2 BATTLEFIELD HOUSE Situated in a glorious location on the rural fringes of Bromsgrove is Battlefield House, an imposing Victorian family home that is enveloped by just under two acres of beautiful grounds. I would say we fell in love with this house the minute we set eyes on it, says the owner. It s huge, so it offered all the space we were looking for both inside and out, and it sits in a secluded yet convenient location; it s a home that, for us, ticked a lot of boxes.

5 Battlefield House was constructed in 1869 and is a fine example of a family home of this period. Approached by a long private driveway and set in 1.8 acres of delightful gardens and paddock, the property has stunning views across the rolling countryside of Dodford and the surrounding areas. This extensive three storey property has many original features and a wealth of rooms. The current owners currently use part of the house as offices and there is a potential for further development of the stable block and a separate dwelling, subject to planning consent. Ground Floor Grand Entrance lobby with tiled floor and stunning feature glass doors, leading to a large cloaks area with a downstairs WC. The large sitting room has an exceptional example of fine panelling and is also accessed from the lobby and has wooden parquet flooring with a large feature fireplace and large bay fronted window with doors leading out to the lawned garden. 6 Seller Insight In terms of the décor, the house was a bit sad when we purchased it sixteen years ago, so it was definitely a project, but we ve had enormous fun returning it to its former glory. There are some beautiful features throughout which we ve restored, and those that had been removed by previous owners or that hadn t stood the test of time, we ve done our best to reinstate. It s now a very beautiful home that oozes Victorian charm. I d describe the layout of the house as quite quirky, continues the owner, and all of the rooms are light and bright and generously proportioned. We have a stunning living room, which features a huge open fireplace and the gorgeous oak panelled staircase; an elegant dining room that s a lovely space to entertain in, and we also have a very large games room in which there s a beautiful circular window seat that takes in a magnificent panorama of the garden. The grounds, which sweep right the way around the house, are absolutely beautiful, says the owner. The house is set well back from the road, so the majority of the garden is to the front, and to the back we have a large stable block, behind which is the paddock. We re surrounded on three sides by open fields, so it s not only very peaceful environment, but it s also extremely private; apart from the odd cow popping its head over the hedge. The property is quite tucked away, so within the house and grounds there s a wonderful feeling of seclusion, says the owner, but we can hop in the car and be in Bromsgrove in a matter of minutes, so we re certainly not isolated. I d definitely say we enjoy the best of both worlds. Battlefield House has been a wonderful party house, especially at Christmas and we will take special memories with us of treasure hunts in the garden with our family

8 There is a large kitchen with tiled floor and a large oil fired Aga, granite worktops and built in electric oven, two burner hob, microwave, fridge freezer and dishwasher. There is a door which leads to the outside storage rooms which includes a log store, boiler room, boot room with fuse board and a separate large storage room. A small sitting room is located off the kitchen which has an open fire. This part of the house is currently used as offices and has its own separate entrance and its own kitchen area which the present owners use as a utility room. A second set of stairs leads to the first floor which would allow this part of the house to easily be converted into separate self contained accommodation.

10 I love the sitting room, particularly at Christmas, says the owner. We have a huge fire roaring away and the staircase is adorned with pretty garlands; that s when it feels very Victorian. I ve also really enjoyed having a games room, we ve had a lot of fun in there over the years.

11 We have decided to downsize to our Cornish cottage, says the owner, but we ll be sad to say goodbye to Battlefield House. I think what we ll miss most is the space, the privacy and the welcoming feel of the house as a whole; people who visit generally don t want to leave.

12 First Floor A large galleried landing has stairs to the open floor and access to the many bedrooms. The large master bedroom has an open fire and stunning views across the garden, and a large wet room / en-suite. A second large bedroom has mirrored sliding wardrobes on each side of the room giving extensive storage and at present serves as a dressing room. There is a further double bedroom with an open fireplace and large bay window overlooking the gardens.

14 A large family bathroom boasts a traditional roll top bath with black and white chequered tiled floor. A further door leads from the landing to a further landing with three large bedrooms and another bathroom with bath, WC and basin. This area is currently used as offices but could easily be used as more living accommodation or for an au pair. Second Floor There are two rooms on the top floor which would be ideal bedrooms or office space. Cellar The property boasts a substantial dry, vented cellar.

19 Outside Electric gates give access to the long driveway which leads to the house and parking for several vehicles. The property is set in 1.8 acres and has lawns to the front rear and side, together with extensive well stocked borders and an array of mature trees which make the whole site very private. There is a patio area for dining and a covered hot tub. A nine bay stable block is found in the paddock area.
