If you decline your assignment and the apartment cannot immediately be leased to another applicant, refund of deposit will be given as follows: - Prior to 90 days before start of term, 100% of deposit is refunded. - Prior to 60 days, but less than 60 days before start of term, 75% is refunded. - Prior to 30 days, but less than 60 days before start of term, 50% is refunded. - Less than 30 days before start of term, 0% is refunded. A SECURITY DEPOSIT equal to one month s rent will be due upon taking occupancy. This will be in addition to your first month s rent. (Your first payment will be equal to two months rent.) 7 KRAEMER HALL TERMS OF LEASE SUMMARY OF COSTS AND PAYMENT INFORMATION Kraemer Hall Rental Rates for the lease period July1, 2017-June 30, 2018: Studios rent for $760/mo; 1-BR apartments rent for $770/mo; 1-BR apartments with a study rent for $800/mo; 2-BR apartments rent for $875/mo or $975/mo if renovated. Utilities are included in rent w/exception of telephone, cable television, and internet. A $100 deposit is due with BTSR Housing Application and a security deposit equal to one month s rent is due at time of occupancy. Rent is due the 1 st of each month; a late fee of $25 is assessed after the 5 th. Payments can be made by paying on line using BTSR s Populi site or delivering payment by mail or by hand to the Housing Manager. Check should be remitted to Baptist Theological Seminary at Richmond. HOUSING ASSIGNMENT PROCEDURE Priority for Kraemer Hall apartments is to accommodate students of BTSR. Residents currently residing in Kraemer Hall who are not students of BTSR have the opportunity to stay in their current apartment. In January and February, the Housing Manager will ask all current residents to give their intent to stay or move out of Kraemer Hall at the end of their lease period or upon graduation. Beginning March 1, new enrolling students will be given the opportunity to apply to live in Kraemer Hall after the Commitment Fee is paid to BTSR. Housing assignments at Kraemer Hall will be processed in order of receipt of application and deposit. Priorities are given in accordance with housing application process and deadlines and waiting lists will be maintained in the order of received applications. The individual needs of students in combination with available housing will also be considered. SECURITY DEPOSIT A security deposit equal to one month s rent is due simultaneously with the first month of rent. It is held by BTSR Business Affairs Office until Lessee s move-out inspection is completed, and any damage/repair deducted. REGULATIONS OF OCCUPANCY In order to occupy a BTSR apartment: An apartment may be occupied only by the Lessee or his/her family. BTSR may terminate this lease or take immediate possession of the apartment or room at any time for violation(s) of any provisions of the lease or these Regulations. Explosives, firearms, highly flammable materials, illegal substances (including, but not limited to, non-prescription drugs), are not allowed on campus. If found on the leased premises or on the person of the Lessee, BTSR may terminate this lease immediately, with forfeiture of housing deposit. PERIOD OF OCCUPANCY The standard lease period is from July1, 2017-June 30, Residents not fulfilling the entire lease expectation are subject to penalties from loss of security deposit up to full rent for the year. Those beginning a lease between these dates will have a shorter lease period that lasts until June 30, EARLY TERMINATION OF LEASE Early termination of the lease by the Lessee may be made by written request to the Housing Manager with 60 days written notice. Such requests may be granted only when room or apartment can be leased by another tenant. RENT Rent is payable on the first of each month. A $25 fee will be charged for late payment which is after the fifth of the month. If the Lessee falls thirty (30) day in arrears in rental payments, BTSR reserves the right to terminate this lease. Such termination shall be without prejudice to the right of recovering damages against the Lessee, including, but not limited to, unpaid rent. PRORATION OF RENT UPON GRADUATION For May graduates of BTSR, termination of lease is permitted with sixty (60) days written notice. Rent will be prorated as necessary only on move-in months or move-out months after May (during summer). UTILITIES BTSR pays for the cost of basic utilities electricity, water, and heating/air. The Lessee will incur all expenses related to telephone, individual cable, internet, or other services.

