The following Pro Forma operating statement utilizes a current September 2016 rent roll annualized as well as a comparison column indicating operations at market rents. Expenses are year end 2015 unless noted. It should be noted that real estate taxes were increased during the 2013 revaluation process and have not been challenged by current ownership even though the increase was substantial.
