Tucked away in 1.5 acres of gardens and deciduous woodland, Rookery Cottage is approached via its own long driveway through a wooded area, which reveals this outstanding detached residence along with a studio cottage set in an elevated position, with well laid out gardens and pathways meandering through the grounds. The main house is believed to date back to circa 1775 and was once the Woodsman s Cottage to the big house. Accommodation The entrance porch, with glass panelled door, leads into a cosy reception room overlooking the main front lawns to the woodland beyond. This characterful room has a beamed ceiling, and fireplace with feature brick recess and cast iron open grate. This first reception room leads through to the inner hallway and the garden room. The garden room is a central point to the house and provides access to the dining room and the dining kitchen, with slate flooring and full length glass French doors and side panels, currently used as the main entrance, and looks onto the front garden. The dining room has rough plastered walls and two windows to the rear elevation and feature recess with stone lintel. Accessed via a small staircase from the garden room the dining kitchen is a large rustic farmhouse style kitchen with exposed ceiling timbers, handmade rustic pine units with Belfast sink, plate rack and timber edged canopy over the Rangemaster cooker. There is plenty of space for a large farmhouse dining table and a further cosy seating area next to the feature cast iron range (this is not in working order). Two cottage windows to the front overlook the gravelled seating area and woodland beyond and a stable door to the rear leads through to a rear porch with space for coats and boots and access into a utility room, with base and floor cupboard units, Belfast sink, space for a washing machine and the central heating boiler. The cosy inner hallway provides access to the first floor, the main sitting room, study and ground floor cloakroom. Running the width of the house, the main sitting room has exposed timber beams and an open fire grate with timber lintel above set into an unusual honeycomb shaped chimney breast. Dual aspect windows take advantage of the garden views and a glass panelled door leads to the rear of the building with flagged pathways and well stocked shrub beds.
4 First Floor The first floor has a galleried landing with arched window to the rear elevation affording plenty of natural light. The master bedroom suite occupies a lovely position in the property with two windows to the front elevation enjoying views over the woodland; the en suite bathroom/shower room has a roll top bath with legs, a step in shower cubicle, pedestal wash hand basin and low level WC in white. The second bedroom runs the full width of Rookery Cottage, with windows to the front and rear elevations. This room was originally two bedrooms and could easily be converted back should four bedrooms be required. The third double enjoys views to the front. The family bathroom, with large airing cupboard, has a modern suite with wood panelled bath, wash hand basin with plinths each side and handy storage cupboards below and low level WC. The master bedroom suite, family bathroom and third bedroom all have delicate hand painted murals. The Cottage The cottage is a charming single storey property with picket fence surround and is separate from the main property. The building measures 333 square feet internally and comprises one large open plan living area with an en suite Shower/WC contained within. The cottage could suit a variety of uses including guest accommodation, studio/office, or an annexe for extended family. The main living area has an open truss beamed ceiling and a log burner set in a brick recess with wooden mantle and seating to both alcoves. Externally Rookery Cottage occupies an attractive south facing elevated position, with pocket garden areas including lawned frontage with well stocked flower and shrub borders and gravelled seating area with shrub beds to the west of the main house. There are well thought out paths meandering through the grounds and an unusual well established rockery feature with waterfall leading down from the main lawn to an extensive cobbled parking and turning area and a Double Garage with attached store. The grounds in all extend to just over 1.5 acres of gardens and deciduous woodland.
