilmour Street Railway/ M77 to the South. Pollok is a predominantly residential area to the south west of Glasgow city centre, bounded by Nitshill to the south and Mosspark to the west. 17 Community Housing Plan for Pollokshaws The Pollokshaws Community Housing Plan letting area is set in an area of mixed tenure and the GHA properties in all of the communities are surrounded by properties in private ownership, some of which are at the high end of the market. The community housing letting area includes Mansewood, Auldhouse, Eastwood, Shawbridge, Shawlands and Crossmyloof. The housing stock is varied and comprises high-rise flats, tenements, terraced and block-type properties. The majority of the stock was developed from the 1960s and 1970s. 18 Community Housing Plan for Castlemilk/Crosshill The Castlemilk/Crosshill letting area lies within the south and east areas of Glasgow. The communities within the letting area are well established and have good local amenities. 19 Community Housing Plan for Kennishead The Kennishead Community Housing Plan letting area is around five miles from Glasgow city centre. It is bounded by the railway line to the north, King George playing fields to the south and Carnwadric to the west. The area is densely populated and predominantly social rented housing. Kennishead is an area with five multi-storey blocks and low-rise deck access. Two blocks are currently being prepared for demolition. 20 Community Housing Plan for Govan/Penilee The Govan/Penilee Community Housing Plan letting area lies within the Greater Govan and South West areas of Glasgow. GHA stock in this area is managed by staff at our Clydeview and South West local offices.