8 LIABILITY BTSR assumes no liability for the loss, damage, or theft of any personal property. Lessees wishing to protect themselves from the possibility of such losses should insure that their belongings are covered with appropriate insurance. PERSONAL PROPERTY BTSR shall have the right, without further notice, to dispose of any personal property left on the premises thirty (30) days after the Lessee vacates leased premises. FURNISHINGS Students may not move additional BTSR furniture or accessories from storage areas or public rooms, or other furnished rooms into apartments. DAMAGES TO PREMISES In case the apartment is damaged by fire or other cause during period of lease, it will be reconditioned by BTSR and provided the damage occurs through no fault of the Lessee, a proportionate reduction of rent will be allowed, unless the apartment can be occupied without substantial inconvenience or the repairs are delayed by the Lessee s failure to adjust he/her own insurance, if any, within a reasonable time. If the premises are destroyed or rendered uninhabitable, the lease will be voidable immediately by either party. The Lessee agrees to be responsible for any damage or breakage to BTSRowned property due to Lessee s negligence, and to return the apartment or room to BTSR in a clean and orderly condition, ordinary wear and tear and unavoidable casualty excepted. If an apartment or mailbox key is lost, the resident will pay the full price of the cost to have another key made. Apartments will be inspected as they are being vacated. If the apartment is not surrendered in a clean and orderly condition, the cleaning expense and/or repairs required to place room or apartment in condition for next resident will be deducted from the security deposit. Any additional amounts will be billed to the Lessee. RIGHT OF ENTRY In the interest of health and general welfare of the community, BTSR reserves the right to inspect apartments for cleanliness and upkeep or to make repairs at any reasonable time after oral or written notice has been given the Lessee. This shall not hinder BTSR s right to enter the premises during an emergency, to protect life or property from imminent injury, or to enter the premises to save residents from serious inconvenience. BTSR reserves the right to use pest control services as needed in the dorm rooms and apartments. ASSIGNMENT OF LEASE Lessee shall not assign this lease or sublet the premises without prior consent in writing to such assignment or sublease by BTSR. The terms and conditions hereof shall be binding upon the parties hereto, their successors, and personal representatives. Print name Date Sign:

9 RESIDENTIAL GUIDELINES AND POLICIES 1. Trusting that seminary students will conduct their lives as responsible adults, BTSR does not impose many restrictive policies governing the residential area. 2. No smoking or alcoholic beverages. 3. No firearms, explosives, or illegal drugs. 4. Hallways and stairwells must be kept in an orderly condition at all times and at no time may be used as storage space. Boxes, furniture, paintings, or any other personal items may not be left in hallways or stairwells at any time. 5. Residents are allowed to have a cat, after approval of management. Pet fee due at move in is $100, with a monthly pet fee of $ The cats must be up to date on all vaccinations. The resident is responsible for treatments of any flea or other pest infestations in the apartment as a result of the pet. 6. No laundry hanging outside windows, ledges, or railings. Drying racks must remain in personal apartments or individual rooms (not in residential laundry rooms) due to space constraint. 7. No unsecured items on windows or ledges. 8. No satellites attached to the building. 9. Bicycles may be secured inside residence halls in specific areas such as inside respective apartments or individual rooms or inside stairwells away from people traffic and not blocking any exits. Grills and bicycles may also be secured in walk-ways between Kraemer Apartments and Virginia Hall, but not blocking walk-ways. CAUTION: When using grills, please locate grill several feet from all BTSR buildings. NOTICE: Residents are responsible for providing locks to secure items. 10. Fire drills will be held as often as fire code requires. 11. Residents are responsible for replacing batteries in smoke detectors provided by BTSR. Batteries may be obtained by contacting Resident Assistants. If help is needed to replace batteries, the resident is responsible for contacting the RA or Housing Manager. 12. Fire extinguishers are provided by BTSR for the residential hallways. NOTICE: Apartment residents are asked to purchase their own fire extinguisher for respective apartments. The personally owned fire extinguisher goes with the resident when resident moves from campus housing. 13. No permanently mounted décor items or wall hangings without approval. Upon departure from Kraemer Apartments all residents will be responsible for filling any drilled holes with putty. BTSR will provide putty, putty knife, & sandpaper for your use; see Assistant Director of Housing for supplies (supplies are to be returned to Assistant Director of Housing). 14. Residents are responsible for addressing minor pest control issues, such as the treatment of ants or flies. The apartments are treated for pests four (4) times each year. Please report any pest infestation issues to the Housing Manager. Print name Date Sign:

10 HOUSING INFORMATION KRAEMER APARTMENTS Consists of 4 studio (efficiency) apartments, 4 one-bedroom apartments, 4 one-bedroom apartments with a study, and 4 two-bedroom apartments. Apartments are not furnished. Entrances to the 2 nd & 3 rd floors of Kraemer Hall are inside the building; entrances to 1 st floor of Kraemer Hall are outside the building. Each apartment is self-contained; size of spaces vary. Kitchen appliances are included with exception of microwave; some apartments do not have a dishwasher included. On-site Laundry Facilities on the 1 st floor include coin operated washing machines and dryers which are available to Kraemer residents. Kraemer Apartments are controlled by central heating and air-conditioning. The seminary will secure two (2) residents to serve as Resident Advisors (RAs) in Kraemer Apartments. The RAs will coordinate efforts with the Housing Manager.
